Upon arrival to the location, we met with Allison who showed us to one of the three bathrooms where she’s experiencing slow drainage. She mentioned it’s been happening for a while now. She is renting, and the owner is currently aware of our visit. When we checked underneath the sink, I realized the configuration was not code compliant, and was definitely a factor of the drainage problems. Furthermore, I advised her it would be best to redo the drain entirely to how it should be to prevent further problems. When I got back with some options initially the cost was too much but I explained well credit half of anything we do that doesn’t solve the issue. In addition, she agreed on cleaning the trap first. When we took the trap apart, we found a whole lot of hair and junk that we showed Allison and it was clearly obstructing flow. I then told her if she wanted to change out the drain entirely so it won’t happen again. She called homeowner who said no at first, then called back with her mind

Upon arrival I was shown to a tankless water heater that needs to be replaced with a tank on a stand. The estimate with permits has been sent to the customer. Customer needs to contact electrician to change the breaker to a 20amp and run the electrical conduit from a switch for the new water heater before we can do our installation. We will be installing a 3500watt heater

Upon arrival to the location, I met with Doug who’s currently the tenant at unit #106. Doug was aware of the visit, he had spoke with owner ed who had informed him. Doug explained that they have been having issues with bugs coming into the unit. He recently had a leak dropping onto his shower ceiling coming from above for a while and the drywall eventually opened and bugs were mainly coming in through there. That issue was fixed about a month ago, and he mentioned ever since he hasn’t seen any bugs. However, the HOA is stating the cause of the bugs being able to get into the apartment is due to the p traps supposedly not being code compliant. There’s three sinks in the home, two of which are bathroom sinks. When we arrived, there were two of the three which were already code compliant as is. We advised Doug who advised ed the homeowner but he still thought it would be best to just change them all out and assure no issues. Furthermore, I went over an estimate with ed, which he approved

This invoice is to provide services for a kitchen sink waste arm that is currently leaking down to the floor through the base of the cabinets. Customer stated that the water is not coming into the cabinets. It is going down the wall and behind the cabinets. John the Plumber will expose existing waste arm through the exterior wall of the house from the center of the waist arm all the way to the stack. For any reason if the cast-iron stack and or the sanitary tee is damaged and needs to be re-piped. A separate estimate will be written up for this specific item. John the Plumber is not responsible for replacement of concrete cinderblock or paint. Customer verified everything is in proper working order with no leaks and video was taken as well. I also submitted an estimate for a tankless water heater.

Upon arrival I was shown to a slow draining bathroom sink. An estimate to clean the tubular pipes was agreed on and after I cleaned them out and put them back I filled and drained the sink to ensure the water was draining freely

Upon arrival customer informed me that the handle on her toilet that she purchased from us was loose. The toilet was supplied and installed 5 months ago by John the Plumber. As well as a heater. I advised customer it would be a minor diagnostic for a cosmetic fix. I had spot tighten the locking nut on the inside of the handle on the tank. Customer was satisfied!!!

Changed out new 50 gal 4500 Rheem with new 50 gal 3500 Rheem. Needed to change heater to pass inspection for a 20 amp breaker.

Upon arrival to the location, I met with security who told us Wendy was by the elevators downstairs waiting to take us upstairs. Moreover, when we got upstairs we met with Joe who explained he wants to replace two toilets with chair height ones, and he likes the canister flush valve style, not the flapper style flush valves. We were in his apartment but the toilets are for his other unit on the 15th floor. I asked him if we had access to the downstairs unit so I can get some measurements of the toilets. He had to make some calls and eventually we got into the unit, and both toilets were the same, having a 12 inch rough in. I asked him how soon is he trying to get it done, he mentioned not right away, he’s thinking around July. I told him I’ll get him a couple options and I’ll send it over to his email, and follow up in a couple weeks.

This invoice is to provide services for 5 inch vertical cast-iron. This cast-iron needs to be extended estimated 3 inches and secured to the studs with clamps.. this cast-iron vertical piece is currently not secure with straps and it is wiggling back-and-forth, causing the joints to come loose. Customer understands that we will have to cut into the drywall and John the plumber is not responsible for replacement of the drywall. As per videos and pictures taken, the roof drain is flushed with the concrete all stainless steel. Heavy duty bands were properly installed with torque wrench two specification. There is currently no sunshine light pulling through. Building understands that we are releasing all liability from this floor drain and it is no longer under warranty due to the roofers will not take responsibility for the roof drain itself. Everything is connected properly and Clayton building manager confirmed everything is OK prior to roofing company finishing their work. The first e

This estimate is to provide a leak detection service. This service for up to 1.5 hrs. Any additional time will be an additional charge. John, the plumber is not responsible for replacement of any drywall that may have to be removed. During my investigation in unit 221 I started off with a shower pan test which consisted of plugging up the drain with a test ball and filling the shower pan up to capacity. Once the shower pan was full to capacity it is obvious that the shower pan is leaking to the unit below and 121. The shower pan is also leaking into the master bathroom baseboard as per pictures taken. After running all fixtures in the house, it is clearly evident that the tub has a slow leak as well per pictures and videos taken. After looking into the ceiling from unit 121 it is also quite obvious that there is a slab leak from the copper going into the slab. There are minimum 15 separate drip marks and dry area areas on the ceiling. At this time, customer needs this report for insur

Upon arrival customer informed me that he has a minor leak fri his hot water heater and he was getting intermittent hot water. After diagnosis of heater, I determined he would need to replace the defective heater because it is compromise and leaking. Customer had a 50 gal tall 4500 Rheem. I replaced with same size heater. Informed customer of required permit. Customer agreed. After installation of new heater, I tested to make sure customer was getting hot water steadily. No leaks. Customer satisfied.

Upon arrival customer had a leaking toilet. Toilet was a large older style toilet with a faulty fill valve that was broken. Emergency stop was an old 1/4 turn shut off that needed to be updated. Further inspection main water shut off is old style gate valve and will need to be updated to a 1/4 turn ball valve. In order to preform work customer shut and opened main water shut off because we are unable to touch these valves due to our company policy. Work Summary – Leak Detection & Minor Repairs Site Conditions: Customer reported water intrusion near front door and laundry room, suspected from slab. Findings & Actions: I identified the guest bathroom toilet with continuous run; replaced fill valve and angle stop to resolve issue. I performed pressure test on domestic system — pressure held stable, no slab leak detected. I observed a hose bib drip outside; I tightened the packing nut, leak stopped. Continued leak detection led to HVAC inspection — removed vent grille and filter from AC return. Found evaporator cavity full of standing water, consistent with signs of overflow contributing to front door and laundry room water intrusion. Conclusion: No active plumbing leak from supply or drain lines. Water damage traced to HVAC condensate overflow and fixture-related issues now corrected.

Customer call John the plumber out today because he would like an estimate on replacing his guest bathroom bathtub. Customer recently purchased a home 45 days ago and unfortunately the tub located in the guest bathroom cracked around the drain. Unfortunately, there’s no repair to this in customer will have to replace the bathtub or convert the tub into a shower. Technician provide the customer with two options. The customer said he will talk with his wife and get back to us if they want to proceed with the job.

Upon arrival customer showed us to both toilets that needed new angle stops. We provided customer with estimate and customer agreed. We replaced both angle stops to the toilets with new supply lines. Checked for leaks no leaks.

Upon customer request, customer would like a three-quarter inch female hose bib replacement on the exterior left-hand side of the house. This comes with a one year parts and labor, hassle, free warranty at no extra cost to customer. Customer verified everything is in proper working condition with no leaks.

Upon arrival to customers home, customer showed us toilet with fill valve that had been leaking from a cross threaded supply line. Customer was recommended replacement due to threads on fill valve being beyond repair. Estimate for toilet repair was signed and fill valve was replaced.

Arrived to customers home and was shown existing tankless heater not working. Water heater shows error code H103 advising customer that system has insufficient power or temperature setting is too high. Customer was advised to change breaker to correct size for Unit in order to further diagnose issue.

This is an entrusted call. Upon arrival I disconnected the garbage disposal for access to the piping. After disconnecting water supply’s, I capped off 1.5” copper DWV drain.

This invoice is for replacing the existing shower pan liner in the hall bath due to leak downstairs in unit 210. Scope of work: John, the plumber will have to remove the existing shower doors. One shower doors have been removed on the plumber. Will have to remove estimated 18 inches up on the wet wall tile and remove the shower floor tile. Once this has been removed, John, the plumber will do a courtesy inspection on existing piping to ensure longevity. Once this has taken place, a shower liner will be installed and water tested per Florida plumbing code. This is a permitted job. *** customer understands that if any waterlines or drain lines need to be replaced during this process, a work order will be written up prior to work beginning, and both parties will sign.*** John, the plumber is not responsible for tile replacement or shower doors. Customer had wet spot in garage after inspection I found that ac unit was above wet spot and was visibly leaking from base. Advised . Customer to have unit serviced also found that customer needed major rebuild on guest bathroom . Performed major rebuild and checked for leaks and function all working great.

Upon arrival, the customer reported water staining on the ceiling of the unit below and requested a toilet reset as a potential resolution. An estimate was presented for the toilet reset and the replacement of the angle stop at the master toilet, which the customer approved. We subsequently removed the existing toilet, replaced the wax ring and supply line, and installed a new quarter-turn shut-off valve. This upgrade was performed due to the existing shut-off valve exhibiting signs of potential leakage and reduced reliability. Checked for leaks no leaks.

Upon arrival we were shown to a water stain on the ceiling in 102. An estimate for a leak search was agreed on and we ran every test we could to try to make the leak show itself but it was all to no avail not one drop of water came down. We did see water stains on the closet bend going to the toilet an an estimate to replace the toilet drain like has been sent to the customer.

Work Completed – Service Call Report Customer reported abnormal noise from the toilet fill valve and an active leak at the P-trap assembly beneath the master bathroom lavatory. Removed and replaced the fill valve and supply riser in the guest bathroom toilet to correct noise and ensure proper tank refill function. In the master bathroom, re-seated the P-trap and installed a new slip joint washer at the trap-to-waste arm connection to eliminate the leak and restore a secure seal. All connections were tightened, tested under flow conditions, and confirmed leak-free at time of service.

Upon arrival we conducted a walkthrough of the facilities and checked all fixtures for functionality and checked all valves. We will be providing an estimate to address multiple concerns including p trap replacements.We conducted a water heater flush as well.
