Upon arrival customer informed me he had a stoppage in all 3 units. I advised customer that we would access the roof and snake the vent farthest from the clean out. We ran 105 feet of K 60 reel until cloggage was cleared. We Camera the line to check for any stoppages line was clear. Customer also had an issue with a waste stack in a separate unit. Both sinks which were back to back were clogged up after diagnostic. We determined that the clog was in the stack and we snaked about 30 feet until a blockage was clear. We ran an additional camera line through the two way clean out as well. We found multiple roots and breakages in the pipe and showed to customer. At that moment, we recommended that customer rebuild the pipe which we will provide an estimate for we will also provide an estimate for a Hydro Jetter in the back vent for the laundry room. Upon arrival we informed the customer of the membership visit and as we inspected the plumbing we found 5 seized emergency shutoff valves 4 in the kitchen 1 in the bathroom. The owner was informed and the estimate has been sent to him

Replaced a leaking ½-inch hose bib at the rear of the property near the outdoor shower with a new ½-inch ball valve. Upon completion, the customer inspected the work and confirmed their satisfaction with the repair.

This is an estimate for a bathroom remodel. Removal and install vanity with wall mount faucet, removal, and install customer supplied toilet, install customer supplied deep, soak, right hand tub, and new P-trap.

Upon arrival customer had a dishwasher unable to drain. Further inspection garbage disposal is seized up and slow to drain. This is due to garbage disposal failing. Kitchen faucet is leaking out of handle and filtration spout is leaking at base. We recommend replacement of garbage disposal and kitchen faucet. While replacing kitchen faucet we will then disconnect filtration system. Estimates provided for repairs. Upon arrival we were informed that the customer was losing 2.5 gallons per minute and there are no visible or audible signs of the source in the home. Owner will need to sign leak detection estimate for us to do investigative work to find the points of the leak

Upon arrival customer has a kitchen faucet that has nothing but a drip coming out of spout. All other faucets have appropriate pressure. We recommended replacement of fixture. Upon arrival customer showed us old water heater with a leaking main valve. We also noticed that the main valve to the unit is also broken and at high risk for leaking. We gave an estimate to replace the old water heater, replace the main valve, replace the emergency stop to the water heater and lower the t&p line down in the wall. We are not responsible for dry wall repair. We had to schedule a building shut down for Friday from 9-11. Customer signed the estimate for all work to be done and we also collected $1300 deposit.

Upon arrival customer needs water heater updated to a new unit. We provided estimate for replacement. Work to be performed will have to have a permit pulled for inspection, require a pan, and correction of t/p relief. Customer also has a leaking shower head and I told customer I will install new customer supplied shower head if they choose us for the installation of new unit. All work will be covered under warranty. Water heater will be under a 6 year parts and labor warranty, the shower head will be covered for 1 year. Water heaters are the only piece of equipment covered with a warranty of 6 years. We also mentioned the option to price match with our warranty depending on competition pricing. Customer contacted John the Plumber to come and flush her heater. Upon arrival, I spoke with customer about what she was trying to accomplish in my plumbing visit. She told me that the condo association sent her a letter to have the place inspected for preventative purposes. She said it is because there are a lot of elderly people in the building and they tend to overlook or neglect the plumbing. It has caused major floods in the past. So the association send a maintenance reminder to the residents. I advised customer that I would flush her heater and do a brief inspection of the unit to make sure there were no leaks. I checked thoroughly the condition of the angle stops & supply lines in both bathrooms and the kitchen. Stops were done by John the Plumber last time we were there. They look to be in good condition and are turning without flaw. Customer also has an approved flow rate and good pressure coming out of the fixtures. Customer called John the plumber out today because she would like an estimate on replacing her 30 gallon water heater. Customer has two other companies coming out to the property to provide estimates, one company being Florida tropical. Upon arrival, technician saw that the water heater was from 1997. Technician informed the customer that there’s a few things that need to be done while changing out the old water heater for a new one. For the water heater to be right brought up to code. The new one needs to include a drain pan, a new ball valve for the hot water heater and the water heaters electrical needs to be hardwired with a switch. Based on what technician concluded in his evaluation of the water heater, he will come up with an option to get this problem resolved. After discussing the option with the customer, customer agreed to have a technician give her a call on Wednesday to reevaluate her options.

Only bath toilet backed up and leaking from base. Used stool agher through toilet but didn’t remove stoppage. Pulled toilet and used k-60 30ft to remove stoppage. Didn’t pull back anything. Reset toilet with new wax ring, floor bolts and supply tube. Tested work good. Will pull toilet and run k-60 through flange to remove stoppage and reset toilet

Customer call John the plumber out today because she needs a quote on replacing her 30 gallon water heater. Customer is replacing her AC unit and also opening up the wall behind the AC unit and the heater. Upon Inspecting the water heater, technician was greeted by the customers friend Paulette because the customer was not available at the moment. So upon inspecting the water heater tech noticed that the T&P drain line drain was going into the plastic drain pan and the drain pan does not have a cap. If the T&P were to ever go off, it would flood the customers apartment. Technician also noticed that customers water heater electrical line is not hardwired and due to safety reasons and code purposes, this will need to be changed. Technician will provide the customer with two options.

John the plumber was called out to the customers home today because he would like a new handheld shower wand installed. Upon arrival customer explained to the technician that he doesn’t want a plastic one and he’s also having issues with the shower handles. Technician will write up a few estimates to help resolve the customers issues. Customer agreed to shower valve replacement. Technician will be back on Monday morning to complete job.
