Arrived to customer, this was a presold job. We cut into drywall and removed gate style valve to main water feed, and installed new quarter turn ball valve. After installation we checked for proper functionality and tested for leaks!
I came out today for an annual home evaluation. After going through the condo and noticed a couple of things that could be changed out one is the garbage disposal that is older and not functioning properly. The homeowner told me that she has to push things down the garbage disposal. The other item was the old laundry box. I provided 2 options for the homeowner and she is going to get back with jtp when she is ready to move forward with the scope of work.
Installed customer provided washing machine. Water lines and drain already hooked up just needed to slide unit out and slide new unit in. Installed unit and ensured everything was up to homeowner satisfaction.
Upon arrival the homeowner showed me the toilet in the hallway bathroom that had a small leak in the front when they flushed it. Customer told me that it was a little wobbly. After pulling the toilet I noticed the the wax ring needed to be replaced and also the repair flange was loose. I tightened the flange and replaced the wax ring. After resetting the toilet there were no more leaks and the toilet is nice and tight to the floor.
Upon arrival owner was not onsite and this is a tenant situation involving a leaking water 30gal water heater in closet. We provided a detailed estimate to replace the water heater and what’s involved. We were denied replacement today by the building and said it will have to be done Monday for the 24hr notice. They are not considering this an emergency at this time. Building maintenance inspected the heater and said this can wait. So we are shooting for Monday for the replacement. Customer signed estimate and also made payment.
Upon arrival customer had a leak in wall between water heater and closet within the wall. We ended up cutting into wall to find old poly line leaking at fitting. We then cut poly pipe made repair, and job was completed. While we were wrapping up to leave we noticed a new leak at a different part of the pipe. We then cut back into wall to find a pin hole leak. We then repaired pipe for a second time. Pipe is fixed and operating as it should. We highly recommend a whole condo repipe for supply lines. Thank you for calling John The Plumber! Main water line 3 inch copper has break and leaking on side of building tried to dig down to get to break could not access break . Need to return to dig up line . Will return Monday building shutdown is required. Condo president will notify all tenants in building Monday water will be shutdown.
The customer is scheduled for work on January 21st. I will also need to contact the building for a shutdown and arrange for the necessary permit. A 50% deposit has been collected. The work will involve replacing the current 30-gallon lowboy water heater with a new 28-gallon lowboy water heater. The project will be permitted, and the building will be involved for a stack shutdown on the cooling towers. The estimate includes the cost of the new heater, permit fees, and additional technical work, such as replacing the relief valve.

We met with the homeowner who explained he needs washer slid in. We did not have the man power to perform the install but explained we will be back Monday. Install will be relatively quick.
On arrival removed old toilet and angle stop. Installed customer supplied toilet. Supplied and installed new 1/4 turn stop tested all work
This price is to install a new 30 gallon water heater in the same location. This price includes a permit and bringing the heater up to code. This cost is to install the heater in the same location. If heater is needed to be moved under the AC unit then an additional cost of $2100 will be charged to move the electrical, AC lines, water lines, and relief line which will be exposed and strapped to the wall not ran within the wall. We are not responsible for patching or paint. Installed everything we said we would, upgraded to her to high line toilets. No leaks were observed during testing. Opened walls but not responsible for patching.

On arrival, 1/2 hp disposal frozen and leaking. Removed and installed new 1/2 disposal. Ran tested good. Master bath tub spout with diverter not working. Removed and installed new tub spout with diverter in chrome. Tested good. Gave customer estimate on new water heater in hall closet.
Service Performed: Upon arrival, the customer directed us to the garbage disposal, which was jammed. We provided an estimate to unjam the disposal and replace the old-style dual angle stops under the kitchen sink with new chrome quarter-turn dual stops. The customer reviewed and signed the estimate. We successfully unjammed the garbage disposal. However, we were unable to proceed with replacing the dual stops due to the inability to locate the house's water meter or main shut-off valve. We advised the customer to contact the city to locate the water meter for future work. Payment: We collected payment on a separate estimate for the unjamming of the disposal. Note: The unjamming of the garbage disposal is not covered under warranty due to factors such as water damage and prior use. The replacement of dual stops remains pending until access to the water shut-off is resolved.
Upon arrival customer showed me shower tower that does not get hot water past 90 degrees Gave customer option to replace shower tower. Customer wants to hold off it will call back for.
Upon arrival customer showed me shower that went from hot to cold temp Upon inspection found cartridge is old and needs to be replaced. Gave customer option to replace cartridge at this time. Shower is staying hot. No other problems at this time. Customer did not want main valve changed and customer told me husband does maintenance on water heater. Customer has 1 year warranty parts and labor
Upon arrival customer showed us to the guest bathroom where she wants her old toilet replaced with her customer supplied toilet. She also wants to install an offset flange to accommodate the new toilet do to the rough of the original flange being almost 11in. Customer also wants us to install new angle stop that she provided. We gave the customer an estimate for all the work to be done and the customer agreed and signed. Customer would like this scheduled for Monday first thing in the morning if possible. Also customer gave me a paper for the office to fill out and bring back with us on Monday.
Upon arrival I tested the elements to make sure the ohms were at a proper level and they were between 15 and 17. I then tested the thermostats power and the incoming power to the water heater from the plug. They both read 92 volts. Due to this an electrician needs to come out because the incoming power is supposed to be approximately 240 volts so that is the issue in this case, incoming power insufficient
Upon arrival I was shown to a women’s and men’s bathroom faucet stoppage. An estimate to clear it with the sewer machine was agreed on and after trying every trick in the book, I could not run the cable far enough to clear it indicating that the drain line has rotted or rusted out. A new estimate has been sent over for waste arm replacement with the drain cleaning attempt today credited towards it.

On arrival found master bath toilet. Kohler one peace white low profile toilet trip lever is not the correct trip lever for this toilet. Need to order the kohler 1013961 trip lever. Will return on 01/28/25 to install. Warranty.
