Guest bathroom sink was backed up same bathroom that I jetted . Explained the waist arm need to be sna and that it had nothing to do with the jetting of the main . Snaked lav waist arm to clear stoppage and ran water making sure it drained properly and no leaks
On arrival, performed whole house inspection. Gave an estimate on flushing their tankless water heater. Will return tomorrow to flush tankless water heater on right side and the second one on left of the home. Customer may or may not be home. Both units are accessible from the outside.
On arrival, single story home with cast-iron sewer. Customer would like to see condition of pipes. Ran camera through 3” cast iron vent over guest bathroom and master bathroom. Ran through 1 1/2 cast iron stack one for kitchen and one for laundry room. Found no cracks or bellies in lines did found 5’ out of home where pvc pipes join that has space and out of line customer does want to fix at this time. Gave estimate to replace 1 1/4 copper drain arms going right and left off of 3” cast iron stack for master bath and guest bath sinks. Replacing with pvc. Pipes are exposed. Gave estimate on water heater in laundry room.
Customer has 40 gallon low Bradford white water heater in hall closet. (year of 2014) Customer is interested in replacing. Gave two estimates, one with replacing main valve and the other without.
Upon arrival I ran the water in the kitchen sink and with in 15 seconds it began to back up, normally I would drill snake it underneath the kitchen sink, but the customer pointed out to me that they have electrical issues underneath the sink. So in this case I would need to go on the roof and clear the stoppage from the roof. Once on the roof I ran two cables came back down and filled the kitchen sink with water to check to make sure the stoppage was cleared. I then had the customer come in the kitchen to make sure the kitchen sink was draining properly. I would like to note that the customer has a gate valve at the city shut off , city would need to come out and shut off water to perform work.
Installed JTP 3 spread faucet with hot and cold emergency stops, minor rebuild fill valve replacement, reset toilet and flange replacement in guest bathroom. Checked all work for leaks and function.
Installed a new flush mate cartridge in the master bath due to it was leaking. 1 year warranty
Provided estimate. Customer is going to get additional quotes.
When we arrived, we recommend replacing the moen cartridge that was leaking. Replaced moen cartridge and tested, no leaks observed.
Arrived to customer, found that there was just a little water residue sitting on top of filter cartridge. We major filter was not leaking, and you are good to go!

We came out today to give estimates on a new water heater with permit Install owner supplied water filtration no warranty on owner supplied parts. We collected a deposit & will order part & get scheduled with customer when it arrives
Arrived to customer, found our current 50 gallon 4500 watt standard electric water heater was from 2004. We provided customer with estimates for replacement of same size, with no permits due to customers discretion, at this time customer declined to move forward!
The payment for this work is on invoice 58385978. Upon arrival we greeted the customer with the replacement part and begin work. After the work was done we made sure connections were tight and leak free.we then put everything back together and demonstrated the pull out sprayer functioning properly.
On arrival three-quarter gate valve right side of home leaking out of handle. shut water off at meter removed gate valve installing ball valve .Customer would like hose bib on same line replaced. removed and install new half-inch ball valve style hose bib turn water on tested work awesome.
Upon arrival I was shown to a kitchen stoppage. A. Estimate to clear it through the Wastearm with the drill snake was agreed on and after I cleared it I ran water and filled and drained the sink to ensure it was draining properly.
Upon arrival customer showed me around home to do whole home inspection Upon inspection found both shower valves leaking and need to be replaced also all emergency shut off valve are frozen and need to be replaced also main valve has a small leak and need to be replaced Give customer options to make repairs. Customer stated the new owner of the home can make repairs. They do not want to repair anything.
We will need to order cartridge as well as handle for shower valve. We will remove cover plate to get exact shower cartridge. While getting part number, we adjusted the heat setting for the cartridge. Cartridge will still need to be replaced. While taking off handle, handle set screw has been stripped so handle will need to be replaced.
3 minor rebuilds and and one major rebuild checked also changed out supply lines. Checked all work for leaks
Upon arrival the homeowner stated that he had liquid propane gas for both of his water heaters. Amare gas refused to fill the tank because the valve on the propane tank was corroded. The homeowner wants to install 2 direct vent liquid propane thankless heaters and get rid of the existing tanked water heaters. Notified customer that I will get back with him tomorrow regarding proper sizing of gas pipe size, because it was already night time and hard to see around the house.
Customer called stating again PRV valve was leaking,when we arrived and reviewed we saw no drips coming from PRV drain pipe,however there was a minor water puddle sitting on drain pan below heater in which I dried and raised valve pressure rating to its highest configuration.all is completed and customer should have no issues moving forward.
Upon arrival we installed an 80 gallon hybrid water heater. After installation we tested unit and connected water heater to EcoNet application on customers phone. Water heater is operating as it should. Thank you for calling John The Plumber!
