In upstairs women’s restroom, toilet was constantly running, performed a minor rebuild, after installing new guts in toilet, tested and flushed toilet multiple times toilet is now working to required standard.

Reroute cold water line from heater supply, thru the attic, and along the exterior wall to resupply the master vanity and shower. Will have to open multiple holes to fine loop line in block wall ( not responsible for patching or any damage to the surrounding work area) Returned the next day Friday may 26 2023 Needed to continue leak search to find the other side of loop. Loop went to the master bathroom and was in solid block. We then chipped open the concrete wall to expose the 3/4 loop line. We cut the line to isolate and pressure test the line, it didn’t hold pressure. We then tied in line at the hallway 3/4 loop line and ran it up the wall using 3/4 uponor. In the attic the uponor was strapped to the 2x4’s all the way to the exterior where we exited the soffit. Ran copper from the soffit down the wall to reconnect to the line supplying the master bath.

Arrived to find meter spinning when not using water. Performed a leak detection and found the line from the hallway manifold to the master bath double sink has a slab leak.

I came out today to install a 2 piece special order American Standard toilet and they shipped the wrong bowl for the toilet. We will be getting the right bowl and come back out to install the toilet.

Arrived to find multiple toilet issues, sent the sewer from roof to see if there was a stoppage, Pipes are pvc and clear. Hot emergency stop in bath on right side of home needed to be replaced, replaced using a quarter turn. Front bathroom toilet needed a minor rebuild to fix leak at hardline connection. Rebuilt the remaining two toilets and used auger but flush quality didn’t change. We came to the conclusion that the toilets must be replaced, customer will provide them on our next visit. (50% deposit collected) Returned 5/25/23 Removed and installed customer supplied toilets in master bath and bath on right side of home.

I came out today to raise the water heater so it would pass inspection. There was a floor drain that was underneath the water heater. I put blocks underneath the water heater so the floor drain is no longer blocked.

Upon arrival the homeowner had the water shut off to the house. I turned the water on and could hear the leak in the master bathroom and in the hallway. I made a small cut in the drywall in the hallway. There is a manifold there which is a cold water line. Darrin will be out later this afternoon to do further investigation to isolate the line that is leaking and go over fixing the leak with the homeowner.

When I arrived the double sink was draining very slowly. I went up on the roof and ran 60 feet of k-60 cable through the kitchen stack and was able to clear the stoppage. When I pulled the cable out it was very greasy. I highly recommend a hydro jetting job and will be providing an estimate for that. Also I observed that the waste arm is currently leaking. I was able to see the leak because the waste arm was visible through the back of the cabinet. I will also be providing a estimate to replace that as well. Also I will be providing an estimate to replace 4 shut off valves underneath the sink with new quarter turn shut off valves.

Upon arrival today I found a kitchen faucet that has a slow drip and an upstairs bathroom faucet which the hot side handle doesn’t work. Both of these issues are going to be in the cartridges. The kitchen faucet is Blanco so the homeowner is going to call and have them send a new cartridge. The upstairs faucet has no brand on it so it will be difficult to find. The homeowner is going to look through his files and hopefully find the bathroom faucet info. He will call us out to perform the work when he receives the parts. No charge today.

Upon arrival i found the kitchen faucet hose has a slight drip on the hose itself. This is not something that I will be able to repair so we will need to replace the hose. I located the part online and we will order it as soon as the estimate to replace has been approved.

The customer called today with a leak coming from under their master bathroom toilet. I pulled the toilet to reveal a compromised wax ring. After resetting the toilet with a new jumbo wax ring I tested the toilet and it was functioning properly. After completing the toilet project we went over a future project in the master bathroom shower to move the shower head. I will be getting with my service manager when I return to the office to go over options and relay them back to the customer after.

Upon arrival I found a hose bib near the water softener system has a drip coming from the handle. I unsoldered the old hose bib and soldered on a new quarter turn hose bib. Tested the new hose bib for proper function and checked for any leaks.

Performed minor rebuilds on two Kohler toilets that are the same age. I replaced the fill valve, the circle flapper, and the supply line to both toilets. The second toilet will be done at half price. I checked both toilets for any leaks and tested them both for proper flush. I also adjusted the kitchen faucet that was previously installed by us so it is straight.

Upon arrival I found the double kitchen sink backing up on both sides. I ran water and found that the blockage was in the main line again so I ran 75 feet of cable through the kitchen roof vent to clear the blockage. I also ran a lot of hot water while also running the snake to ensure I cleared all the grease possible from the line. I used a lot of Dawn dish soap while running the cable as well to help break the grease down. After I pulled the snake out I applied two complimentary doses of Bio One down both sides of the kitchen sink to help prevent any further blockages. I instructed the tenant to not use the kitchen sink for as long as possible so the Bio One has a chance to spread through the line. There is no charge for this today.

Upon arrival I found the master bathroom shower handle is a little difficult to move and has a slow drip. I shut the water off to the home and removed the old cartridge from the valve. I installed a new moen old style shower cartridge and turned the water to the home back on. I tested the shower valve and cartridge for proper function and checked all around for any leaks. I also replaced the acrylic shower handle at no additional charge. Everything is working well and there are no leaks. There is a 2 year warranty on the parts and labor of this job.

Arrived to find master bathroom clogged and toilet leaking at base. Removed the toilet and snaked 45’ with the 7/8 cable and funnel tip. Pulled back a feminine Product, ran again as a courtesy but didn’t pull anything back. Used the sewer camera to inspect line and found old rough cast iron which was backpitched and holding water. Reset the toilet and tested for leaks and flow. After I confirmed the toilet was draining properly I went to the roof to camera the main line all the way to the city In order to provide an estimate for total replacement.

When I arrived, the homeowner explained the filter we installed was leaking a very small amount on the side of the home. I tightened that and tested it, no leaks were observed. I installed two jtp provided shower heads and four jtp provided shower trims. Tested everything and sealed all of the trims to ensure no water intrusion into the wall.

Hall bathroom upstairs toilet won’t fill up with water. The fill valve has failed and the flapper is in poor condition. I preformed a minor toilet rebuild to take care of all issues tested for proper flush and no leaks. Also downstairs the hose bibs feeding the washer machine were old and leaking from the packing nut. Replaced both valves with new JTP quarter turn hose bibs and tested for proper function and no leaks.

Customer is having an occasional sewer smell in master bathroom and is getting sewer flys all around the bathroom as well. 2 months ago she had a plumber come out and pull the toilet because there was water damage under the floors causing the tiles to rise the other plumber explained the toilet was installed incorrectly and was leaking around the flange causing water damage under tiles. 2 months later there are still sewer flys and sewer gas smells but no apparent water damage. The toilet is caulked in 100% around the base and I don’t see any way of sewer flys coming from the bottom of the toilet. Also water level in toilet is set properly. The waste arm is pvc for the dual sinks and I don’t see anything out of the ordinary everything is plumbed properly. I highly recommend that the caulking around the tub gets fixed and re sealed so we can confirm they are not coming from around the tub. If caulking the tub seems to get rid of the flys I recommend we open the wall on the backside to c

When I arrived, the homeowner explained that a small corn holder went into the disposal. She stated upon removal of the item, the disposal didn’t want to turn back on. I was able to diagnose the issue as a disposal that needed to be reset. No other issues were observed. Tested the disposal and no leaks were observed.

When I arrived the homeowner explained his hose Bibb on the side of the home was leaking and would like it repaired. I explained that we would be able to replace it with a quarter turn style hose bibb but have to open the wall a small amount in order to be able to properly perform the repair. I also let him know we wouldn’t typically patch the wall but he really wanted it patched so I included that as well. Tested everything after the work was performed and no leaks were observed. Homeowner had to take a call so no other recommendations were available.

Task 1- The customer called today to have their 40 gallon water heater replaced. We removed the existing water heater and replaced it with a JTP supplied 40 gallon tall 4500 watt water heater and replaced the existing gate valve with a 3/4” ball valve. After the installation was complete all joints were tested for leaks and the electric was tested for power. Task 2- the customer asked to have a customer supplied bathroom faucet installed in the guest bathroom. After installation was complete all connections were tested for leaks.

The customer called to have their tankless gas water heater flushed. The water heater already had a flush kit on it so we isolated the the heater with the existing valves and flushed it with 2 gallons of vinegar for an hour and a half. The home owner also opted for a membership.

Replace existing one inch main gate valve with a new one inch ball valve. The city shut the meter off and we cut the old valve out. Used a pro press to connect the new valve. Tested the new valve for proper function and checked for any leaks. Replaced the hose bib next to the valve at no charge and replaced the hose bib on the back side of the home at a discounted price.
