Upon arrival the homeowner showed me the master bathroom that he has a sewer smell coming from. After some investigation I found that he doesn’t use the bathtub or the second sink so the water in the p trap is evaporating and letting the smell through. I looked at his water heater in the garage and found that it is 17 years old. I provided an estimate and we are scheduled to return tomorrow afternoon to replace it. No charge today.
When we arrived, we spoke with the homeowner. She explained that she had a home inspection done at her home and the home inspector recommended several items to be changed out. We walked through the entire home and went over options with her on getting the items fixed. She ended up going with the bundle discounted rate on getting all of the items repaired.
Arrived to customer, presented estimates for leak detection, after performing leak search and finding leaking toilet we pulled toilet and found that the toilet flange was not flush with floor , causing water to seep down outside of pvc pipe. We concreted and set new flange, installed new Johnny bolts, set toilet , tightened down to floor, installed all metal toilet supply, caulked around base of toilet checked for proper functionality and you are leak free! Apartment 189 is leaking from toilet into downstairs apartment bathroom ceiling. we would need to pull toilet and inspect flange.
Customer supplied Kitchen faucet and install of customers garbage disposal. Made aware to customer that drainage for their garbage disposal may have problems in future. After installation of faucet and garbage disposal, we checked for proper functionality and you are good to go!
Arrived to customer, found that apartment 189 on second floor is leaking into bathroom in apartment 179 bathroom ceiling. We presented estimates to landlord for leak detection. Waiting on approval for estimate from landlord.
I came out today to diagnose a few things around the unit starting with the master bathroom toilet, and the guest bathroom toilet. They both need minor toilet rebuilds, but the angle stops are frozen and will not turn. I explained to customer that the main valve to her unit is an original gate valve and that needs to be changed, as we are not allowed to touch those valves due to the liability of them failing and leaking, I explained everything that will need to be done and I have sent over the quote to remove the water heater and install a new ball valve Shut off. after that shut off valve is in place we can perform the minor toilet rebuilds on the toilets.
Came out today to diagnose 80 gallon hybrid heater that has error code for a blocked condensate line. Customer explained they vacuumed out the line but the error code returned. I ran the TMP to ensure we had full flow coming from the condensate line. I than called rheem so they can diagnose the issue and they told me to clean the air filter and the top of the heater where the fin vents are as any dust and debris could cause the sensor to throw a false code. Also customer service explained that the heater being installed in the garage there is a lot of humidity and that can cause a slight buildup of moisture on that sensor and that is causing the error code. They are going to send out a new condensate sensor just in case that has failed. I cleaned the top of the heater of all debris and I cleared the error code
Approached the home customer opened garage door upon entering garage immediately identified that there was a leak coming from one of the flex lines coming out of the heater. So we temporarily fix the leaking by replacing the flex line and the customer signed off and put a deposit on a new water heat and 2 shuttoff valves because she had an appointment she was late for and had to lea she scheduled the install for Monday 7/29.
Installed fill valve and replaced angle stop in the office bathroom. Also snaked the master bathroom sink to clear stoppage . Ran water and checked all work for leaks
Flushed water heater hooked up hose and let drain to clear sedament . Checked house for any plumbing issues checked all bathrooms and kitchen . Everything is in working order. No charge member visit
Relocating heater from attic to closet directly below . Tapping off 3/4 copper lines hot and cold from attic and dropping to closet below where new location of water heater 40 tall will be placed adding ball valve and pan were relief will drop in.
I came out today to reroute the pex pipe that was on the exterior wall, and bring uponor interior behind the drywall and reconnect it in the attic to the pex. I did this by drilling a hole through the wall and had to remove some drywall in the master bathroom. After rerouting the water line and reconnecting it in the attic. I turned the water back on and there are no leaks on the new water line that I ran. During the process of rerouting the line my apprentice accidentally fell through the ceiling in the master bedroom. Entrusted is coming out between 2 and 5 to access the ceiling damage in order to fix the hole.
I came out today to flush the Rinnai tankless water heater because it was giving error codes and beeping from what the restaurant manager told me. I came out to flush the heater to see if that helps with the codes and beeping. We already provided an estimate to replace the heater. After flushing the heater when you use the hot water it shows a 14 code and beeps. Once you shut off the hot water the code goes away and stops beeping. I will get with my service manager Monday to see what his suggestions are about the water heater.
I came out today to install the new temperature control handle. The new handle doesn’t fit on the temperature control valve. We need to find the right collar and extension piece so that the new handle will fit properly. If we have the old handle the customer would like to reuse it. I will be going over this with my service manager to make sure we get the right parts.
Replaced the non functional hose bib next to the main valve. All materials and labor are included. After the work was completed we tested everything for proper function and checked all fittings for any leaks. Also performed a complimentary camera evaluation to provide estimates for a jetting and possibly a repipe for the drainage.
Came out today for main valve replacement…upon inspection there is a leak under ground by main valve or sprinkler line..told customer will be back Monday morning to diagnose and repair.
I came out today and installed a new 8 inch spread faucet for the jacuzzi tub. I also installed 2 half inch shut off valves underneath the tub so in the future if the tub needs work on the faucet you will be able to use the shut off valves to isolate the water lines. When I turned the water back on there were no leaks and the new faucet works perfectly. I had to tape the siding of the jacuzzi tub back on after caulking it. I let the homeowner know to leave the tape on for a couple of days. The siding already had a bow in it. After taking the tape off the homeowner might have to add some more caulking to seal any gaps. While I was here the homeowner told me that the toilet in the master bathroom was clogged. I used the closest auger to clear the stoppage. The toilet is flushing good now.
Upon arrival the homeowner showed me the 19 year old water heater that they would like to have converted to a tankless. I am providing multiple estimates to get this work taken care of and they will call when they would like to move forward. If the customer would like to move forward then we will need to get ahold of the association to schedule a stack shutdown to replace the main valve.
Came out today to diagnose a delta bathroom faucet that was leaking from the handle on the hot and cold side. We preformed rebuilds and replaced the cartridge, springs and gaskets and tested to ensure leak fixed and no other issues were present. We also dropped the ptrap to try and find customers earring but it was not in the ptrap or trap arm unfortunately. No other leaks or issues at this time.
Performed leak detection and found that two toilets were running due to failure of fill valve called customer and explained that the fill valves needed to be replaced and the third bathroom toilet had same toilet and age so it would be best to change that fill valve also . Customer agreed and I replaced three fill valves and checked all work for leaks.
Called Rinnai tech support and they strongly recommend flushing the heater as soon as possible because the scale build up is most likely what’s causing the heater to over heat, leading to the error code 14. I called the customer to tell them what tech support told me. I got his voicemail and I left a detailed message.
Upon arrival, the customer was not home, but he left us access to the house. The customer had two new toilets for us to install, as well as wanting to new dual stops installed in the kitchen. I provided the customer with multiple quotes so that he could choose what works best for him. The customer decided to go with the bronze option, which was just the two new customer supplied toilets and two new dual stops installed in the kitchen. I installed the two new valves in the kitchen along with the two new toilets one in the master bathroom and one in the hallway bathroom. After the work was done, we turn the water on to test for leaks. No leaks. We flush toilet multiple times to test for functionality. Toilet are working great.
Upon arrival the customer showed me to the kitchen where his sink was clogged. I provided the customer with quotes to clear the stoppage and he agreed. I ran roughly 15ft of my drill snake through the waste arm with a spade head on it and cleared the stoppage. I had the customer boil a pot of water for me so that I could pour boiling water down the drain to help clean the line. I performed multiple full sink drop tests. The sink is draining beautifully now.
Came out to look at toilet fill valve running…replaced fill valve and water line tested….no leaks …
Came out today for multiple issues….replaced heater with 38 gal 4500 watt heater that was 21 yrs old. Did 2 minor toilet rebuilds…toilets were running…changed fill valve and water line on master bathroom…changed gasket and water line on guest bathroom. Replaced hose bib by rear patio..that was leaking
