Arrived to diagnose recirculating pump that was not servicing tankless heaters sufficiently, after testing and running water. We came to the conclusion that water pump needed to be flipped to proper direction. After uninstalling unit and reinstalling with arrow facing correct direction for proper flow. We turned water back on and power from power breaker and ran water for 10 minutes, in-which water ran hot and customer was satisfied with work done.

Replacement of two emergency stops and supply lines going to faucet in guest bathroom. We Removed old multi turn style emergency stops with new quarter turn style. After installation we turned water on and tested for leaks, all work is done and completed to customers satisfaction.

Customer called wanting to get estimates for a heater and a dryer gas conversion. When I arrived I evaluated entire home which was recently remodeled entirely. I provided estimates on multiple heater options along with gas dryer connection however customer stated he wants to speak to Mike since that’s who he initiated the conversation with and speak with his wife.

After Lin was here unable to identify issue with tankless heaters customer called requesting other plumber in which when I arrived I tested and called Noritz to identify what’s wrong with units since they are only6 years old. After troubleshooting they said units are fine it was just a sensor not making contact in which it was reset and all is working fine. Provided customer for swap outs for two new units if it happens again since customer stated he doesn’t want to change them yet.

Scope of Work: • Open the wall and remove the old valves. • Cut out the previous straps holding the existing washing machine box. • Install a new washing machine box with built-in hammer arrestors. • Ensure installation meets plumbing code requirements. Exclusions: • Drywall repair, patching, and painting. • Reconnection of supply lines after drywall repair (can be done upon homeowner’s request for an additional charge). Price cannot be discounted further. Tested our work and no leaks were observed.

Customer had toilet reset and flange replaced last month . I had to scrape the caulk and place a shim in front because it had minor movement . After placing the shim I recaulked the toilet flushed and test no movement or leaks.

Upon arrival, customer service was requested for a leaking kitchen faucet. After inspection, we advised the customer to replace the faucet due to its age and condition. The customer agreed with our recommendation. The customer also brought our attention to the guest bathroom, where the vanity faucet was similarly dripping and appeared outdated. We recommended replacing the vanity faucet as well. In addition, we inspected the plumbing under the kitchen sink and noted that the two dual emergency shut-off valves were showing signs of potential failure, including signs of leakage and age-related seizing. We advised that these should also be replaced to prevent future issues. We provided the customer with a comprehensive estimate that includes: Replacement of the kitchen faucet Replacement of the guest bathroom vanity faucet Replacement of the two dual emergency shut-off valves under the kitchen sink The customer has received all recommendations and pricing details for review.

Customer had recirculating pump installed Monday I checked the temperature after install. Today I returned because customer said there was no hot water . After performing a diagnostic test and reseting the units the hot water was restored. No charge for the diagnostic fee.

Customer has a whistling noise after you flushing the Kohler flush assisted toilet Don replaced cartridge back in December and I was out in March for whistling noise and had the same part order ( flush mate cartridge)and installed it today flushed several times and had customer as a witness that toilet flushed with no noise. Warranty work.

Kameron with John the Plumber did a great job resolving my issue with a clogged drain. He came in the scheduled time frame and I received great communication from the office of when he was on his way.

Upon today’s visit we preformed a minor rebuild and replaced emergency stop that supplies toilet. Main water shut off is old style gate valve and does not work, we had to cut off water to home at the city water meter box. Customer has other issues including a hose bib, washing machine drain is broken and causing a sewer oder in garage, water heater is from 2011 and will need to be updated to a newer unit and placed in a pan, washing machine hose bibs are old style gate valves and are severely corroded. Upon arrival, customer showed me to a stoppage in the master bathroom. Upon inspection I gave customer the option to clear stoppage from outside to clean out. Customer agreed at this time. Everything is clear and whole home is draining past clean out. No other problems to be found at this time.

I provided an estimate that customer agreed to replace 1 1/4 turn emergency stop in a bath and two fluid master fill valves. Upon testing system, I came across a clog in the line that is affecting the vanity faucet, hall bath and both toilets. Customer stated that yesterday the construction workers downstairs kept turning her water on and off, and that most likely created the blockage. The fill valves are filling slowly, but they are working and no leaks. After speaking with my supervisor, I attempted to clear lines with no luck as per pictures taken, the rest of the unit has great water pressure. I provided an estimate to replace vanity 4 inch faucet and clear plumbing line of debris.

Upon arrival, customer showed me toilet that was stopped up and did not fill correctly Upon inspection, found the emergency shut off valve would not turn off and fill valve was not working Gave customer option to install new fill valve and emergency shut off and clear stoppage no warranty for discounted price Customer agreed at this time stoppage is clear toilet is repaired and is working correctly No warranty on stoppages

Upon entry into the backyard, customer stated that six burner natural gas grill was not either lighting or staying lit. I performed a gas drop test. Everything was fine no drop in pressure and pressure was regulated. I proceeded to bleed lines and clear out lines and grill fired right up.. Customer verified everything is working properly and is going to call Dr. Grill back because they are the ones that clean the grill and possibly blocked the gas ports.

Customer had garbage disposal installed by Pablo and Petra’s extension piece was to short and sloped off causing a leak installed new p trap to fit properly to prevent any future leaks.

Customer called about an animal making nose in the walls and was informed by their pest control company to reach out to John the plumber as it may pertain to the sewage piping. After further inspection the area in the home where the noise was only coming from had no plumbing related piping.

John the Plumber Inc. proposes the following work: Open the concrete slab floor in the Florida room located behind the kitchen to access the 90-degree cast iron bend, which is part of the drain line after the cast iron stack on the vertical rise. Excavate soil as needed beneath the slab and pile the removed dirt within an area of the Florida room. Isolate the working area with plastic sheeting to mitigate dust and debris throughout the home. After completing the necessary plumbing work, patch the concrete. Note: This estimate does not include any tile replacement, drywall repairs, painting, or other finish work. Cap off both ends of the existing vent stack. Convert kitchen sink venting to an AAV (Studor vent) system per code requirements. If excavation reveals the wall is not a stem wall, kitchen cabinet removal may be required to continue access. This will be discussed with the homeowner prior to proceeding. Customer had leak on cracked 90 off the backflow dug up broken section on 1 1/4 pvc and replaced with one schedule 80 90 and 2 couplings too prevent future cracks. Also replaced recirculating pump that was burnout. Pressurized the line and checked for leaks and function for all work.

On arrival for a membership visit we did a walk through of the interior and exterior of the home. There were no minor or major issues with the home. Provided quotes for multiple items the customer wanted to move forward with however we could not come to an agreement after customer verbally stated his price in which which the customer wanted to replace the shower valve and face plate for $1000 , aside from other hose bibs that needed replacement , after speaking regarding this matter we could not reach an agreement with pricing based on the value jtp provides behind all scope of work.

I was unable to perform work and replace stems handles are seized. Will need to cut out and replace with new faucet. Explain the customer she will be ordering a new faucet for us to install. Service Summary Our team met with the homeowner to assess a concern regarding a leaking shower. Upon immediate observation, we determined that the leak is originating from the shower arm. Findings & Recommendations • The leak appears to be coming from the shower arm connection. • To avoid damaging the custom wallpaper behind the shower, we will first attempt to resolve the issue by replacing the shower arm. • If the leak persists after replacement, we will need to open the back wall to access and replace the Drop Ear 90 fitting, which the shower arm threads into. • We also recommend replacing the cartridge, which is a Delta 1300–1400 series model, as a preventative maintenance measure. Next Steps • Pricing details will be sent to the homeowner. • Once the proposal is approved and a deposit is made, we will proceed with ordering the necessary parts and scheduling the repair. Additional Notes • No further recommendations at this time.

We were unable to do anything at this time because the city wasn't going to be able to come out for about 1 hour. We will come back later today when once the city comes
