Arrived today to swap out the regulators that I had installed previously. All existing regulators were replaced with the correct regulators. Because of the size difference in the regulators I did have to rework some of the galvanized gas lines.

Arrived today to finish gas job. Got started digging up and exposing the gas line underground and then the rain came. We will have to reschedule for a better day. Arrived 6/27/24 to finish job. customer needs to have the gas turned back on so we can find last remaining leak at generator

I came out today to diagnose a 20-year-old tank water heater. The air conditioning unit was replaced two years ago and is in the way of the removal of old heater and I have written up multiple estimates to install a tankless water heater and customer is getting a quote to raise the AC off the ground so the old tank can be removed and a new tank can be installed. I have sent over all quotes for the job.

Arrived today to finish the galvanized pipe replacement but when I went to check the area we were working in I saw that there was still pvc for the pool pump system in the way. I took a picture showing what needs to be removed. We will return when the customer has had the rest of the pvc removed and has rescheduled with the office accordingly so that we can finish the job.

Arrived to do a job that I had sold previously. I started with replacing the exposed galvanized gas lines on the north side of the home where the main water valve is. Then I moved onto the gas line going to the outdoor fireplace, and also the gas line going to the outdoor grill. Finally, we worked on the gas lines going to the pool heater and the indoor fire place. When I started to work on the gas line going to the indoor fireplace I removed some dirt and gravel at the ground level of the pipe to expose it and that’s when I realized that the gas line was very corroded under the gravel and dirt. I informed the customer that a portion of the pool pump system would have to be removed so that I can replace that gas riser. The customer didn’t make a decision on the revised estimate for it yet, but that work will have to be done in order to complete the galvanized piping replacement.

Arrived today to provide estimates for gas piping replacement and gas leak detection. I walked around the home and took pictures of all areas of outside exposed gas piping. I will get with management to provide the customer with an accurate quote for replacing the exposed outdoor gas piping.

I came out today to provide an estimate for replacing the old 20 gallon water heater with a new 20 gallon rheem water heater.

I came out today to provide a couple of estimates for the hallway bathroom for the homeowner. The homeowner is going to talk it over with her son to see about moving forward with the scope of work.

I came out today to evaluate the entire unit plumbing first thing I noticed is all the emergency stop valve under the bathroom Lauv sinks are completely frozen and some are even shut off a little bit under kitchen sink I noticed both valves were also completely frozen and dual stop valves should be installed to replace them when I turned on the water. Slightly to the unit first thing I found was the water filtration system underneath the sink was leaking real bad I immediately shut the water back off and I put a bucket underneath the filter to catch any remaining drips. And in the master and hall bathroom both Moen faucets are leaking from the handle when you turn them on and also I noticed the sink drains are very old and are all chrome was not able to fully test the drains because I had to keep the water off due to the leaking filtration system. When we come back to install the toilet we will remove or replace the filtration system to take care of the leak

I came out today for a laundry stoppage. When the homeowner ran the laundry yesterday it backed up and over flowed. I had to pull the dishwasher out to access the stack. I ran 15 feet of k-50 cable to the stack to clear the stoppage. When I pulled the cable out it was all black and dirty. After putting the drain back together we ran the laundry 4 times and everything is draining good now.

I recently completed a kitchen upgrade for a long-time customer. They wanted to modernize their kitchen with new plumbing and appliances. As a skilled plumber, I was able to install new pipes and fixtures while also upgrading their appliances. The customer was pleased with the results and the new kitchen looks great.

I came out today for a today for a toilet that was leaking in the guest bathroom on the floor. After flushing the toilet I noticed that it was leaking from the bottom of the tank. Both of the toilets in the condo were older and needed to be replaced. I went over different toilet options with the homeowners. They decided for me to install 2 new toilets. I also advised them that it would be good to replace the old emergency stops as well. I replaced both emergency stops and installed the new toilets. There are no leaks on the emergency stops or the toilets. The toilets are nice and tight to the floor and are flushing good.

I came out today to diagnose a leak coming from the mainline before the backflow upon inspection water was coming up out of the ground from the backside of the backflow. We dug up the pipe and exposed everything and found a cracked 2 inch cap. Thankfully there was enough pipe behind the cap So we were able to cut off the cap and re-glue on another cap, without messing with the tee or the elbows. Tested extensively to ensure no leaks or issues.

Upon arrival the homeowner had the cover plate off of the upper element and thermostat. I removed the styrofoam and noticed that the reset button was tripped. I pushed the reset button back in and the heater started to heat up. I provided an estimate for replacing the old water heater if this is a reoccurring issue. I waited for a few minutes and the water was getting nice and hot in the kitchen.

I came out today to look at the parking deck drain that is sinking a little bit. All of the drainage on the parking deck have membranes to filter the sand out that goes down underneath into the parking garage. This particular membrane for the parking deck needs to be replaced because it comprised and filled with sand. I advised Frank that jtp does not perform this scope of work, and it would be best to call a paver company to come out and look at the scope of work.

I came out today for a leak at the base of the toilet in the guest bathroom. When I pulled the toilet the wax ring appeared to not creating a good seal. I also noticed that the cast iron flange was not good. I installed a new pvc flange. After setting the toilet I turned the water back on and flushed the toilet several times. The toilet is no longer leaking at the base, and the toilet is nice and tight to the floor.

Upon arrival the homeowner showed me both bathrooms that were not flushing. I went on the 2nd story and ran 105 feet of k-60 cable to clear the stoppage. When I pulled the cable out there was nothing on the cable. I then ran all of the fixtures in the condo and flushed the toilets several times and everything is flushing and draining good. The building is almost 65 years old with original cast iron pipes. I recommend to the homeowner about hydro jetting the unit, and possibly the whole community. The homeowner will speak with the board to see how they would want to move forward with the hydro jetting.

Upon arrival customer showed me to mater bath shower. Shower does not stop unless in specific position. Was unable to remove handle due to set screw being stripped. Reached out to hansgrohe and they are going to email back with the part numbers.

The client did not have any hot water, so we came out and found a faulty pressure relief valve. We gave the client estimates for repair or replacement. Since the water heater was over 10 years old, they decided to replace it with a new one with the addition of a water filtration system.

Came out today to diagnose a leak from upstairs to downstairs. We came to the conclusion that the wax ring had failed and was causing water to leak into unit below. I pulled the toilet and found that one side of the wax ring was blown out and it was all hard and crusty wax. Replaced with a new jumbo wax ring and new hardware and reinstalled the toilet. Flushed 5+ times along with dumbing a full 5 gallon bucket down the toilet. Confirmed nothing was leaking in the unit below I than caulked the toilet in and tested to ensure no rocking of the toilet and no leaks.

Upon arrival customer stated bathroom faucet leaking…noticed supply lines were leaking….replaced hot and cold supply lines

Supplied and installed a new hot water recirculation pump. All materials are included. We needed to replace both of the gate valves that isolate the pump with two new ball valves because the old gate valves didn’t shutoff properly. I also installed a new hose bib so I could bleed the recirculating line after the pump was replaced. After all work was completed i ensured the new pump was working properly and checked all fittings for any leaks.

Upon arrival I found that the recirculating pump in the basement is making a loud noise. I believe the pump got air locked and is now not able to function properly. I need to replace the pump however the valves to isolate the pump are no longer closing completely so I also need to replace the valves. I will also be installing a bleeder valve so we can ensure there is no air stuck in the line. I won’t be able to perform the work today so we are scheduling for 9 am next Thursday. No charge today.
