This price is to replace the leaking water heater with 2 new Rinnai ASME Certified Commercial water heaters. Demand Duo H series CHS398100HUAIN, 1 - Rinnai 1030000067 commercial neuralization tank. To install these units we need to run new PVC exhaust vents and make up air pipes through the maintenance room and out the south side of the building these pipes will be schedule 40, 4" PVC piping. We will also be supplying 2- thermal expansion tanks, new circulating pump with Aqua Stat. Includes heater pans and any check valves required. Re-piping of the hot and cold water and gas lines. Also install a new floor drain required for the condensing water heaters and relief lines. This drain will run down through the breezeway floor out to the back of the building and across 25' of asphalt to the existing sewer line. Snaked stack over guest bathroom to clear stoppage

I came out today to unit 115 for a stoppage in the bathroom lavatory sink. I took the p-trap apart and it was full of soap scum and sludge. I cleaned everything out and washed the p-trap. I put everything back together and the sink is draining good.

I came out today to unit 214 for a kitchen stoppage. I ran approximately 15 feet with the drill snake. When I pulled the cable out it had a lot of grease on it. I advised the property manager to let everyone know not to put grease down the kitchen sink. I then ran the water and filled the sink. Everything is draining good now.

This price is to replace the cracked and rotted cast iron pipes that run from the cleanout to the bathroom group in #114. After we ran the camera thru the drain we found cracks and holes needing to be replaced with PVC. To accomplish this we will need to tunnel from the back thru the asphalt under the sidewalk and tunnel to the bathroom. Remove the existing pipe and install new schedule 40 PVC pipes with hangers supporting new pipes from the concrete slab. After the plumbing and engineer inspection will need to install support pilings then backfill and clean up and cold patch the asphalt repair. This price includes permits, engineer fees, meeting inspectors, guarantee to pass inspections and completing the job. Upon arrival, customer showed me upstairs to his water heater, where he informed me that he would like to replace it with a tankless. I gave the customer quotes for both a tankless and a tank style heater. The customer will be contacting an electrician to see what he needs to do about installing a 20 KW tankless water heater. The customer will contact us after he speaks with an electrician. The electrician will have to check the electrical panel, remove the power outlet, and hardwire two legs of electrical for the 20kw tankless heater.

Upon arrival, customer showed me to two different bathrooms where both toilets were running. I gave the customer some options on what we could do to fix the toilets. The customer decided to go with the major toilet rebuilds. I turn the water off to each toilet, replaced the fill valve, the flush valve, the flapper and the tank to bowl kit. Turned the water back on to test for leaks. No leaks.

Came out today to swap out hose bib on north side of the home. Customer has had all other hose bibs changed and wanted the final one complete. Had to chip open a small hole around hose bib in order to access the pipe. I than sweated on a female adaptor and installed a new quarter turn JTP hose bib and tested everything for proper function and no leaks.

I came out today for a main line stoppage. I ran the tub in the hallway bathroom to recreate the stoppage. After running the tub for a few minutes it started to backup. I then went on the roof and ran 75 feet of k-60 through the main stack. When I pulled the cable out there were tampons on the cable in a couple different spots. I advised the homeowner not to flush any feminine products or wipes down the toilet seeing as the house is old cast iron. I also let the homeowner know this could happen if it was pvc.

Arrived to find shower arm leaking behind the wall from homeowner repair. Made a small hole in the drywall surrounding it and re taped/doped the shower arm. We tested the shower by running water and now it’s leak free. The shower valve is an old three handle that currently works fine but I provided an estimate for the future if needed.

Came out today to install 3 customer supplied 1 piece toilets in all the bathrooms threw the home. Removed old toilets and installed new ones with new wax rings and new hardware. And in guest bathroom I had to replace PVC flange as it was cracked and broken on both sides. Tested all toilets extensively ensuring proper flush and no leaks.

Upon arrival found urinal not be working properly. Quoted customer on two different options for the resolution one for using a chemical to attempt to clear the clog the other is pulling the urinal to clear the clog.

Upon arrival the tenant told me that the toilet was clogged up. I tested by running the tub and lavatory to see if it was a main line blockage or isolated to the toilet. When I ran the fixtures the toilet didn’t bubble. Therefore I knew it was something in the toilet. I used the closest auger and was unable to clear the stoppage. I then called the homeowner and told her I would have to pull the toilet to clear the stoppage. When I pulled the toilet there was a glob of newspaper at the top of the flange. I removed all the newspaper, and then poured a 5 gallon bucket of water along with running water from the supply line to make sure it drained before I reset the toilet. I reset the toilet and flushed it several times. The tenant was there watching me flush the toilet. Everything is flushing and draining good now.
