Came out today to diagnose a constant drip coming from the tub spout I explained the cartridge is the failed part causing the constant drip we removed and replaced the cartridge and tested extensively to ensure the constant drip is fixed. In master bathroom we cleaned out the stopper under sink and cleaned a bunch of hair and gunk and than tested sink extensively to ensure proper drainage and no leaks.
Upon arrival i checked the power to the tankless water heater, 240 volts were coming in. When I checked the voltage on the elements, it was 0. I know power is being provided to the water heater but it’s not receiving the power. I contacted my manager who informed me that the tankless titan water heater was under contract , and he would send me a new tankless water heater out to me . Once the water heater arrived I turned off the power and water installed the new titan tankless water heater model # N-120. I turned back on the water to the house and electric then test the new water heater. I water was now getting hot and the customer was happy.
Came out today to replace 30 gallon water heater along with the main valve that shuts off the water to the unit. Cut open the wall around the water heater and replaced the valve to a new ball valve and tested extensively to ensure no leaks. We than removed the old original water heater and installed a brand new 30 gallon and tested the heater for proper function and no leaks ( 6 year parts and labor warranty)
Came out today to replace original gate valve that feeds the unit with water. It was a gate valve that was behind the wall. We opened up the wall and replaced the valve with a brand new ball valve and tested everything for proper function and no leaks.
On arrival foundPop up assembly broken and faucet dripping removed and installed owner supplied two handle delta faucet with pop up ran water tested good gave estimate to replace main valve and 30 gal low water heater in hall closet under a/c unit. With ball valve and new 30 gal low Rheem
Came out today to diagnose the main valve to the unit That needs to be changed when arrived I found the main valve is next to the heater and in order to get access the heater would need to be removed. I explained that we will need to also change the heater because we can’t touch a 20 year old heater. The tenant has to go back to work today so we figured out that December 3rd she would be available and we can complete all the work. I have collected a down deposit and the owner will be contacting the management team to update them on shutdown time.
Upon todays visit we preformed a membership visit, whole home evaluation. We noticed under all sinks there are multi turn valves and they should be updated to new 1/4 turn emergency stops. We also noticed faucet in second bathroom is coming apart and needs to be replaced before it breaks. Estimates provided for repairs. Original reason for call was due to shower not draining properly. We snaked shower drain with handsnake, and ran camera through roof stack. Camera evaluation checked out with main open and flowing as it should. We also performed a minor rebuild to toilet in same bathroom. Thank you for calling John the plumber. For additional plumbing needs be sure to ask for Shane!
Upon arrival customer had a leak behind wall at washer hose bibs. We cut open drywall to find a hole at the bottom of hot side hose bib. We replaced both hot and cold side washer hose bibs. Tested for leaks and hose bibs are operating as they should. Through further inspection, bathroom faucet is older and has old braided supply lines in rough shape, and the pop up assembly is corroded and should be replaced along with faucet. Estimate provided for customer supplied bathroom faucet. Thank you for calling John The Plumber!
I came out today for the yearly home evaluation. After going through the house I found a couple of issues that I brought to the attention of the homeowner. First was the hallway bathroom. The toilet needed to have a minor rebuild, and both emergency stops needed to be replaced underneath the lavatory sink. I did the minor toilet rebuild and the toilet is filling and flushing properly. Also the new quarter turn emergency stops were replaced with no leaks. In the master bathroom all 3 emergency stops needed to be replaced. I replaced them with new quarter turn emergency stops, and there are no leaks on them.
Upon arrival I just picked up a check for remaining ballance of previous work. The loan company we work with didn’t give her the loan.
I found both toilets and showers clogged in the guest bathroom and also the master bathroom. I went on the roof to the stack to clear the clog with the k-60 machine. Afterwards I ran water in both showers for 15 minutes and flushed both toilets (5) times apiece. Assuring that the clog was cleared.
Upon arrival we were shown to the removed cabinet where the drain line was. A clog was still present to we had to cut the line and run the snake through it to clear it. On the way back out of the stack the reel came back covered in dirt and roots indicating a broken line. Also ran the inspection camera as far as we could and we saw roots, sewer flies and the line was backpitched. After that, we went up on the roof and ran the camera from the main stack and could only get it 36’7” which is where it exits the house. Overall, the main drain line under the house needs to be replaced as well as the kitchen drain line. A tunnel estimate will be emailed over asap and we will credit the payment today towards that
On arrival customer has tw vessel sinks with push and pop up assemblies leaking gave estimate to remove vessel sinks and assembly’s installing new assembly’s reinstalling sinks. Customer didn’t what me to take pictures of sinks
Upon arrival, we assessed the situation and found that the customer’s dishwasher was not draining effectively. To address this issue, we needed to remove and clean the P-trap to eliminate any potential blockages. Procedure for Cleaning the P-Trap: Turn Off Water Supply: We began by shutting off the water supply to prevent any leaks during the procedure. Disconnect the P-Trap: We carefully loosened the fittings to disconnect the P-trap from both the sink and the dishwasher. Clean the P-Trap: We thoroughly cleaned the interior of the P-trap to remove any debris or buildup obstructing drainage. Reassemble the P-Trap: After cleaning, we securely reattached the P-trap and conducted a thorough check for leaks. Additionally, we observed that the hot side dual stop valve was an older model with signs of corrosion, which increased the risk of leakage. We recommended replacing it with a quarter-turn dual valve to enhance reliability and ensure ease of operation. However, the customer decided n
Upon arrival I was shown to a kitchen sink draining slowly. They already had someone run cable through the kitchen waste arm and the roof vent stack. I came to the conclusion that the copper Wastearm on the kitchen sink has channel rotted. An estimate to replace the waste arm with pvc was signed and rescheduled to be done Friday
Arrived on site to replace waist arm, but upon inspection of the situation. We noticed that with the waist arm being changed there would still be a clog. So with multiple attempts to clear the line with multiple feet of snake in the attempt to clear the line we noticed that the lines was filled with grease, so we then ran the camera as well to located where exactly the stack for the kitchen line would be, which then lead to us noticing that behind the kitchen cabinets a metallic pipe with a 90’ which has a visible break at where the drain entered the floor. We told client in order to find out if pipe from beyond that point must be removed so we could then properly locate and fix the pipe. Single story Camera Evaluation of drain quality DOING A VIDEO EVALUATION OF YOUR SEWER LINES WILL GIVE YOU A CLEAR UNDERSTANDING OF ANY UNDERLYING ISSUES AS WELL AS PROVIDE A MAP OF THE EXISTING SYSTEM.
Many thanks for taking the time to share your feedback with us. We’re very happy to hear that we met your expectations!
Upon arrival customer has a back up in kitchen sink. While inspecting the piping to kitchen sink it was piped completely wrong. High pressure fittings should be replaced with drainage fittings at the correct pitch. While checking the heater it appears to be from 2003 and needs to be updated to code and replaced with a new unit. Estimates provided. After deciding on estimate we went ahead and replaced hot water heater and kitchen drain piping. We had to cut and repipe with correct fittings and pitch. Water heater is backed by 6 year parts and warranty.
Upon arrival we were shown to a kitchen faucet we installed a few months ago. It wasn’t getting satisfactory pressure for the customer. We cleaned out and removed the water saver and the pressure is better. We suggested filtration to prevent this problem from happening again
In order to pipe in the whole home filtration system we have to make the water line connections out by the meter where we previously ran water lines for this application. We are also going to run a drain line for the regeneration process by tying into the sewer line that runs past the location where the whole home filtration system will be installed. The lines were previously brought up to the right side of the AC system but we are going to install the system to the left side of the AC system because there is adequate space there. We will move the water lines previously run for no charge. Both units require electricity, we will tie into existing electric and run a conduit line down the wall with new GFI and waterproof box.
Upon arrival customer had a slow draining shower and toilet was not flushing properly. Plunger toilet and relieved blockage. Flushed toilet many times and ran all bathroom drains. Explained to customer if he wants to guarantee drain being cleared we would have to snake from the roof with k60 and he would have to pay the difference off the k60 drain cleaning and hand snaking of shower drain with a charge of 220.87. Customer declined at this time.
Upon inspection ran shower …slow drain Ran drill snake 25 ft….tested draining properly.
Installed Customer supplied smart toilet and custom shuttoff valve. Flushed several times to check for leaks and functioning.
Upon Arrival we were shown to a bathroom backup that was also affecting the master bathroom vanity. An estimate to clear the clog through the main line and one for additional cable if needed were agreed on and we ran 135 feet of cable and cleared the blockage and also pulled back a few wipes
Upon arrival shower did not work it’s a discontinued column. We tried new batteries and still nothing. Customer is going to look for showers and call us back after he decides what route he wants to take in regards of set up.
