Relocate patio gas line

Both people are very courteous and doing a great job. They had to remove existing pavers and dig down @2 feet to find and relocate the propane gas line on the patio
Upon arrival we read the note maintenance left with the list of things they wanted to have completed by us. Which included fixing the urinal, replacing a faucet in the woman’s restroom, replacing a grab bar over the men’s toilet in the stall, and replacing the poolside shower head, all owner supplied except for the urinal. Upon further inspection of the urinal, we found that the weep holes near the top of the urinal has water spray out while flushing. The cause of this issue would be a build up of minerals from hard water blocking these holes. The faucet couldn’t be installed also because of the risk of it not fitting in the hole and damaging the sink. We told the customer we could attempt to try to install the faucet but the customer declined due to the risk. They said they will purchase another faucet that would fit properly and then we will come back out and install that along with the shower head. The grab bar won’t be installed by us due to liability. Arrived to the house but no answer at the gate.
I arrived today because the customer had low water pressure throughout her home. After assessing a couple different fixtures I determined that all of her water savers on her faucets were full of calcium build up. I explained to their that the hard water we have has high levels of calcium and magnesium and is bad on all fixtures in her home. She is going to buy new water savers and call when she is ready for us to come install. Further more I explained that a whole home water filtration system is the solution to this problem. I put and estimate together for her for multiple things.
When we arrived, we diagnosed the issue as a slab leak that was altered by a previous plumber. We would need to perform a very in-depth leak detection in order to determine the cause of the leak and what exactly was done. He is going reach out to his plumber instead of having us do the work. Heater was changed out this year as well. The work that was performed by his plumber is non code conforming and needs to be removed in order to determine the cause of the leak.
Came out today to preform a whole home evaluation. The home was built in 2016 and everything is like brand new. All valves in the home are working and functional and every drain still has tamper stickers on the tubular. We tested all faucets, toilets and showers for proper function and no leaks. All fixtures have full pressure and we tested all drains no issues or recommendations have been found at this time. Everything is in perfect working order.
I came out today to inspect a shark bite angle stop valve that keeps blowing off the wall underneath laundry sink after evaluation the shark bite was very loose on CPVC pipe and not making a strong connection. Replaced with a new Wolverine brass quarter turn angle stop and tested for proper function, and no more leaks also customer had a handyman. Replace the flapper inside Toto toilet but it continued to run. I replaced the flapper with a new universal 3 inch flapper and tested to ensure toilet is no longer running. All issues have been taken care of I evaluated around the rest of the home and found no other recommendations at this time.
Came out today to evaluate a dripping hose bib and a shower that was constantly dripping as well. I was able to unsolder old hose bib and re-solder on a new quarter turn JTP hose bib. In the master bathroom there was a old school Kohler, shower valve and there was a constant drip coming from the showerhead. I identified the cartridge and had the part on hand, I replaced the cartridge and tested to ensure there was no more drips and no more leaks. All issues have been taken care of.
The customer called today with a clogged shower. After assessing the shower by removing the stopper I determined that it was full of hair. I used needle nose pliers and a screw driver and removed a large amount of hair from the drain line. After putting the stopper back on I ran the shower and it was draining perfectly.
Today I arrived to install the customers kitchen faucet and garbage disposal. After all work was completed I tested for leaks and the system was leak free.
Arrived to find leak still occurring under the sink, it was determined that the kitchen faucet was leaking from the cartridge. I tightened the retaining nut and the leak appeared to stop, recommended to the customer to replace the faucet.
Came out today to evaluate a leak under kitchen sink customer told me she noticed a small puddle in front of kitchen cabinets and opened up under the sink to find the whole cabinet had a layer of water. I drop tested both sides of the sink about 5 times at the same time and not a single drip formed on anything. The kitchen faucet is a moen I checked to ensure the pullout sprayer was not dripping and there is no water running down the water lines. I inspected the disposal to ensure proper function and there was nothing dripping from there either. We than ran the dishwasher to ensure there is no leak coming from there. I was unable to find anything leaking and I recommended to keep everything out of the cabinets and layer the cabinets with paper towels to spot a leak over the next few days.
This is an estimate to diagnose the heater and fix it. After diagnosing the heater I found that the fuse was blown from a lightning strike. I replaced the 10amp 250 volt fuse. The water heater is working and the homeowner has hot water.
Arrived to find kids bathroom faucet leaking constantly, faucet doesn’t t have any part numbers or brand markings. provided an estimate for replacing with customer supplied parts. Master bathroom tub widespread faucet was installed by someone else and the lines were kinked. Faucet also appears to be made for a sink, repositioned valve and lines to remove most of the kinks. The cpvc lines under the tub are not supported, provided an estimate to support the Iines by strapping them to the studs and use glue on emergency stops.
Upon arrival cabana bathroom was partially clogged and toilet would bubble when running the sink. Snaked for 75 feet from exterior cleanout while running water to clear clog. Afterwards a sewer camera was ran 105 feet to inspect the sewer line. Line is pvc and clear of any obstructions and needs no further work.
Upon arrival customer showed us to her courtyard where she has a storm drain that is holding water. I lifted the grid cover and saw that it was full of mud and dirt. I informed the customer that there was nothing I could do for her as my equipment is not made for cleaning out mud and dirt but rather debris or obstructions. I recommended the customer call a company that does storm drain cleaning.
I came out today because the homeowners insurance company saw tape on the emergency stop in the hallway bathroom. He needed to have a licensed plumbing company to come out and inspect the emergency stop for leaks, so that the insurance company wouldn’t drop him. I turned it on and off and made sure the supply line was tight. I saw visible signs of any leaks. I also did a pressure test on the house and everything is good.
Provided estimate for full kitchen hookup including drop in sink using customer supplied parts and misc bathroom work.
I came out today because the upstairs bathroom overflowed and leaked down stairs. Upon further investigation and flushing the toilet several times. I was able to determine that the stoppage had cleared itself. The flapper was bad and the toilet was continuously running causing it to overflow from the bowl. I replaced the flapper and the toilet is no longer running. I also was shown the upstairs other hallway bathroom that the tub was draining slowly. I took the pop-up apart and pulled out several bandages. The tub is draining great now.
Came out today and replaced sloan urinal flush valve with a brand-new valve, tested everything for proper flush and no leaks. Set water level to proper pressure and flushed multiple times ensuring no leaks
Customer had upstairs guess bathroom and downstairs master bathroom vanities with slow draining, I took apart p traps cleaned them out and hand snaked both waste arms to stacks. Ran cables 25 ft and pulled back hair and material after connecting traps together I dropped tested both vanities multiple times, with drainage working wonderful job completed to customers satisfaction.
Rerouted cold water from behind bidet overhead by making wall cuts in master bath to reconnect behind vanity. Used a mixture of uponor and copper lines being sure to strap and use pipe tites between metal studs. A new manifold system was made so the 3/4 copper line could be split into two 1/2 lines to fit behind the drywall. After cleaning up the line was pressurized and checked for leaks.
Opened various walls to trace loop leak. Found the cold side for the right master vanity not holding pressure. Traced the other side to the wall behind the bidet. Capped off both ends and pressure tested to make sure there were no other leaks.
Replaced all 4 emergency stops under kitchen sink and replaced customer supplied blanco kitchen faucet cartridge and hose.
Capped off vanity hot and cold water supply and drainage so entrusted can proceed.
Upon arrival I went to side of the home where the old Rinnai heater was located. I tried to do some troubleshooting and saw that the exhaust fan wasn’t kicking on when running water through it. I then suggested to the customer that they replace the unit. The only unit we had available today was a navien. Customer agreed to price and I removed the old heater and installed the new navien. Tested everything for leaks. No leaks. Heater is working great. Will have to return to install vent cap.
