Upon today’s visit customer had a deteriorated waste arm for kitchen sink. We went ahead and chipped into wall to remove old copper waste arm and replaced with pvc. Upon arrival to the location, we met with homeowner Miguel who opened the door and showed us inside, he mentioned he has a slow leak in the bathtub. He had purchased a bathtub spout thinking that would fix the drip. I mentioned that’s not gon fix the problem, we will have to change the cartridge, but I explained it’s an older valve so we might not have the likely hood of pulling the cartridge out. I explained we will have to change the valve body entirely, and we will have to open tile a little more or through the back. He stated the back of the shower valve is a closet that’s completely filled. He stated they’re selling the home, getting ready to leave so there’s a lot of boxes everywhere. Furthermore, I told him I’ll get some options based off what we discussed. When I showed him the options, he stated it was too much, he thought it would be a way less, and a quick fix but he mentioned he’ll let the next home owners deal with it.

Upon arrival customer had a toilet that is constantly running from bowl to tank. We suggested replacing toilet due to age. Further inspection main water shut off is an updated 1/4 turn ball valve and water heater was from 2003 and leaks at base with a very slow leak. We provided estimates for replacements and customer will discuss with daughter and call us when she’s ready. The customer reported a leak under the kitchen sink, which was traced to the old faucet. After removing the faulty faucet and disconnecting the existing fittings, the new faucet provided by the customer was installed. All connections were properly tightened, and the faucet was securely mounted with new seals and flex hoses to prevent leaks. A final leak test was conducted to ensure everything was watertight, and no issues were found. The job was completed, and the sink is now functioning without any further leaks.

Upon entry into the unit, customer stated that he wanted to relocate the washing machine supply and drain lines along with install a new dryer vent. At this time, customer is only accepting estimates. Customers unit is currently under construction and no access to water heater and or main valve at this time
I have been doing business with John the Plumber since 2023 and have never been disappointed. They are prompt, courteous, honest, and professional. Upon arrival to the location, I met with homeowner Richard who was ready for my arrival. He went to shut off the water and initially he thought he got the right valve, but I still had water full pressure. After a few more tries, he got the right valve and I began draining water heater and cutting old pipes out the way. Moreover, after the unit was empty, I removed it and got the new ball valve on the inlet line, so Richard could turn the water back on. Furthermore, I got the pan drain hole situated and in place, then placed my heater in position and began making my connections. I then checked for leaks by filling the water heater, and no leaks were detected. In addition, I did the electrical work after water heater was filled. I checked for power and all is functioning accordingly with the water heater. Customer call John the plumber out today because she has an issue with both of her toilets located inside the home. Both toilets are constantly running intermittently and customer attempted to fix the problem herself. Unfortunately, she was unsuccessful. Technician will come up with a few options to resolve your issues. Customer is going to pick up the toilets from Home Depot and call us back to do the installation.

Customer call John the plumber out today because they have a leak coming from the kitchen faucet underneath the kitchen sink. What technician arrived he took a look underneath the sink and saw that the kitchen faucet was leaking from two different locations. To resolve this issue technician recommends customer replace the kitchen faucet. If customer decides to move forward with the work that needs to be done, they need to schedule a building shut down. That way we can replace the faucet with no issues because the gate valve that shut off the water to the home because some issues if we attempt to close it. Brian will speak with the homeowner and give us a call back to move forward with any work.

Upon arrival customer had a back up in kitchen sink within studio apartment. Kitchen drain line is connected to laundry stack. We ran k60 cable through roof vent of laundry stack to relieve blockage. We had to run k60 an additional time to relieve blockage. Plumbing underneath sink and for both laundry drains are improperly pitched and have incorrect fittings to alleviate this issue the drain lines will have to be repiped. This estimate is to provide services for removal of existing toilet and install new waxing and reset existing toilet. During my due diligence, I went downstairs and only seen drops of water upon flushing. If for any reason that there is a cracked flange and or cracked piping that is causing this leak and additional estimate will be written up prior to work beginning. I remove the toilet, added new wax ring, and reset the toilet. I had reach downstairs to verify there was no leaks. I flushed five times. Customer downstairs and unit 533 verified everything is in proper working condition with no leaks as well as unit 633 The main valve and water heater was unacceptable.

Upon arrival customer had a water heater that was just recently installed and was not getting any hot water. We tested electrical and found the electrical switch was not connected properly. Upon arrival to the location, I met with Dennis who opened and showed us inside. He mentioned under the sink his son noticed some leaking from p trap. He had a small bowl to catch the water which was empty when we arrived but he said the bowl had some water in it. Furthermore, I advised Dennis I’ll change the washer from the trap and re tighten it to assure no other leaks. Afterwards, we ran the dishwasher, and faucet for some time and no leaks were detected. All is well at the moment.

Upon arrival to the location, I met with homeowner Richard who showed me inside the apartment. Richard and his wife moved in two years ago, and they knew the water heater was soon going to have to get replaced due to its age. Moreover, Richard also showed me a bidet seat they would like to get installed in their bathroom. They already have an electrician to run an outlet to the toilet. Furthermore, I explained to Richard we’ll have to add a switch to his water heater for code purposes, his current circuit breaker for the water heater is a 20 amp double pole, so he’s good on that end. He also has a main valve to shut down the unit. In addition, I got Richard some options, based off what we discussed and he and his wife agreed on an estimate. They weren’t expecting to get it done today, I told them we could do it next week, but I would need a deposit, which I collected. Hence, I advised them they’ll get a call from the office to confirm a date for the work to done.

Upon arrival to the location, I met with Dennis who showed me inside and told me what was going on. He needed the plumbing hooked up in the kitchen, he had most of the material to re-install. I advised him for the ice line I will have to cut through the cabinets. Dennis went over it with his wife and they okayed the drilling. Moreover, I began connecting faucet and garbage disposal, to then tie in the new valve on the cold side for the refrigerator. Furthermore, once I had everything in place, I turned the water on to check for leaks at each connection made and no leaks were detected. Hence, i showed Dennis everything that was done and he was happy with the work. All is operating accordingly at the moment. Upon arrival, customer informed me that is told it was constantly running so we turned the water off from the angle, stop and self diagnosed that he needed a new flush valve. I advised customer that I would have to run a diagnostic to find out what the lasting issue is. I turned the water back on and diagnose that the kholer flush canister. was compromised in the rubber gasket was loose. I informed customer that we can replace the canister however it is extremely recommended that we do the entire minor rebuild of the tank because John the plumber is taking liability for it the tank accessories since we are working in it. Customer understood and agreed to move forward with the minor. I replaced the Kohler flush canister and provided a wolverine grass. The plumber sponsored filled valve. Upon arrival we greeted the customer and began working. After work was complete, we ensured our connections were leak free and our installations were operational and made sure hot water was present before we left

Upon arrival I was shown to a leaking water heater. For tonight the customer just wanted the water to stop. So estimates were signed to drain and remove the water heater and cap the pressure lines. After the work was complete, I turned the water back on to check for leaks and none are present. The estimate to replace the water heater was signed and she put down a deposit of $1150 towards it to be done no later than Monday. She’s available between 12-4 on Monday

Upon arrival customer had a toilet overflowing from tank. We suggested replacing toilet due to age of old toilet. Upon pulling toilet the toilet flange was too high to install new unit. We then replaced toilet flange. Emergency stop to toilet was also outdated and we changed to a 1/4 turn with a new supply line. Further inspection main water shut off was old style gate valve and needed to be updated to a 1/4 turn ball valve. Water heater is 5 years old and almost out of warranty and also not placed in pan at same level of home. Upon arrival customer had a toilet leaking from tank to bowl to not provide a powerful flush. Toilet needed a minor rebuild. Angle stop was recently updated to a 1/4 turn shut off so we went ahead and installed a new flapper as well as fill valve. We also changed out supply line to toilet from angle stop. Toilet is now operating as it should. Customer is a tenant and did not want to stress land lord out about future repairs. We did however have a recommendation to replace the main water shut off in unit, and water heater is 8 years old and out of manufacture warranty with an old style gate valve. Upon arrival I was shown to a disconnected shower handle. I was informed that the customer knew how to resolve the issue and had his tools ready. I offered to watch to make sure it went well and advised that if I had to jump in it would be a charge. The end result was that he was able to reinstall the shower handle and it’s operating well. This was final phase of three bathroom fixture replacements. All of the work has been done thoroughly & correctly and the plumbers kept me informed and answered any questions I had. All plumbers who worked on my job were professional, pleasant and really cared about their work. I highly recommend John The Plumber.
