Upon arrival customer showed me a toilet that was leaking into the downstairs unit. Upon inspecting the downstairs toilet, I found that the toilet was leaking from wax ring. I gave customer option to install a new flange, angle stop supply line and wax ring. Customer agreed. At this time everything’s installed no other leaks were found downstairs Customer has one year warranty parts and labor on wax ring, flange angle, stop and supply line.

Upon arrival to the location, I met with homeowner Keith who was out by the garage waiting on my arrival. He showed me to the side of the home where he had the issue. He mentioned he went to try to undue his hose and the entire hose bib came off with the hose. He had to shut the main water down to the home. He currently has a gate valve for his main, I did recommend a 1/4 turn. The water heater is also over 10 years old, Keith is aware of it’s old age, he mentioned he’s not planing on changing, I did still mention I’ll show him some options anyway so he at least knows the cost. Furthermore, he selected to just get the hose bib done at the moment. I got what was necessary and made the repair. I told Keith to turn main water back on to test for leaks and none were detected, all is operating accordingly. He took me to one of the bathroom where he had a jacuzzi tub installed a few years ago and it hasn’t worked for the past 2 years. He mentioned it was getting power but the motor just won’t turn on. Upon arrival, the customer reported a backup in the primary shower. After conducting a thorough inspection, it was determined that the main sewer line was also backed up. To address the issue, we utilized a K60 drain machine and snaked the line through the roof vent. We ran 75 feet of cable and successfully relieved the blockage. Following this, we conducted a camera inspection through the same roof vent. The inspection revealed that the cast iron main sewer line was in poor condition. Specifically, at approximately 50 feet into the line, there was a noticeable belly in the PVC section of the system. This improper pitch is causing debris and solids to collect, leading to recurring blockages and backups. Based on these findings, we recommended a full replacement of the cast iron piping. Our proposed solution includes removing all existing cast iron pipes from the base of the home and replacing them with new, properly pitched PVC piping to ensure proper flow and prevent future issues.

Upon arrival customer wanted an estimate to install a hose bib to dock and also had water pressure issues to whole home. We charged general diagnostic fee to further investigate low pressure. Upon today’s visit, we went through a membership walk through. We noticed all emergency stops in home were multi turn valves and will need to be updated to a 1/4 turn shut off. While flushing water heater there was a lot of debris collected in our sediment capture sleeve. We did recommend a whole home filtration system to alleviate the sediment buildup in all fixture in home. John, the plumber was called out to the customer is home today because they would like an estimate on replacing there a 40 gallon water heater located in the AC closet. Water heater was manufactured back in 2002 making the unit 23 years old. Based on technicians inspection the new water heater installed would need to be brought up to code and permits would be required. Customer will also need to have a AC technician an electrician on site. The AC technician needs to relocate the AC lines, running across the water heater, and the electrician needs to install an electrical disconnect and hardwire the new water heater required by code. Building shut down will be required to replace the water heater. Technician will come up with a few options for the customer to resolve her issues. Customer was in a rush and would like technician to contact her on Friday to go over the options in detail.

Report Summary: We met with Renee at the property regarding issues with the existing water heater. Renee reported that the unit was not functioning properly and had been providing inconsistent hot water. After assessing the condition of the unit, we determined that the water heater is outdated and no longer reliable. Due to its age and condition, we recommended a full replacement of the water heater. We also advised replacing the existing heater valve with a permanent, code-compliant valve. We presented Renee and Chuck with a quote for the replacement, which includes a new water heater, a new drain pan, and a new heater valve. It’s important to note that water service to the entire building must be shut down in order to safely replace both the water heater and valve. Once the homeowner approves the quote, we will coordinate the shutoff and schedule the installation accordingly.

Customer called John the plumber out today because he just purchased a home and there’s a few things that he would like it done. In the guest bathroom, the toilet is constantly running. When technician took off the tank, he saw that the fill valve and flapper are brand new but the Douglas valve needs to be replaced due to it being broken. The next area of concern was the master bathroom shower. He purchased a new cartridge to swap out, but unfortunately, the cartridge that he purchased was the wrong brand. Technician will provide the customer with a few options. *customer just moved into the home one day ago*

The customer has a new kitchen faucet that needs to be installed and a 1-inch gate valve on the left side of the house. They would like the gate valve replaced with a ball valve. The city came out to locate the meter but was unable to find it. They will return tomorrow to continue the search.

Summary of Visit: Our technician met with the homeowner at the above address. The homeowner pointed out an area where water is visibly coming out, raising concerns of a potential hidden plumbing issue. After a visual inspection and discussion, we explained that the symptoms may indicate a slab leak. We advised the homeowner that a professional leak search would be required to determine the exact location and nature of the leak. We also informed him that, due to the possibility of a slab leak, it may be necessary to open the exterior block wall, and that the shower area could be damaged in the process. The homeowner acknowledged and understood that any damage to the shower tile would not be the responsibility of John the Plumber. We explained that the quoted leak search price covers up to 2 hours of work: • 1.5 hours of active leak detection • 0.5 hours for setup and preparation If additional time is required to locate the leak, it will be billed at a rate of $398 per hour beyond

Upon arrival we dug down to the sewer and discovered that there is sdr tied into pvc. Also there is another line also tied into the Y. More work is needed to be done that we did not know about just by running the camera the moment we discovered the roots. We were however able to cut the section of pipe out and remove the roots by hand over the duration of the day. It took a while to do that. We will need to return to complete the job. There may be another estimate given to get the job fully completed due to what we discovered that we have to do next.

Today, we met with the homeowner regarding an issue with the water heater. The homeowner reported a small fire that occurred beneath the electrical components of the unit, which resulted in the water heater shutting off and the breaker tripping. Upon inspection, we recommended replacing the existing electrical connection with a hard wire to properly assess whether the water heater itself required replacement. After completing the electrical work, we confirmed that the water heater powered back on. At this time, it cannot be determined whether the upper heating element is functioning correctly due to the short that occurred. If it is found that the upper element needs replacement, a 5500-watt element will be required and must be specially ordered. Additionally, the unit contains a 5500-watt smart upper thermostat, which would also need to be ordered if replacement is necessary. Customer called for an emergency dispatch. Upon arrival, customer informed me that she broke of one of her hose bibbs in the back of the house. Customer was forced to shut the water down until a plumber arrived. After diagnosing the situation, I recommended that customer change all of her hose bibbs because they most likely are all in the same condition. Customer agreed. I unsweated all three gate style hose bibbs and replaced with 1/4 turn brass hose Bibb. Turned water on and tested for leaks. No leaks.
