Excellent service

Reroute 3/4 cold uponor from left side of home in attic. Teeing of 1” cold copper line running over head to 1st floor guest and hall bathroom. Dropping down wall toeing back into cold exposed n hall bathroom. Installed new hose bib on left side of home. Strapping pipe.

Upon arrival, the customer reported a significantly high water bill. A pressure test was performed and the pressure loss was identified on the cold water side. Inspection & Diagnosis: Accessed the exterior wall where the main water service enters the left side of the home. Exposed a single 3/4" cold copper loop. Cut and traced the line, locating the loop within the wall between the hall bathroom and the guest bathroom. Opened drywall and exposed the cold water manifold. Repairs Attempted: Cut and capped the only other cold line leaving the manifold, which supplies the exterior hose bib. Reconnected the loop at the manifold where the main water service enters. Re-pressurized and pressure tested the system. Result: Pressure dropped again, confirming the leak is within the loop that runs from the water service entry point at the manifold to the manifold serving the hall and guest bathrooms. Next Steps: Will return tomorrow to reroute the faulty 3/4" cold water line. Provided the customer

Upon arrival to the location, I met with Martha who opened and showed me inside. I asked Martha if she was aware of my visit, and she stated it was a complimentary visit to check the plumbing. She then asked how long would it take because she’s actually stepping out. I told her it wouldn’t be long and told her exactly what I’ll be doing. She has two bathrooms, one upstairs and one downstairs. She renovated the entire home about 2-3 years ago. The only thing that I seen, which was a concern, was the water heater. I brought it to her attention, she mentioned she’ll replace it when it stops working. Hence, I gave her the folder with the evaluation forms and toilet tank tablets.

Upon arrival I confirmed the that the electrical and AC work was complete and began replacing the water heater and hot valve. After the work was complete, connections were checked for leaks and none are present and the customer has hot water

Customer contacted us regarding a sewer stoppage at their unit. Upon arrival, I was shown an exterior PVC clean-out that was actively overflowing. I provided an estimate to clear the blockage using a K60 sewer machine, which was approved by the customer. After successfully clearing the stoppage, I performed a complimentary camera inspection of the sewer line. During the evaluation, I identified a section of compromised PVC pipe with visible root intrusion. I then located the exact area of the damaged pipe and provided the customer with an estimate for the necessary repair. While the sewer line is currently draining, I advised the customer that this is a temporary solution. The root intrusion will continue to worsen over time, and the affected section of piping will ultimately need to be excavated and replaced to prevent future backups.

Customer call John the Plumber out today because he needs his dishwasher emergency stop valve replaced. Customer attempted to service his dishwasher but unfortunately was unable to do so due to the fact that the water would not shut off 100%. Technician will give the customer a quote for replacing both dual emergency stops underneath the kitchen sink. Technician will also give the customer an estimate to replace a hose bib in the back of the home. Customer requested an estimate to repair a leak on a 2-inch copper hot water line. After evaluating the leak, I provided a detailed estimate for the necessary repair. The estimate was submitted to Leroy, the Maintenance Manager, who confirmed he will contact the office to schedule the repair once the estimate has been approved.

Customer called John the plumber out today because the unit below him is complaining about a water leak coming from above the guest bathroom toilet. Customer had a similar issue a few months ago, and that issue was resolved by replacing the toilet flange and wax ring. Unfortunately, this is not a similar issue due to the fact that there has not been anyone living in that unit for at least two weeks. And technician did not see the toilet running. So the leak may be coming from somewhere else. Technician gave the customer some options on a leak search but before a customer goes through with that option, customer would like to put dye in the toilet to make sure that it is not the toilet causing the issue.

We spoke to the homeowner over the phone after diagnosing the situation via isolated clogs in the tub and vanity. After receiving approval to snake the tub, we proceeded with the work. As a courtesy, due to the tenant being partially disabled, we also cleaned the tub, even though this is not typically part of our service. We tested the system afterward to confirm that everything is running properly and in good working condition. No other recommendations at this time, other than advising the association to descale and jet the drain lines to help prevent this issue from occurring again in the future. We arrived on site to address the reported drain backup. Upon arrival, we witnessed large amounts of sewage escaping from the top of the toilet, which appeared to be the result of an overflow caused by usage from a main line stoppage. Work Performed • We ran a drain snake approximately 50 feet through the line and successfully unclogged the stoppage. • After clearing the line, we inspected the interior of the drain. • The inspection revealed heavy scale buildup and cast iron piping in poor overall condition. Inspection Findings • No observable cracks or breaks were present in the cast iron at this time. • However, the piping displayed severe thinning throughout the section we inspected. • The condition of the cast iron suggests it is approaching failure, and cracks or breaks may occur in the near future if corrective action is not taken. Recommendations • We strongly recommend having the drain lines descaled and then re-evaluated to determine whether pipelining or full pipe r

Upon arrival I was shown to a water heater that needed replacing. An estimate to replace the water heater and hot side valve with permits was signed. I couldn’t do it today due to the AC lines hanging too low so that’s being coordinated between myself, the homeowner and the head of maintenance to see if this will be done tomorrow or Wednesday. There is an electrician on site now to hardwire the customers electrical to the water heater. They’re aware that the breaker needs to be changed to a 20amp and the heater needs to be hardwired to a switch. A deposit of $1170 was put down towards the work.

Customer had 3 Kohler toilets that had weak flushing power after assessment of toilets i found that the fill valves where not adjusted to the right height to get optimal flushing power. I adjusted all three toilets and restored them to optimal performance.

The proposed work includes the installation of a new irrigation meter service directly adjacent to the current water meter. Upon arrival we were shown to the insta hot and the customer stated it wasn’t hot enough. We turned the temperature up and then was shown that the garbage disposal was leaking. An estimate to replace it was agreed on and after installation was done we tested the disposal for leaks and proper functionality by filling and draining the sink while running the disposal. We then were shown to the faucet where the cartridge was replaced and tested them and they are working fine and leak free

Customer called regarding a possible wax ring failure in the master bathroom. Upon arrival, we were met by the maintenance manager, who provided access to the unit. After asking a few questions, we were informed that the unit below had reported signs of minor water damage around the vent in the ceiling, directly above the toilet area in the master bathroom. We provided an estimate to perform a pull and reset of the toilet and replace the existing wax ring. This estimate was approved. During the removal process, we discovered that the toilet flange was cracked. We recommended replacing the damaged flange to ensure a proper seal and prevent future leaks. This additional repair was also approved. All work was completed, including removal and reset of the toilet, replacement of the wax ring, and installation of a new flange. Upon arrival to the location, i checked in with security and went upstairs to meet Kevin who was waiting on my arrival. I shut the water off to the home and circuit breaker, then began draining the old unit. While the unit was draining, I got the electrical done. I got the old heater out of the closet and got the new one in place. Moreover, i made the required adjustments to the piping and got it all connected. I then turned the water back on to check for leaks and none were found. Furthermore, I then connected the electrical and waited for water to heat up. Upon arrival we began the leak search and found that water was coming from the flange area. Customer signed a pull and reset estimate and when we pulled the toilet we saw that the wax ring was gone. We replaced the wax ring and set the toilet and flushed multiple times as one watched below and the toilet is now leak free.

Upon arrival to the location, I met with homeowners Kevin and Mary who came out to the hallway to show me the water heater in the closet. The water heater is from 2006, they are aware of its age and want to change it before it gives out on them. Moreover, I explained we pull permits for all the work and we would have to do a few things to bring the water heater up to code. For example, I told them the circuit breaker needed to be decreased to a 25 amp double pole, and they needed a hardwire connection with a switch in the closet with the water heater. They understood and mentioned if we can do it within the next couple days, as they have a flight on Monday. I told them it shouldn’t be a problem but I’ll check with office.
