I came out today for a today for a toilet that was leaking in the guest bathroom on the floor. After flushing the toilet I noticed that it was leaking from the bottom of the tank. Both of the toilets in the condo were older and needed to be replaced. I went over different toilet options with the homeowners. They decided for me to install 2 new toilets. I also advised them that it would be good to replace the old emergency stops as well. I replaced both emergency stops and installed the new toilets. There are no leaks on the emergency stops or the toilets. The toilets are nice and tight to the floor and are flushing good.
This price is to fix the leaking backflow. Parts & labor included
I came out today to diagnose a leak coming from the mainline before the backflow upon inspection water was coming up out of the ground from the backside of the backflow. We dug up the pipe and exposed everything and found a cracked 2 inch cap. Thankfully there was enough pipe behind the cap So we were able to cut off the cap and re-glue on another cap, without messing with the tee or the elbows. Tested extensively to ensure no leaks or issues.

Upon arrival the homeowner had the cover plate off of the upper element and thermostat. I removed the styrofoam and noticed that the reset button was tripped. I pushed the reset button back in and the heater started to heat up. I provided an estimate for replacing the old water heater if this is a reoccurring issue. I waited for a few minutes and the water was getting nice and hot in the kitchen.
I came out today to look at the parking deck drain that is sinking a little bit. All of the drainage on the parking deck have membranes to filter the sand out that goes down underneath into the parking garage. This particular membrane for the parking deck needs to be replaced because it comprised and filled with sand. I advised Frank that jtp does not perform this scope of work, and it would be best to call a paver company to come out and look at the scope of work.
I came out today for a leak at the base of the toilet in the guest bathroom. When I pulled the toilet the wax ring appeared to not creating a good seal. I also noticed that the cast iron flange was not good. I installed a new pvc flange. After setting the toilet I turned the water back on and flushed the toilet several times. The toilet is no longer leaking at the base, and the toilet is nice and tight to the floor.
Upon arrival the homeowner showed me both bathrooms that were not flushing. I went on the 2nd story and ran 105 feet of k-60 cable to clear the stoppage. When I pulled the cable out there was nothing on the cable. I then ran all of the fixtures in the condo and flushed the toilets several times and everything is flushing and draining good. The building is almost 65 years old with original cast iron pipes. I recommend to the homeowner about hydro jetting the unit, and possibly the whole community. The homeowner will speak with the board to see how they would want to move forward with the hydro jetting.
Upon arrival customer showed me to mater bath shower. Shower does not stop unless in specific position. Was unable to remove handle due to set screw being stripped. Reached out to hansgrohe and they are going to email back with the part numbers.

The client did not have any hot water, so we came out and found a faulty pressure relief valve. We gave the client estimates for repair or replacement. Since the water heater was over 10 years old, they decided to replace it with a new one with the addition of a water filtration system.
Came out today to diagnose a leak from upstairs to downstairs. We came to the conclusion that the wax ring had failed and was causing water to leak into unit below. I pulled the toilet and found that one side of the wax ring was blown out and it was all hard and crusty wax. Replaced with a new jumbo wax ring and new hardware and reinstalled the toilet. Flushed 5+ times along with dumbing a full 5 gallon bucket down the toilet. Confirmed nothing was leaking in the unit below I than caulked the toilet in and tested to ensure no rocking of the toilet and no leaks.
Upon arrival customer stated bathroom faucet leaking…noticed supply lines were leaking….replaced hot and cold supply lines
Supplied and installed a new hot water recirculation pump. All materials are included. We needed to replace both of the gate valves that isolate the pump with two new ball valves because the old gate valves didn’t shutoff properly. I also installed a new hose bib so I could bleed the recirculating line after the pump was replaced. After all work was completed i ensured the new pump was working properly and checked all fittings for any leaks.
Upon arrival I found that the recirculating pump in the basement is making a loud noise. I believe the pump got air locked and is now not able to function properly. I need to replace the pump however the valves to isolate the pump are no longer closing completely so I also need to replace the valves. I will also be installing a bleeder valve so we can ensure there is no air stuck in the line. I won’t be able to perform the work today so we are scheduling for 9 am next Thursday. No charge today.
I arrived today because my customer has a sewage smell in the VIP area of the residence. After assessing the general area the smell was most prevalent at the wash sink in the hallway. After opening the drywall behind the sink to expose the waste arm it revealed the ptrap enters directly into the 2” cast iron stack. All fittings and connections appeared to be in good shape. After not seeing any visible damage we performed a smoke test on the residence. The smoke test didn’t show any leaks near the smell but we had smoke coming out on the other side of the residence directly in front of the air handler the serves the VIP area. We are going to return to the residence to continue the smoke test process to find the leak near the air handler and assess if it might be in a location for the air handler to pick up a draft.
I removed the old supply line, and installed new 1/4 inch pex for the ice maker. I turned the water back on, and the new line is not leaking.
Supplied and installed new toilet parts for the hallway bathroom. The toilet is occasionally spraying water out from the plastic internal tank and it is going down the wall and puddling on the floor. We will be special ordering the fill valve and ordering an extra fill valve for the master bathroom toilet which is the same model. All materials are included. Tested the new toilet parts for proper function and checked all fittings for any leaks. Turned off the water to the apartment after all work was finished.
Arrived to install a 30 low 3500 watt in place of a 30 tall to gain more space above for more storage. Emptied the pressure relief valve into the pan with a leak sensor as the 3/8 existing line was clogged.
I came out today to change the main valve. I was unable to change the valve because the water heater is in the way. Also the copper pipe is bigger than I originally thought. I will be providing an estimate to replace the water heater along with the main valve.
Upon arrival I found the toilet in the hallway bathroom is spraying water onto the back wall and it is puddling on the floor. I cannot see the model of the toilet so I called the manufacturer and they will be providing a list of parts that we will need to order to get this toilet functioning properly. The homeowner would like an additional set of part’s ordered because he has two of the same toilets in the unit so he would like a backup set of parts. No charge today as I cannot perform any work.
The customer called today because he thought he had a leak from under his toilet. After pulling the toilet and assessing the flange I realized water was coming out of the wall instead of his toilet. I contacted maintenance and they opened the wall and ceiling to show a cracked toilet line in the condo above. I was unable to reset the toilet because the condo maintenance has to do their work in the wall behind the toilet. The home owner is going to call when the job is completed to have his toilet reset.
I came out today to replace the old wax ring that was causing the toilet to leak into the 4th floor master bathroom. I pulled the toilet and replaced the old worn out wax ring. I used 2 wax rings for extra wax to make sure that the toilet had a good seal to the flange.
Upon arrival I found the water heater was set to 120 degrees and the owner would like it turned up a few degrees so I adjusted the temperature to about 125. Only charging for the JTP membership today.
Upon arrival, customer showed us of the kitchen sink where it was backed up. I gave the customer multiple options on what she could do to clear the clogged sink. Customer went with gold option because she wanted the bottle of bio one. Ran my drill snake roughly 15 ft to clear stoppage. Also vacuumed out a lot of food particles and grease. Sink is draining beautifully now.
Came out today to evaluate a clogged toilet. We installed the toilet last week but now it’s not flushing. Gave customer a 1 time complimentary toilet auger to clear the clog and get the toilet flushing again.
