Summary of Visit: Upon arrival at the property, we met with the tenant to address their concerns about a leaking line and a rerouted water line installed around the home. After inspecting the plumbing, we discovered significant issues with the material and installation of the water lines. The existing lines are made of polybutylene, a material that has been discontinued due to its high failure rate and inability to withstand long-term use. The bottom line is that the water lines throughout the home are at risk of further leaks or failures, and replacement of the entire system is strongly recommended to avoid recurring problems. Findings: 1. Polybutylene Water Lines: • Material Issues: Polybutylene piping was commonly used in residential plumbing from the 1970s to the 1990s but has since been discontinued because of its tendency to degrade, crack, and fail over time, especially under exposure to chlorine and other water treatment chemicals. • Current Condition: The piping shows s
On arrival found water stains on living room ceiling. opened ceiling to expose hall bath toilet drain. found when toilet is flushed leaks down to ceiling. lifted toilet found flange broken removed and replaced flange. Reset toilet flushed tested good. Gave estimate on replacing main gate valve to ball valve left side of home.
On arrival customer stated both bathrooms were backed up. After arriving found stoppage is gone but guest bath toilet running and master bath fill level in tank low gave estimates for both on minor tank rebuild. Customer will call when ready.
Customer wanted estimate on water softener filtration system and a whole home filtration system . Customer will go over estimate with wife and contact office for installation of system.
Customer wanted camera of the cast iron from the kitchen stack line that I did a repair on she would like an estimate on replacing from the pvc repair to about 20 feet under the house I could not go any further to avoid getting camera stuck in a rotted channel in the cast. I will get with David to go over an estimate to tunnel the kitchen line. Also she would like to get an estimate on a French drain . For the laundry room on side of building.
Arrive to customer, found that downstairs neighbor is having a leak on the bathroom wall parallel across from front door. Downstairs neighbors advised us that she would need to talk to landlord before we cut into drywall. We presented estimates for leak search to assess and locate leak, customer is going to get back to us as soon as possible.
Summary of Findings: The customer informed us that another leak detection company had previously come out to address a leaking hot water line. During their visit, the company identified the leak, cut and capped the affected hot line to prevent further water damage, and provided their recommendations for repair. The customer contacted us for a second opinion and to explore any alternative options to rerouting the hot water line. They specifically inquired if there was a solution that did not involve running the line through the attic. Our Assessment: After a thorough evaluation of the plumbing system and the affected area, we confirmed that rerouting the hot water line through the attic is the most practical and viable solution. The alternative options, such as tunneling under the slab or re-piping through the walls, are either not feasible due to structural constraints or would result in significantly higher costs and potential risks. Upon todays visit, customer had us return to relieve blockage. We pulled 2 toilets that were slow to flush. Roots grew from under slab, around toilet flange and intruded both toilet flanges. Both toilet flanges needed replacement. After repair we ran camera in both flanges throughout main to look for any imperfections, only noticed minor belly in main. Toilets are caulked and tested, no leaks, and operating as they should. Thank you for calling John the plumber!
Upon todays visit, both front bathrooms are clogged and will not flush. We first ran cable through accessible clean out behind house, then went to the roof. We then snaked from one vent, no relief. We went to next vent in the same vicinity and ran cable to find roots. We ran cable once more and didn’t see any roots. Ran 75’ each time. We will have to return tomorrow with camera and pull toilet and run cable through base of toilet. This will relieve blockage and then we will run camera to see where imperfection in pipe is and give a quote for repair. When cold is shut off on hall bath fixtures, hammering noise occurs, and wall open wall found hammering noise from previous reroute is not issue went into attic found no issues with piping in attic shut off integral stops on master bath Brazzil shower valve found no issues with cartridge other than cold is crossing over to hot Not able to locate problem. Customer does not want me to open up any more walls.
In the master bathroom the customer was in need of a minor toilet rebuild, due to the fact that the toilet was running, when I was collecting pictures of the main valve and the water heater . I came to find that the main valve was a gate valve that would need to be replaced with a ball valve before any work can be done in the unit, she informed me that she would be moving in 1 month and she did not want to go forward.
Customer needed estimate on whole home repipe and a single line reroute customer will go over estimate with wife and get back to us within the next day.
Upon this visit customer wanted estimate for replacing tub valve and spout, both customer supplied and with parts and labor. Estimates provided. Customer is getting multiple estimates and will make a decision this following week. Thank you for calling John The Plumber!
Had to install 1/2 inch ball valve on to cold side of tankless and connect hot line from heater to hot side of kitchen sink for independent heater on island kitchen sink. No charge warranty work . Had customer test water for temperature and customer was very happy and will be calling office to schedule time to have stove pot filler installed see estimates .

Came out today to diagnose a main line clog affecting downstairs bathroom. We snaked the wall cleanout that fed the bathroom and snaked 75 feet and than tested the bathroom extensively to ensure no issues. I found the tub still had a slow drain and I have given the quotes to snake the tub drain but customer told me he will handle that himself. Pulled back nothing main line cleared.
Customer installed fill valve and flush valve himself and had issues with it running gave customer price on rebuild and installing customer supplied toilet and customer decided to go with purchasing his own toilet and having JTP install the toilet. Collected deposit and customer will contact office after purchasing toilet for installation
Arrived to customer, we found that guest bathroom toilet was backed. Due to twin sinks and shower draining properly causing no effect on toilet, we presented estimates for augering toilet, customer approved. After augering toilet, we cleared clog and found that cause of clog was just toilet paper! We also made customer aware of concerns and presented estimates to customer!
Arrived to customer, we removed old leaking water heater, old heater hoses, and installed new flex lines, installed pan and new water heater, installed new t&p relief. After installation we set water heater to customer preferred temperature, checked for proper functionality and you are good!
When we arrived, we met with the homeowner. He explains he rents the unit out and only wants to get the tub drain cleared out. Recommend running snake to clear out the tub drain. We didn’t have a snake today and another technician will be out to clear it.
Arrived to customer, found that 30 gallon. Rheem 4500 w was leaking and rushing out from inner tank, we turned electric and water valve off to water heater. We presented estimates to customer, at this time customer is going to get back to us!
Arrived to customer, found that whole apartment building has pvc sewer system, we also found that units in rear of building had main line clog, we presented estimate to the customer for running K60 snake machine through roof to clear clog, customer approved. After running about 50 feet of cable through main 3 inch vent on the roof. We cleared clog, when we pulled that cable we found that flushable wipes where the cause of clog we advised tenants in building to not flush so called flushable wipes down drain due to not being able to break it down and float. After running water in homes to verify proper drainage, we found in apartment 4 that water heater 9 and is leaking inside of pan. We spoke to customer about it and we are going to send estimates for replacement and she is going to get back to us!
