Upon arriving customer informed me that he was looking to replace the old heater in his unit. Heater is from 2006. Customer also had a 3/4 main gate valve. I advised him we would replace it. Also advised customer that we would need to bring the new heater up to code by providing a switch box with the install. Also included permitting price in quote.
Upon arrival customer had a leak in her main water supply, within 3’ from meter box. We excavated around pipe, determined that the roots surrounding pvc main line put pressure on piping to break at male adapter connected to meter valve. We made repair waited for set time of glue, and turned on meter valve. Tested for leaks, line has been repaired. Upon further inspection main valve to supply home is old style gate valve and needs to be updated to a 1/4 turn ball valve. Estimate provided Customer declined photos of water heater at this time. We came to condo to diagnose the issues. Upon visit there were multiple issues of HIGH CONCERN! Water heater is old and rusty and leaking from base, main valve is old style gate valve and needs to be updated to a 1/4 turn ball valve. All emergency stops are old style turn handle valves and need to be updated. Kitchen faucet is broken at sprayer and needs to be replaced. Toilet has to be pulled and reset. Toilet does not fill or flush, will need a minor rebuild to be able to use. Again these issues are of high concern! Thank you for calling John The Plumber! All estimates are provided
Upon arrival we were shown to water fountains that weren’t working. A diagnosis fee was agreed on and during inspection we found it was an electrical issue that we could solve. The fountains are back operating properly
Arrived to customer, found that both women and men’s bathroom we’re all backed up, with floor drains backing up, constantly. We presented estimates to snake from inside bathroom, customer approved. After running about 45 to 55 feet of cable we cleared clog. We found that clog was caused by excessive toilet paper and not enough water following behind. Due to this we would recommend a hydro jetting of main sanitary drainage. We ran an additional 10 feet of cable to ensure proper drainage. After removing snake from toilet, we reset toilet, checked for proper functionality, and you are good to go! We emailed payment link to customer.
Water heater, garage leaking and has a gate valve for shut off
We replaced the old filter with a new elkay filter due to age of preexisting filter. We had to remove the panel to reset the system and also someone seemed to have unplugged the wire carrying signal to the filter sensor so we reconnected that also. Sensor showing green. Filter replaced. No leaks operate as normal. The office is taking care of payment with business.
We did a rebuild of Sloan valve left urinal men’s bathroom due to it not shutting off completely. Also I checked the toilet that wasn’t flushing properly and it flushes fine you just have to wait till it is completely under pressure. But toilet works fine. Checked all other stalls and everything seems to be ok. Customer also needs a new filter for the right drinking fountain. I have pictures and we need to order the filter. Will be sending over an estimate for that via email as soon as we get the info from parts.
Came out today to look at guest toilet on 2nd floor… Upon inspection flush valve is broken…customer stated he removed tank . Noticed small leak at base of tank. Offered major rebuild and customer supplied toilet and new toilet option. He said no …
Came out today to diagnose a leaking badger 5 disposal under kitchen sink. Apoun inspection I notched the disposal rusted threw and was leaking from the electrical on the bottom. I removed old disposal and installed new badger 5 and also replaced the hose clamp for the the dishwasher line as the old one was rusted and in bad shape. Filled the sink fully about 5 times and drop tested with the disposal on to ensure there is no leaks or issues . ( 1 year parts and labor warranty)
I arrived today because my customer complained that the new toilet installed in his guest bathroom was not straight. After assessing the toilet I found the lid was a little off centered. My customer insisted that I twist the toilet a hair to the left so I did. After moving the toilet I recaulked it.
After assessing the home for a leak we found the meter was not running consistently. While preforming a whole home evaluation we found two toilets that were running on and off so after options were given to my customer he agreed on two new kohler high line toilets. After removing the old toilets and installing the new we tested the base and supply lines for leaks and everything was functioning perfectly.
I arrived today because my customer has a leak somewhere. After turning the main valve off to the house the meter stopped so I moved to the water heater. After turning the water heater off the meter did not stop so we narrowed the leak down to a slab leak to the kitchen or 1st floor bathroom. My customer wants to go through insurance for the leak so I referred entrusted.
Arrived to find bathroom lav clogged and dishwasher backing up. Cleared lav drain by cleaning the scum out of the ptrap and drain cover. Ultimately decided on replacing the dishwasher because it’s ten years old.
Came out today to diagnose the hall bathroom toilet as it is moving back and forth. I pulled the toilet and found a broken pvc flange that was causing the issue I cut out the old flange and replaced with a brand new one. I reset the toilet with a new wax ring and hardware and tested extensively for proper flush, no leaks and no more rocking.
Customer had toilet that was rocking in pool side bathroom access door is in patio, bolts to toilet were not fastened and also floor was very uneven and needed to be supported with shims. Also flange was partially broken and supported with half moon flange repair. After resetting toilet and testing multiple times by flushing, we have no more rocking or leaks job is completed to customers satisfaction.
The customer called today to have their 55 gallon water heater replaced and the existing solar heating system capped off. After removing the original water heater it was replaced with a JTP supplied Rheem 55 gallon water heater. After installation all joints were tested for leaks and the power was tested and functioning properly.
Arrived to customer’s unit. Customer wanted price to install customer supplied 3 piece faucet, install customer supplied shower valve, and customer wanted a price on new valve for existing water heater. I was advised by management to not do heater valve unless customer went with new heater due to age of existing heater. gave the customer multiple options so they could choose what works best for them. customer declined all estimates because she got a price from rotor rooter that was less than our price.
