Customer Concern: We met with the homeowner, who expressed dissatisfaction with the previous visit due to continued issues with sewer flies. We explained that even after addressing an issue related to sewer flies, she might still notice them for about a week. Inspection & Findings: We conducted a thorough walkthrough of the home, performed a new smoke test, and ran a camera inspection to assess the plumbing system. Based on our findings, we provided several recommendations and options for moving forward. Recommendations: 1. Toilet Reset & Flange Replacement • The hall bathroom toilet was not secured to the floor, requiring removal and reset. • Installed a new flange on an offset flange, as the previous flange had completely disintegrated. • Tested the toilet after installation—no leaks were observed. 2. Sink Overflow Cleaning & Maintenance • Observed larva in the overflow drains of the hall bathroom sink and master bathroom sink. • Cleaned out the overflows using bleach. •

Upon arrival customer showed us to the leaking instant hot dispenser where it slowly leaks when in use. Advised the customer to get a new dispenser and we would install it. Customer agreed. Customer also had us unclog the shower head nozzles.

The customer showed us the leaking supply line, and we recommended replacing the angle stops to prevent future leaks. We tightened the hot side of the guest vanity sink and replaced three angle stops, including the toilet stop, with quarter-turn stops. Additionally, we replaced the master bathroom toilet stop with a quarter-turn stop for added reliability. As part of our estimate, we replaced one angle stop free of charge. We also replaced the leaking supply line at no cost to the customer. After completing the work, we checked for leaks and found none. We advised the customer to reach out to Moen for replacement parts for the sinks.

Upon arrival to the location, I was met by Angelo downstairs outside the building. He took us upstairs and showed us the water heater in the laundry closet. He has a main valve to shut off the apartment. The unit is over 10 years, the building is making him change it. Moreover, the circuit breaker needs to be reduced to a 25 amp double pole in order to pass inspection. He is aware we won’t be doing that but he will need to before the inspector comes out. Furthermore, I showed him two options, he chose to go with the thinner tank. In addition, we began draining old unit, and removing it from location. We cleaned the area and set new water heater in place after it was dropped off to us. We made necessary connections and tested for any leaks by turning water back on to the home. No leaks were detected, everything is functioning accordingly at the moment.

Issue Reported: We met with Brad’s wife, who informed us that water was coming up from a water line in the laundry room. She inquired whether this issue could be related to the work we previously completed in that area. Evaluation & Findings: • We assessed the situation by cutting down the water line sleeves and determined that the leak could originate anywhere beneath the house. • Based on our inspection, we confirmed that the issue is not related to any of the prior work we performed. • The house is very old, and the water lines show significant signs of aging and deterioration, which could have led to a rupture anywhere in the system. • We noted visible corrosion throughout the house, including: • Hard water stains on fixtures. • Severe corrosion on the toilet angle stop and recently remodeled copper lines. • The water heater appears aged, and we recommend replacing it. Upon arrival to the location, we met with Monica who opened the door for us and showed us inside. She mentioned one of our techs was out here and he mentioned they needed to have the tile removed in order to change out the shower valve. Furthermore, they got the tile removed and now want the shower valve changed out and side wand with the shower head. She has all the material at the house already just needs the work done. I told Monica to give me a few minutes while I got her an option. When I returned, she agreed on the estimate. I made her aware that I would need to return to finish installing the trim after the tile guy returns to install the missing tile. She understood, I went and got what was necessary for job, and shut the main valve to the home off. After making the necessary repairs, we turned the water back on to check for leaks and no leaks were detected. We showed Monica and all is good. Customer called regarding leak under above unit shower in which when we arrived we noticed it was the cast iron 2” ptrap and riser connected to it all cracked and worn out. Provided estimate to replace and and once approved , began performing scope of work. At this time job has been completed. Tested for leaks however none were found. Customer called on potential recall regarding job on toilet rebuild performed last year in which flapper was not going down properly causing toilet to run. When we arrived we addressed issue that happened to be the chain interfering with flapper , was adjusted and tested. We then proceeded to review other toilet in which it was having same issue and no rebuild done . Provided customer option to do so in which he approved and at this time job has been completed and no running toilet water in any direction upon filling up. Upon arrival we were informed of a new garage disposal installed that wasn’t allowing the dishwasher to drain. We checked the disposal and saw that the dishwasher drain cap wasn’t knocked out. We knocked it out and reattached everything. No leaks are present and the dishwasher is draining

Arrive to customer house to find sewer flys in both bathroom offered to do a smoke test and camera inspection, we only smelled smoke in master bathroom but did not see were it was coming from, we pulled and reset the master bathroom toilet and did a shower pan test. We didn’t notice anymore flies after the work was performed. We recommended replacing the main gate valve and an advisory to keep and eye on the water heater as that may be needing a replacement soon

Upon arrival we informed the customer of the membership visit and what we’ll be doing. Everything looks fine and is operating properly. The only thing we recommended him to keep an eye on were the laundry box and the four kitchen emergency shutoff valves. Estimates have been sent to him for when the time comes to do the work.

Upon arrival customer had a broken tub spout/shower diverter. We re,over old tub spout and re piped spout through wall and installed new tub spout. It was tedious but we got it done! Upon arrival customer had a broken garbage disposal and a clogged drain. Further inspection toilet in secondary bath was slow to fill. Customer wanted a new garbage disposal and kitchen drain snaked. We then preformed a minor rebuild to toilet. Due to not having the flapped for this toilet, and flapper being in great condition we only replaced the fill valve. Upon arrival customer has very low water pressure in kitchen faucet with normal pressure in the rest of home. Further inspection, emergency stops under kitchen sink are old style multi turn valves that need to be updated to 1/4 turn shut offs. Main water shut off is old style gate valve and our company policy prohibits us from touching these valves. In order to replace valve we will have to have the stack shut off by the HOA and we will have to remove and put back heater with new pan after installation of main valve due to lack of space. Shower cartridge makes a noise while adjusting shower valve. Estimates provided for repairs

Upon arrival to the location, I met with Ken who was on the property waiting by the tennis courts. He explained that they have a “tread blaster” which cleans off your shows with pressured water. He mentioned they need it hooked up but need a water line first. He showed me where they dug up in the past to do electrical work, and the water lines run in the same area. He would like to tap into that line and extend above grade with a hose bib, to then attach a hose from the hose bib to the tread blaster. There’s a valve that shuts that water line down that feeds the fountains on the court. I asked Ken for a few minute’s while I got an estimate together, he mentioned to give him a call as he had a tennis class to go to. In addition, I went over the estimate with Ken but he mentioned he will need approval from the board for that amount. I took down the email and sent him the option.

Upon arrival to the location, Mr koren met me outside his door and opened the hall way utility closet door for me asking if I wanted to take a look at the water heater, I told him sure. Moreover, I mentioned I was there for a potential membership renewal sign up. He stated that he is interested but needs to know the details before reapplying. Furthermore, I began reading him the membership perks but he mentioned right now he doesn’t really have much time. He asked if there was a way to send him an email with the information so he can go over it with his wife later who makes the decision per Mr koren. Hence, He said he will go over it for sure, they’re in need of someone to respond or take care of the plumbing when they’re out of town, or in case an emergency.
