Installed customer supplied kitchen faucet. Supplied and installed cold dual stop and single hot stop. Installed 1” ball valve for main shut off. Tested work good.

John, the plumber was called out to the customer is home today because they would like an estimate on replacing there a 40 gallon water heater located in the AC closet. Water heater was manufactured back in 2002 making the unit 23 years old. Based on technicians inspection the new water heater installed would need to be brought up to code and permits would be required. Customer will also need to have a AC technician an electrician on site. The AC technician needs to relocate the AC lines, running across the water heater, and the electrician needs to install an electrical disconnect and hardwire the new water heater required by code. Building shut down will be required to replace the water heater. Technician will come up with a few options for the customer to resolve her issues. Customer was in a rush and would like technician to contact her on Friday to go over the options in detail.

Report Summary: We met with Renee at the property regarding issues with the existing water heater. Renee reported that the unit was not functioning properly and had been providing inconsistent hot water. After assessing the condition of the unit, we determined that the water heater is outdated and no longer reliable. Due to its age and condition, we recommended a full replacement of the water heater. We also advised replacing the existing heater valve with a permanent, code-compliant valve. We presented Renee and Chuck with a quote for the replacement, which includes a new water heater, a new drain pan, and a new heater valve. It’s important to note that water service to the entire building must be shut down in order to safely replace both the water heater and valve. Once the homeowner approves the quote, we will coordinate the shutoff and schedule the installation accordingly.

Master bath toilet running. I replaced the fill valve, seal and supply tube. Tested my work. Everything was working properly.

Double bowl kitchen sink backed up. Used k-60 through kitchen drain 30ft to remove stoppage. Drain for kitchen sink is done incorrectly. Reconfigure drain and trap. Tested all work good.

Customer called John the plumber out today because he just purchased a home and there’s a few things that he would like it done. In the guest bathroom, the toilet is constantly running. When technician took off the tank, he saw that the fill valve and flapper are brand new but the Douglas valve needs to be replaced due to it being broken. The next area of concern was the master bathroom shower. He purchased a new cartridge to swap out, but unfortunately, the cartridge that he purchased was the wrong brand. Technician will provide the customer with a few options. *customer just moved into the home one day ago*

The customer has a new kitchen faucet that needs to be installed and a 1-inch gate valve on the left side of the house. They would like the gate valve replaced with a ball valve. The city came out to locate the meter but was unable to find it. They will return tomorrow to continue the search.

Summary of Visit: Our technician met with the homeowner at the above address. The homeowner pointed out an area where water is visibly coming out, raising concerns of a potential hidden plumbing issue. After a visual inspection and discussion, we explained that the symptoms may indicate a slab leak. We advised the homeowner that a professional leak search would be required to determine the exact location and nature of the leak. We also informed him that, due to the possibility of a slab leak, it may be necessary to open the exterior block wall, and that the shower area could be damaged in the process. The homeowner acknowledged and understood that any damage to the shower tile would not be the responsibility of John the Plumber. We explained that the quoted leak search price covers up to 2 hours of work: • 1.5 hours of active leak detection • 0.5 hours for setup and preparation If additional time is required to locate the leak, it will be billed at a rate of $398 per hour beyond

Upon arrival we dug down to the sewer and discovered that there is sdr tied into pvc. Also there is another line also tied into the Y. More work is needed to be done that we did not know about just by running the camera the moment we discovered the roots. We were however able to cut the section of pipe out and remove the roots by hand over the duration of the day. It took a while to do that. We will need to return to complete the job. There may be another estimate given to get the job fully completed due to what we discovered that we have to do next.

Today, we met with the homeowner regarding an issue with the water heater. The homeowner reported a small fire that occurred beneath the electrical components of the unit, which resulted in the water heater shutting off and the breaker tripping. Upon inspection, we recommended replacing the existing electrical connection with a hard wire to properly assess whether the water heater itself required replacement. After completing the electrical work, we confirmed that the water heater powered back on. At this time, it cannot be determined whether the upper heating element is functioning correctly due to the short that occurred. If it is found that the upper element needs replacement, a 5500-watt element will be required and must be specially ordered. Additionally, the unit contains a 5500-watt smart upper thermostat, which would also need to be ordered if replacement is necessary. We initially quoted to replace the water heater valve; however, this was removed from the estimate because

Water leak on Right side of home where water service centers. I dug down to find three-quarter PVC water service connecting to three-quarter copper with no leak. Dug around sprinkler box found ball valve. I shut ball valve off meter stopped. Leak is in sprinkler. Customers going to have sprinkler person correct issue.
John and his assistant were awesome and very professional which means a lot when somep comes into your home. The job was done well and efficiently.

Upon arrival, customer showed me floor drains that were backing up gave customer option to clear stoppage. Ran 75 feet of cable could not clear found city clean out backed up told customer to call city to clear stoppage city arrived and is in the process of clearing stoppage No warranty on stoppage

Customer called for an emergency dispatch. Upon arrival, customer informed me that she broke of one of her hose bibbs in the back of the house. Customer was forced to shut the water down until a plumber arrived. After diagnosing the situation, I recommended that customer change all of her hose bibbs because they most likely are all in the same condition. Customer agreed. I unsweated all three gate style hose bibbs and replaced with 1/4 turn brass hose Bibb. Turned water on and tested for leaks. No leaks.

Upon arrival customer had a toilet not flushing properly. We ran a toilet auger to relieve blockage. Toilet is now flushing properly. Further inspection fill valve is noisy and we offered to replace. Customer declined Thank you for calling John The Plumber -Shane

This option includes the following

JTP removed existing half horsepower garbage disposal and replaced with new half horsepower badger garbage disposal. Used existing piping and P-trap. JTP did a major toilet rebuild removed old flapper, fill valve and supply line and provided new fluid master fill valve fluid, new flapper, and new metal supply braided line. All parts and labor are warranty for one year from date of installation. An estimate to replace customers shower head was issued. An estimate to replace customers 1 inch main valve outside was issued. Estimate to replace customers 50 gallon electric 4500 W water heater was issued.

Customer is doing some proactive work and wants to have old emergency stops replaced. Replaced emergency stops on all toilets and hot and cold vanity in guest bathroom. Checked all work for leaks and function.

Customer called requesting whole home filtration system estimate, when we arrived we evaluated area of installation, we then proceeded to provide estimate, we also went to get approval from management which were in same complex in an office however scope of work and area of interest of installation will have to be sent to them by customer to have final answer if she is able to install it, due to it being on exterior wall. Will follow up next week with her on this matter.

Customer was interested in having his existing 4 year old water heater installed correctly with pan and ball valve I explained to the customer it would be better and more cost efficient to just replace the water heater and have a full warranty of the water heater through jtp . I provided estimate to replace water heater customer will contact office when ready to go through with the insulation.

We ran the K60 through the clean-out in an attempt to clear the blockage. We successfully cleared the blockage and then ran a camera inspection, which revealed roots extending approximately 6 to 8 feet within the pipe. We notified the customer and advised that he replace that section of the pipe. There is no warranty for drain clearing. We informed the customer that we will provide an estimate to replace the section of pipe in the morning after consulting with management.

Upon arrival, customer showed me garbage disposal that was not working correctly upon inspection found garbage disposal was very corroded on the inside. Gave customer option to install new garbage disposal. Customer agreed. At this time, garbage disposal install installed Customer has one year warranty parts and labor Also, customer told me she was having hot water pressure problems in kitchen sink. Customer explained to me that we recently removed the booster pump and cleaned out sediment gave customer option to perform a flush and fill on water heater and install whole home filtration At this time, water filtration is installed and water heater is flushed Customer has one year warranty parts and labor on water filtration

Customer had issues with the downstairs bathroom backing up I was able to clear with the auger. Then scoped the line from the roof stack over the bathroom and scoped from the cleanout down stream to the city after camera inspection I found the line had a lot of build up and scale recommend a jetting to clear out the line and restore proper flow. Also found that the line from the cleanout down stream was pvc and in good condition.

Upon arrival, customer showed me under kitchen countertop filters that need to be replaced Upon trying to install new filters, that management ordered figured out filters did not work for old outdated system gave customer option for a new filter system with readily available filters Customer only wanted the estimate for today. Will call if he wants to change out system.
