Work Performed: 1. Water Heater Installation: • Removed existing 38-gallon water heater and replaced it with a 47-gallon water heater. • Installation was challenging due to the larger size of the heater, which could not fit through the back door. The unit was brought in through the front entrance. • No additional charges were applied for the added complexity of the installation; this was completed as a courtesy. 2. Valve Replacement: • Replaced the valve on the water heater. Recommendations: • We recommend replacing the main gate meter valve in the future. I came out today to provide a couple of options to run an exterior water line so the homeowner can install an outdoor ice maker. She has to go over the options with her husband to see which route they are going to go.
This option includes the following This includes up to code compliant copper tubing rated for lp gas systems to run approximately 5 ft of pipe to existing regulator and lp tank for accommodation to a pool heater of 199k Btu Up to code compliant connections for customer safety Peace of mind warranty I came out today and ran the 3/4 copper gas line to hook up the lp Hayward pool heater for the pool. After running the copper lines I turned the heater on, and open the gas to make sure that the heater was working properly, there were no gas leaks.
Installed Customer supplied faucet and two customer supplied shower heads . Checked all work for function and leaks.
Customer had disposal that was burnt out, didn’t respond to any actions once switch was activated. Also pressed reset button underneath disposal and that process didn’t resolve issue, customer agreed to have jtp issued disposal installed. We arrived removed old disposal and installed new disposal tested for the proper function, everything is operating to proper standards.
Upon arrival customer had a slow draining sink and a leaking steam to widespread lavatory faucet. We went ahead and snaked lavatory drain, line is now open and flowing. As far as widespread faucet customer is getting in contact with Graff to have stem or possibly entire faucet warrantied. Upon further inspection, unit has 7 emergency stops that need to be updated to a 1/4 turn shut off. Customer will have to have new faucet installed after acquiring parts. Repipe 1 loop overhead (Standard Access No drywall or cosmetic repair included) THE BEST OPTION TO REPAIR A LEAKING LOOP IS TO REPLACE IT BY PIPING OVERHEAD, THIS WILL COMPLETELY ELIMINATE THE LEAKING PIPE Tested our work and no leaks were observed. Tested our heater and it’s working properly. Repiped line going from main to heater.
Upon arrival customer states there water heater takes forever to provide heated water to other side of house. Recirculating pump was unplugged and bypassed. Take however is out of warranty and has corrosion and all valves on unit are old style gate valves we will remove and install new water heater with pan and recirculating pump. Estimates provided at this time, customer wants to discuss options with wife to move forward.
When we arrived, we met with the tenant who explained the disposal is not working. We diagnosed it as a jammed disposal. We recommend either unjamming or replacing the disposal, with replacing being the best option. Sent email invoices and options, waited for a signed estimate but did not receive it within our timeframe.
On arrival Customer walked us into home stating she wanted to toilets replaced for biscuit color,upon calling all our suppliers and Kohler manufacturer,they stated there is a 2 month back order for these toilets I. This color and customer refused any other toilet brand or model. Deposit was collected and customer is notified he will be contacted when they are back in stock This option includes the following Furnish and install 2 new special order Kohler Santa Rosa biscuit one piece toilets Note: customer is aware and advised of the 2 month back order on this particular model and color
Installed customer provided regulator based off previous price quoted from another tech. Explained this was a courtesy pricing and regular price for regulator install is min 495. Tested our work and everything is working properly, no leaks observed.
Arrived to customer, we installed hand held delta shower sprayer. We were unsuccessful trying to contact city to shut down gate valve on water meter. We will be contacting you shortly to schedule additional appointment once we get ahold of city!
Upon arrival customer had a toilet not filling up. We went ahead and did a minor rebuild for Toto toilet replacing fill valve flapper and supply line. We also replaced angle stop to new 1/4 turn shut off. Customers primary concern is tankless water heater is not operating as it should, instead of calling tech support customer wanted to have an estimate for a new tankless water heater. On other side of house customer has Rinnai tankless and just wants old heater replaced. Pictures and info gathered for tankless estimate.
Arrived to customer, We found that landscaping manifold line is leaking. We turned water off at city meter. At this time customer opted for a landscaping company to complete repair.
Arrived to customer, found that gate valve style hose bib was broken. We presented estimates, customer approved. After installation we turned water back on and check for proper functionality, you are good to go!
Upon arrival I was shown to a kitchen stoppage that frequently happens. After clearing the clog we ran the camera down the stack and found a lot of grease in the line. We made everyone aware that this needs to be taken care of with a hydro jetting to get the grease out because this will keep happening as long as theres that much grease in the line
Replaced 3 spread shower valve with moen single handle posi temp. Had to cut more tile then expected because the way the 3 spread was plumbed in so I explained to customer that I would have to cut more tile out and could cover exposed part of pipe that cover plate didn’t cover with duct tape until tile technician could fix exposed area customer was happy with that since she is remodeling that bathroom in the future. Also Descale guest bathroom toilet line and run hose to flush water through to clear debris after descaling I ran camera and pipe was much better but still was holding water in area befor dropping in the main stack so I explained to customer that it would still be a problem in the future and also be careful not to overload the line with toilet paper . I recommended repipeing whole unit because of cond of cast iron .Also ran snake on kitchen waist arm to clear line and sink is no longer gurgling all cleared.
Upon arrival I was shown to a running toilet. An estimate for a minor rebuild was presented to the customer including special order parts. Awaiting his decision to move forward
Upon arrival I was shown to a garage wall where the heater, washer, and laundry sink was located. An estimate to convert the heater and reconfigure the washer and laundry sink pressure and drain lines and install a laundry box was sent to the customer
Arrived to customer, found that current 30 gallon water heater was leaking from bottom. We presented estimates for replacement, customer approved. We advised customer to prolong life of water heater we would recommend having an electrician downsize wire and breaker size. Customer opted for no permits. After removing old water heater and gate valve, we installed new valve valve and new water heater with new adapters and flex lines. We check for proper functionality and set water heater to customers prefered temperature and you are good to go!
Arrived to customer, this is a presold job. We installed new atlas water filter, pre-water heater, while flushing heater. We also removed old shower cartridge and installed new special order cartridge. After installation, we checked for proper functionality, and you are good to go!
Upon arrival customer has a toilet constantly running. We recommend a minor rebuild to correct issue. We have to order TOTO parts and they will be available next week. Customer put $150.00 deposit towards signed estimate. Upon further inspection toilet will need to be removed and reset due to be wobbling. Arrived to customer, found that customer has Briggs Toilet upstairs in master bath that currently isn’t flushing efficiently. We also found that homes main water shut off is a gate valve. We presented estimates to customer for replacement of toilet and replacement oh main water valve. After presenting estimates to customer, customer is going to review them and get back to us!

Clean-out: We recommended using the K60 machine from the exterior clean-out to effectively address the blockage in the main line. 2. Shower Drain: We also recommended running a drill snake directly from the shower drain to resolve the interior clog. 3. Both the main line and shower drain were successfully unclogged. During the process, we pulled out a wig from the drain, which was the primary cause of the blockage. Recommendations: We advise the homeowner to have the association address the issue with the flat-pitched pipe on the exterior, as this could lead to recurring drainage problems.
