Upon arrival customer showed us to the upstairs guest bath where the toilet keeps running. The right flapper of the dual injection valve is leaking and needs to be replaced. We wrote an estimate for the minor rebuild and the customer is ordering the part so we can return and install it. Customer paid in full for the repair. Also the customer brought to our attention that the water heater that was installed 2 months ago was improperly installed. After inspection there is some code violations with the piping and relief line. Customer is interested in us re installing his new heater with the correct pipe and bringing it up to code. We also provided an estimate for the job. We will also be providing an estimate to replace the old style gate valve for his emergency shut off to the home on the left side of the house.

Upon arrival customer showed me garbage disposal that was leaking. Gave customer option to install new disposal which he accepted. At this time garbage disposal is installed. Customer has 1 year warranty .

Upon arrival customer had an 80 gallon hybrid water heater that needed a capacitor exchange. Further inspection t&p relief valve was tied into 3/4 condensation line. We replied both condensation line and t&p relief valve into to separate entities. Thank you for calling John The Plumber -Shane

Customer had issues with the above bowl sink vanity and pop up assembly that I installed seemed to be leaking at the pop up assembly on to vanity counter top reinstalled po up assembly with plumbers putty and caulking along the base of blow on the countertop ran water for ten minutes and checked for leaks all is good.

Upon arrival customer let us into the garage via garage code being as the customer was attending a funeral. Water heater is beeping non stop and attempted to call them support but they are not open. We will need to schedule this for Monday

I came out today to install the customer supplied toilet

Arrived to customer and checked water heater and found no issues with water heater. Customer stated that master bathroom shower was running out of hot water too quick. While evaluating, we found that shower arm was leaking. At this time we presented estimate to customer for repairing, customer approved. After removing shower, arm, and re-taping and thread, locking we reinstalled and check for proper functionality. Customer had stated to us after we did a flow rate test that he removed all restrictors in showerhead causing hot water tank to run out of hot water faster.

Upon arrival, the customer informed us that the master bathroom sink was clogged and not draining properly. After inspecting the sink we noticed that the under mounted sink is not sealed properly and is separated from the counter top. We did not provide an estimate because we don’t service that style of sink and customer needs to call a counter company. We then removed the pop-up stopper and identified a significant buildup of debris and gunk obstructing the drain. Using appropriate tools, we thoroughly cleaned the drain, ensuring all blockages were removed. After completing the work, we tested the sink to confirm it was draining freely and functioning as expected.

Attempted to install the new heater and the customer is concerned about the wiring and cutting holes into the new box. Also once the heater was finally installed there was a leak on a manufactured joint. Customer wants to switch over to a different brand unit. Customer had us stop the work completely and to go no further. So we capped off the lines. The customer said he is coming into the office to speak with someone.

Upon arrival I noticed that the tank on the toilet was cracked, that means this toilet would need to be replaced. The toilet can not be repaired also the emergency shut off for the toilet would need to be replaced to a quarter turn emergency stop. So I checked the main valve outside the house to make sure I would be able to replace the emergency stop on the toilet I came to find it was a 1 inch gate valve which would need to be replaced also. My pictures of the water heater proves that it should be replaced also it was installed in April of 2008, and any water heater older than 10 years old should be replaced. I checked the city water shut off and it does have a curb stop. I turned off the water at the city meter, removed the old toilet. Then I changed the emergency stop to the toilet. By this time the new toilet had arrived I installed new Johnny bolts a jumbo wax ring and finally I reset the new toilet. I turned the water back on at the emergency stop by the toilet, checked for l

Arrived to customer, (customer is not on site) found that customer had tissue paper in toilet bowl and toilet was clogged, as well as shower drain was clogged. We presented estimates to customer, to snake both shower and toilet, customer signed. After completing work, we checked for proper drainage and cleaned up and you are good to go.

Came back out today to switch the water lines that were installed backwards on 12.6.24

Upon arrival tenant showed me 2 bathroom faucet that are leaking Before anything can start owner need to approve job

Upon arrival the homeowner showed me multiple items that he wanted replaced. In the master bathroom I changed all 3 emergency stops that were seized up with 3 new quarter turn emergency stops. I also installed a customer supplied lavatory faucet as well in the master bathroom, along with installing 2 new owner supplied pop-ups. In the hallway bathroom I replaced 2 old emergency stops with 2 new quarter turn emergency stops, along with replacing the old pop-up with a new customer supplied pop-up. After the work was completed I turned the water back on to test for leaks. I filled the 3 sinks to make sure there were no leaks. There are no leaks and everything is draining and working properly.

Upon arrival customer had concerns of brown water. We tested both the hot water and cold water to find no brown water. Further inspection water heater is from 1985 and needs to be replaced. Washer box has old style gate valves and needs to be updated. All emergency stops in home are old style multiturn valves and need to be updated to 1/4 turn shut offs. Estimates provided at this time. I will try to convince manager to honor price at 1624.44 while you make you decision, otherwise price will be 1911.11. Upon arrival I was shown to a main line stoppage effecting two units. I cleared the stoppage from the kitchen cleanout on the first floor and now both units are draining well. I had them both run their kitchen faucets for about 10 minutes simultaneously. The cable head did come back shiny which indicates there’s a break in the line.

Upon arrival I was informed about a bad smell coming from the laundry/kitchen area and a stoppage. After running the cable through the line and clearing the stoppage it came back covered in grease. I then ran the camera as far as I could before I couldn’t see anymore and found lots of grease in the pipe. As of now, the line is cleared and the smell is gone but A hydro jetting has been recommended and an estimate will be sent to him

We will need to call the manufacturer to further diagnose the issue.

Upon arrival, customer showed me toilet that was constantly running customer told me she turned off the water five days ago for the toilet toilet still had tank full of water showing me that it did not need a full rebuild only a new fill valve and supply line at this time everything is installed. customer has one year warranty.

Upon arrival, customer told me over the phone kitchen sink was backing up into shower gave option to clear stoppage from roof. Customer agreed at this time stoppage is cleared. Nothing was pulled back. Did not have a camera on truck to give estimate to run camera. Customer told me we recently were out to clear stoppage, and when we ran the camera, there was no signs of any problems in sewer system

Upon arrival I noticed that the emergency stops one on the toilet would need to be replaced, also a dual emergency stop underneath the lavatory sink would need to be replaced , so I went out. to the main valve which is located on the west side of the house.I turned off the water to the house . Changed both emergency stops, I then turned on the water to the house to check for leaks. After there were no leaks found I then called the customer to make sure my work was to there liking.

On arrival customer walked us to kitchen area where he built another outdoor kitchen behind current one,where they have been experiencing a leak in which customer had wall exposed behind dishwasher and noticed it is the kitchen waste arm,provided customer with estimate to replace ,customer agreed and job has been completed.paid in full This option includes the following DUE TO YEARS OF USE, COPPER WASTE ARMS LEAK AND NEED TO BE REPLACED. Upon arrival, customer showed me water leaking out from underneath the dock also showed me where some pavers recently caved in gave customer optionto perform a leak search and excavate to find broken waterline upon removing pavers and digging found three-quarter PVC waterline that supplied water to dock hose broken gave customer option to repair pipe.
