Upon arrival, JTP Plumbing met with the on-site maintenance manager and the condo association president. Access was granted to Units 106, 206, and 306 to perform a multi-unit inspection. A visual assessment revealed active water damage in the ceiling of Unit 106’s master bathroom, directly below the vanity sink in Unit 306. Water intrusion was observed when running the lavatory faucet in Unit 306, confirming a likely leak in the vertical plumbing stack or branch lines between units. No visible damage was noted in Unit 206 at this time; however, due to its position between affected floors, further inspection may be warranted. Findings and next steps were discussed with the customer on-site. It was explained that targeted leak detection is required to accurately identify the source and scope of the issue. A written estimate for the diagnostic and repair work was provided. Customer has confirmed they will submit the estimate for approval and contact the JTP office to schedule the leak

On arrival the customer showed us the water heater located under the kitchen counter top Next to the oven and breaker panel with 20 double pull for water heater. The customer stated that the water throughout the unit was barely warm and the heater hasn’t been touched since they moved in 18 years ago. I wrote an estimate to replace the water heater and add an electrical switch and water heater emergency shutoff. The customer signed and agreed to the estimate. We removed the old water heater and installed a 3500w 28 gallon water heater and added an electrical switch as well as an emergency shutoff to it. After completion of install we tested for leaks and that the water heater was working properly putting out hot water. We cleaned up our work area and showed the customer their new water heater and how to use the emergency shutoff. This is a permitted job 6 year warranty on parts and labor.

John the plumber was called out to the customers home today to reinstall a shower, trim, toilet and bathroom faucet. Technician called Matt from Entrusted and he explained that they are responsible for the drain lines for the vanity and faucet along with installing shower trim. The owner is responsible for the broken flange and toilet installation. Job details: Attempt to reinstall shower trim. Install widespread faucet with pop-up drain and P-trap. Technician will repair broken flange and install the owner supplied glacier bay toilet. * after job was completed technician noticed that the shower valve behind the wall and the drop ear for the shower is not strapped and there’s no wood behind the wall to strap it to. Technician attempted to call Matt from Entrusted, but was unable to get a hold of him. Technician recommends that Entrusted comes out opens up the wall behind the shower in order to put wood blocks to properly strap the shower valve or they could have John the Plumber

On arrival the customer showed us the broken taped together kitchen faucet and new owner supplied faucet replacement they needed installed Upon inspection saw emergency shut off valves, where the old twist style explained to customer that they did not work properly and should be replaced At this time, customer only wanted faucet installed and would call back when ready to install new emergency shut off valves At this time, everything is installed and working properly No warranty on owner supplied parts

Upon arrival, customer showed me shower valve she needed replaced upon evaluating the job found that the water would not shut off. Customer turned off water inside bedroom. Explain to customer we would need to replace her gate valve to replace the shower valve. Customer will call when wanting to move forward with job. # JTP

Upon arrival I was shown to a tub stoppage. An estimate to clear it with the drill snake was agreed on and after I cleared the stoppage I pulled back to cable and found hair and a metal washer. I then ran the shower then tub for a while to ensure the water was draining freely and the line was clear.

⸻ Job Summary We met with the homeowner today and replaced the existing 38-gallon water heater with a new 38-gallon unit. As part of the installation, we: • Replaced the electrical connections. • Installed a new water heater valve. • Installed a new water heater pan. We tested the water heater after installation. No leaks were observed, and the water heater was functioning properly. We also purged the system to ensure no air remained in the lines. Observations • The home’s main water valve is a gate valve, which we strongly recommend replacing with a ball valve as soon as possible to avoid future failure. Additional Notes • This installation was completed without a permit, per homeowner approval.

Upon arrival to the south side of property, upon customer request I submitted an estimate to provide an install a one and a half inch threaded main ball valve for future connection to sprinkler system. Customer is not here at this time so I called him on the recorded line. He wants me to email him this estimate.. I also provided an estimate to change out the existing 8 inch commercial mop sink faucet with a new 8 inch commercial mop sink faucet similar to existing. this is a special order part and requires a deposit.

. Snake mainline through clean out. Association will pay with check. Arrived at condominium walked under parking structure already saw water dripping from ceiling. Show me the stack with the sanitary tea with the cap how to break the cap to open drain line water started spraying out and feces ran my snake with the cut blade was able to clear blockage checked operation, fully functional stuck a hose down the pipe sprayed tons of water while cleaned up and did not back up. Have to go to Home Depot Lowe’s or hardware store to get a 4 inch cap.

Need to work on estimate with Darrin for different filter brands and have a comparison

Upon arrival customer informed me that she has a leaking shower head and her valve lever is hard to turn. After diagnosis I determined that the cartridge (Moen Positemp) needed to be replaced. Customer did not want new valve because she did not want to open the wall. While pulling the cartridge, the back half snapped off in the valve. I had to manually peel the cartridge with a flat head screwdriver. Once valve was clear, I installed new cartridge and tested for leaks. No leaks. Customer also said her guest bathroom toilet is making a screeching sound. After diagnosis, I determined it was the fill valve. I advised customer we would need replace the components of the tank. Customer agreed. Customer prefers to secure payment over the phone with a CSR. I notified office. Office will handle it

Upon arrival, customer showed me garbage disposal and drain drainage for kitchen sink he needed replaced Upon inspection of rental property Gave him option to install new drainage for kitchen sink and both bathroom sinks Emergency shut off for all fixtures New shower valve New water heater New automatic water shut off Owner supplied garbage disposal Owner supplied kitchen faucet Customer agreed At this time, everything is installed and working properly No warranty on owner supplied parts Customer has six year warranty parts and labor on water heater Customer has one year warranty on automatic water shut off for heater Customer has one year warranty on all emergency shut off valves Customer has one year warranty on drainage fittings for kitchen sink and both bathrooms Customer has one year warranty on shower valve

Customer needed duel emergency stop and existing copper ice line hooked up to the emergency stop . Checked all work for leaks and function.

Upon arrival to the location, I met with Dennis who showed me inside. I asked him if he knew I was there, I mentioned he thinks but if I could explain it would be great. I told Dennis I’ll be evaluating the plumbing, and flushing the water heater. I told him if I do so happen to see anything concerning I’ll bring it to his attention. There’s two bathrooms in the home and they were renovated within the past two years as was majority of the home. The water heater was installed by jtp a couple years ago as well. Moreover, I turned off switch to water heater and began flushing process. After heater was finished, I turned water back on to fill the tank, and flipped the switch back on. Hence, I waited to assure hot water was working accordingly. All is well at the moment.

Customer supplied faucet install as well as hot side angle stop cold side angle stop with disposal swap out was done on todays visit. Customer agreed to estimate for disposal angle stops as well as faucet replacement. Customer has a one year warranty on labor. Checked operations and everything is fully functional.

Upon arrival to the location, I called Matt with entrusted who explained what was going on and what they needed done. He also confirmed they will be paying bill and they have guys on site now doing demo work. They’re getting the floors done in the bathroom so they need the toilet set aside. Moreover, Dennis showed me a location in the patio on where I could leave the toilet. After removing and setting toilet aside, I taped over flange. Hence, we will be back to install when ready. Will remove and reset toilet when bathroom is ready for installation

customer called for leak behind vanity. When we arrived we noticed the vanity was pulled by customer and drywall cut open with the piping exposed for us to view. When we noticed the severe decay of the pipes coming from under ground we provided customer with alternative methods to approach this situation. After the fact the customer mentioned he has citizens as insurance and that no one else would pick him up as a policy member. Entrusted is involved and we are waiting for what we can get for damage by today 5:00pm since customer is leaning toward whole home repipe after breaking down numbers with him to see what is ,or cost effective for him in the long run.

Upon arrival customer wanted an estimate for a whole home repipe. We gathered pictures for whole home and wrote estimate on site. After speaking with customer, he said he only wanted estimate for bathroom stack to be repaired. We will send a new estimate tomorrow morning. Thank you for you patience, John The Plumber

Upon entry into the house, customer brought me into the laundry room where a handyman has already cut out drywall and explain to me that he wanted a recessed washer box and washer box for the drain . Everything has been water tested as per videos and pictures taken. Customer verified no leaks and everything is in operation.. As per picture taken, the bezel pieces for the two washer boxes are on top of the water heater to install once drywall is complete. This invoice is to provide and install a recessed washer, box and a recessed drain arm in box. Scope of work: John, the plumber will remove washer and dryer for access. After washer and dryer has been removed to create access, John, the plumber will cut into drywall to expose existing piping. After piping is exposed. John, the plumber will remove the existing hose, bibs and recess the hot and cold water lines inside the wall with hammer arresters. John, the plumber will also cut into the 2 inch vertical stack for drain arm of washing

On arrival at the home, customer brought us into the hall bath and showed us the existing shower. The shower base has been removed, and there is currently cracks in the subfloor. I provided an estimate to install new shower pan and drain. Customer is a firefighter so I gave him a first responder discount and he directed me to wait one hour so he can pull over and review estimate prior to committing. At this time, water heater was not accessible

Upon arrival customer had a leaking hose bib that needed to be replaced. Further inspection water heater had a slow leak out of the dielectric nipple on the hot side of heater. We pulled out nipple after disconnecting heater from supply line and leaned up threads for reinstall of supply line. Water heater is tested and operational as it should. As per video and pictures taken replaced existing 1/3 hp with a half hp badger five garbage disposal and snaked out kitchen line and did a drop test. Everything is flowing fine no leaks. Customer verified that garbage disposal works properly.. Customer stated that he was going to call a dishwasher repair company to clear the error code
Shane was very professional and polite, taking the time to explain how and where he intended to repair the pipe. The work was completed in the timely manner.
