Upon arrival to the location, I met with homeowner Richard who showed me inside the apartment. Richard and his wife moved in two years ago, and they knew the water heater was soon going to have to get replaced due to its age. Moreover, Richard also showed me a bidet seat they would like to get installed in their bathroom. They already have an electrician to run an outlet to the toilet. Furthermore, I explained to Richard we’ll have to add a switch to his water heater for code purposes, his current circuit breaker for the water heater is a 20 amp double pole, so he’s good on that end. He also has a main valve to shut down the unit. In addition, I got Richard some options, based off what we discussed and he and his wife agreed on an estimate. They weren’t expecting to get it done today, I told them we could do it next week, but I would need a deposit, which I collected. Hence, I advised them they’ll get a call from the office to confirm a date for the work to done.

Upon arrival to the location, I met with Dennis who showed me inside and told me what was going on. He needed the plumbing hooked up in the kitchen, he had most of the material to re-install. I advised him for the ice line I will have to cut through the cabinets. Dennis went over it with his wife and they okayed the drilling. Moreover, I began connecting faucet and garbage disposal, to then tie in the new valve on the cold side for the refrigerator. Furthermore, once I had everything in place, I turned the water on to check for leaks at each connection made and no leaks were detected. Hence, i showed Dennis everything that was done and he was happy with the work. All is operating accordingly at the moment. Upon arrival, customer informed me that is told it was constantly running so we turned the water off from the angle, stop and self diagnosed that he needed a new flush valve. I advised customer that I would have to run a diagnostic to find out what the lasting issue is. I turned the water back on and diagnose that the kholer flush canister. was compromised in the rubber gasket was loose. I informed customer that we can replace the canister however it is extremely recommended that we do the entire minor rebuild of the tank because John the plumber is taking liability for it the tank accessories since we are working in it. Customer understood and agreed to move forward with the minor. I replaced the Kohler flush canister and provided a wolverine grass. The plumber sponsored filled valve. Customer said he used to be a contractor and handles most of the stuff around his house on his own. The plumber did install their water heater and the main valve. Upon arrival we greeted the customer and began working. After work was complete, we ensured our connections were leak free and our installations were operational and made sure hot water was present before we left

Upon arrival I was shown to a leaking water heater. For tonight the customer just wanted the water to stop. So estimates were signed to drain and remove the water heater and cap the pressure lines. After the work was complete, I turned the water back on to check for leaks and none are present. The estimate to replace the water heater was signed and she put down a deposit of $1150 towards it to be done no later than Monday. She’s available between 12-4 on Monday

Upon arrival customer had a toilet overflowing from tank. We suggested replacing toilet due to age of old toilet. Upon pulling toilet the toilet flange was too high to install new unit. We then replaced toilet flange. Emergency stop to toilet was also outdated and we changed to a 1/4 turn with a new supply line. Further inspection main water shut off was old style gate valve and needed to be updated to a 1/4 turn ball valve. Water heater is 5 years old and almost out of warranty and also not placed in pan at same level of home. Upon arrival customer had a toilet leaking from tank to bowl to not provide a powerful flush. Toilet needed a minor rebuild. Angle stop was recently updated to a 1/4 turn shut off so we went ahead and installed a new flapper as well as fill valve. We also changed out supply line to toilet from angle stop. Toilet is now operating as it should. Customer is a tenant and did not want to stress land lord out about future repairs. We did however have a recommendation to replace the main water shut off in unit, and water heater is 8 years old and out of manufacture warranty with an old style gate valve. Upon arrival I was shown to a disconnected shower handle. I was informed that the customer knew how to resolve the issue and had his tools ready. I offered to watch to make sure it went well and advised that if I had to jump in it would be a charge. The end result was that he was able to reinstall the shower handle and it’s operating well. I offered a home evaluation and the main valve, water heater and the plumbing in the home is in good standing

Upon arrival, customer showed me two toilets that need to be repaired. Gave customer options to pull and reset and repair or install two owner supply toilets. Customer agreed on buying toilets for me to return later today to install.

This unit is under construction at the time so I submitted an estimate to do plumbing work for two bathrooms and kitchen. customer understands that he has 24 hours to commit to estimate or 15% discount is taken off of estimate.

This is a recall from previous snake services. Customer stated that periodically the toilet would back up. During my investigation, I had both bathrooms running all fixtures at the same time with no back up. I proceeded to camera existing vent line through roof with no obstructions. The existing main vent line for the master bath is a 2 inch cast-iron pipe, which could periodically restrict airflow for proper drain drainage. This line should be 3 inch. At this time, main sewer cleanout could not be located and homeowner does not know where it is. After our conversation on the phone, he stated that he is OK if everything is flushing fine at the moment.

Upon arrival I was shown to a leaking heater supply hose. The water heater was 29 years old and the customer and I agreed that the entire heater should be replaced and the estimate was signed. After installation I checked for leaks and none were present and checked the heating element to make sure it was working and they have hot water

Upon arrival, customer showed me stains on wood floor that have not changed in months gave customer option to perform a leak search Customer stated that there has been no water coming up out of wood floors or drywall and would only like estimate at this time Upon inspection found all wood floors, completely dry no water underneath or squishiness to floor without opening up walls cannot determine if there are any leaks occurring at this time I determine that the damaged wood is from past water, leaks from tub and water heater that were repaired If any water occurs or floors, get worse, customer will call to have a leak search performed

Upon arrival I arrived to the tub that wasn’t draining. After confirming it wasn’t a main line stoppage an estimate was agreed on to clear the stoppage with the drill snake through the tub drain. After clearing it I pulled back the snake and it had a clump of hair on it which is what the obstruction was. Tested the tub and it is draining perfectly.

Upon arrival to the location, we called Vincent who met us downstairs and explained what was going on. He mentioned this morning he noticed the toilet bubbling and the kitchen. Then when he came outside to check the Cleanout, he seen it overflowing through the cap. He began by showing us all the clean outs going downstream to the city tie in and once we were getting closer to the public sewer, we noticed the city of Deerfield was already out taking care of the blockage. Apparently the stoppage was in the public sewer, and nothing to do with the building sewer itself. We waited a few minutes and the city eventually cleared it and the water dropped at all the clean out locations throughout the building. All is good at the moment.
This was final phase of three bathroom fixture replacements. All of the work has been done thoroughly & correctly and the plumbers kept me informed and answered any questions I had. All plumbers who worked on my job were professional, pleasant and really cared about their work. I highly recommend John The Plumber.

Upon arrival customer had a main line blockage and sewer was backing up in both showers. In secondary bath sewer was backing up through the base of toilet. We went ahead and snaked the main line through a roof vent above bathroom group. We relieved blockage and then pulled toilet in secondary bath to reseal toilet to floor. Upon pulling toilet we noticed toilet flange rusted and not properly mounted to the floor. We filled around toilet flange with hydro cement and then installed a new toilet flange properly mounting to the floor. After work was preformed we tested for leaks and flow. Upon arrival to the location, I met with Pam who showed us inside and took us to the master bathroom where she mentioned what was going on. Entrusted needs the water lines and drain capped so they can remove the bathtub. I spoke on the phone with Camden who okayed the estimate. Furthermore, we got the caps, removed the drain and cleaned up, the tub is now ready to be removed. Tech will cap emergency shut off valves, and drain for removal of tub

Upon arrival to the location, I met with Geno who mentioned he wanted to see how much is the shut off valve we briefly spoke about on my last visit. Moreover, I advised him we will need to shut the water to the home in order to do the work and he currently has a gate valve. I told Geno we don’t touch those for liability purposes but he can try to check if it works. He closed it all the way and the valve did not hold up 100%, water was still coming out. There are valves to shut off the apartment lines, but I told him we’d need to notify the tenants or let HOA know to give notice. Geno mentioned he wants to go over it with his mother and the HOA to see what they’re going to do. Did not want to leave deposit until he figured that out.
James was very knowledgeable and explained what needed to be done to replace the 40 year old shower and Roman tub faucets. He and his coworker performed all of the repairs and cleaned up thoroughly. I am very impressed!
