Upon arrival, the customer expressed concerns about a potential leak beneath the house, possibly related to the recently repaired line. We excavated the area around the previous repair and confirmed that there was no leakage at that location. The customer had recently completed renovations in the nearby shower area and preferred to delay further excavation until the exact source of the leak is identified. They will engage a professional leak detection service and inform us of the findings to determine the next steps.

This estimate is for rough waterlines and rough sanitary tie in for exterior outdoor kitchen. Customer stated that he is going to get one other estimate prior to start of work.

John the plumber was called out to the customers home today because she would like a quote on a shower valve and trim replacement. Upon arrival Customer show technician the bathroom where she would like the shower valve replaced and customer purchased a Moen shower valve and trim replacement kit already. Unfortunately, because technician does not have access behind the shower valve technician will have to cut the tile around the old valve in order to replace it. Meaning that the customers trim that was recently purchased would not work without re-doing the tile. Technician will give the customer a few options to resolve your issues. Customer got the shower Cartridge replaced a year ago.

Upon arrival to the location, we met with Kayla who showed us inside the home. She mentioned she just moved in literally a few hours ago. The water heater is over 10 years, I mentioned to her unfortunately we won’t repair a water heater this old, it wouldn’t be recommended. She said she figured that would maybe be the case. Furthermore, I asked to evaluate the entire system since she just moved in and she said it was ok. She had some shut off valves that were worn out, and her main valve was also a pvc ball valve. In addition, she’s trying to get the water heater up and running asap. I told her let me get her some options. When I got back she thought the prices were way more than what she thought. She mentioned she spoke with someone in the office who stated will honor military discount of 10%. I told her that’s not a problem if she got that information, I will honor it. Upon arrival to the location, I met with Keith the contractor who introduced us to ray the homeowner. Ray is having Keith renovate his kitchen at the moment, ray wants to install a drop in farmers sink which is about 10” deep and currently the waste arm would be in the way. Keith wanted to know if we could drop it and add a clean out somewhere else, I told him sure, I recommend dropping the water lines as well and instead of having two hot water lines, we can just have one line with a dual valve. Furthermore, I asked ray if he knew where his main valve was located, he showed me it on the side of the house. In addition, we then took a look at the water heater, which is just over 10 years old, I made ray aware of the concerns with a water heater reaching this age. Thus, I went and got both ray and Keith some options they can look at, Keith had stepped out briefly so I showed ray. Customer would like an estimate for a Kohler generator 38RCLC. This is a 38 kW generator. Estimate was provided for a 1 inch galvanized gas line to be installed from the city main to Kohler generator estimated 115 linear feet as per pictures and video shown.

Upon arrival, customer showed me garbage disposal that was leaking. Gave customer option to install company supplied and owner supplied garbage disposal. Customer is on a fixed income and cannot afford the price. Talked to sales manager sales manager gave me a price of 325 to install owner supply garbage disposal. Customer agreed. At this time, customer will be buying garbage disposal and calling us back to install

Customer just sold house and guest bathroom toilet started leaking from tank to bowl gasket. Provided estimate for toilet rebuild . Could not come to a realistic price agreement to repair the problem customer was thinking it was a 50$ fix.

Upon arrival to the location, I met with Travis’s wife Catherine, I believe was her name. She showed me inside, and mentioned Travis is still busy at work but explained what’s going on. They’ve been at the home for 15 years, and have had the hose bib out back dripping ever since, and the main valve in the front is also leaking slowly inside the wall. I advised her those old style valves really aren’t any good compared to a 1/4 turn ball valve. Furthermore, I asked for a few minutes while I went to get some solutions together. When I got back, I asked if she wanted to contact Travis so he’ll be aware of what’s going on but she mentioned he won’t be able to at the moment. In addition, I showed her the options and explained the differences amongst the options. She thought it was a bit pricey, I explained we have to break into the wall and re-patch it when we’re done bringing the pipe to the exterior. She understood but wanted it email to go over it with Travis later.

Had to reset clock and recirculating times

Customer called regarding estimate to replace heater, when we arrived we saw it was a very old rheem heater that needed to be changed and as we explained to customer regarding what the job includes , customer approved and at this time after complications due to existing plumbing in wall and under AC , job has been fully completed , tested for leaks and none were found.

Upon arrival, customer showed me toilet that she needed repaired. Gave customer estimate to install owner supplied parts. Also gave her a option to install owner supplied toilet customer will be calling back to install new toilet that they buy the toilet.

Upon arrival, customer showed me water heater that we installed that failed inspection due to breaker size being too big. Explained to customer that his original water heater was overpowered by a 30 amp breaker and needed to be changed to a 20 amp breaker. Inspector told customer we could pass inspection if we change elements. We cannot change elements to 4500 W because then we would fail due to TMP drain line being half inch customer will need to have the electrician come out and install 20 amp breaker originally I explained that to the customer. Inspector explained to customer that plumbing company that installed water heater would have to pay for breaker downgrade. I explained to customer that we do not do electrical work and do not pay for electrical work as breaker is original to his unit and was originally overpowering the old 3500 W water heater. I provided customer with an electrical company’s name that a former customer used for electrical work for water install that we did.

Upon arrival I was shown to an electric tankless water heater that needed flush valves. An estimate to install them was agreed on and after the work was done I checked my connections for leaks and none were present then I explained to the customer which valves to close when he does his yearly flush

Upon arrival I was shown to a tub stoppage. I tried everything to clear the line and nothing could get through and the sewer machine head came back polished indicating a broken pipe. An estimate has been written with the scope of work to replace the pipe

We met with the homeowner, who stated that the dishwasher leaked last night and also sparked. While we previously installed the dishwasher, we did not touch the connection that was leaking. Upon inspection, we determined that the leak was due to the original connection not being properly installed. Over time, the movement of the dishwasher back and forth caused the supply line to loosen. However, had the connection been properly tightened initially, this issue would not have occurred. Regarding the electrical disconnection, we found that the dishwasher had been dragged out improperly, pulling on the wires instead of being carefully removed from its housing. After testing, no leaks were observed. As a courtesy, we reached out to the team that had been working on the job to review the water that was released by the dishwasher. While we acknowledge that we were the last to service the unit, we do not assume liability for connections we did not install.

Responded to a customer complaint about a lack of hot water in the home. The customer reported a delay in hot water reaching the fixtures. I removed the screen from the unit and cleared debris. After testing, the system is now functioning properly.

Work Completed: We met with the homeowner, who requested the installation of a temporary sink. Additionally, he asked us to reinstall the previously removed countertops temporarily so he could continue using his kitchen while the demolition and remodeling process begins. • Installed the temporary sink and tested it for leaks—none were observed. • Hooked up the dishwasher. • Installed two new valves. • Installed a kitchen sink faucet—no leaks were observed. The system is functioning properly, and the homeowner is satisfied with the setup.

Todays visit we had to repair main water supply. We cut out pvc adapter and replace with 1” schedule 80 nipple and a brass female adapter. After installing new pieces glue had to cure for 20 minutes before testing. Tested piping, everything is operational as it should. Thank you for calling John The Plumber -Shane

Scope of Work The homeowner has requested to relocate the main hot and cold water lines, along with the main water shutoff valves, for the building. This project will require a full building water shutdown due to the complexity of the current setup. The existing water lines are installed in close proximity to one another, making the relocation a challenging process. We are providing two options for the homeowner to consider: Option 1: Relocating Water Lines in the Wall with an Access Panel • The main hot and cold water lines will be relocated approximately 2 to 3 feet below the current position within the wall. • An access panel will be installed for convenient valve operation. • This will eliminate the need for the homeowner to access the ceiling using a ladder to shut off the water. • Drywall cutting will be required, and the homeowner will be responsible for patching and painting once the installation is complete. • No electrical work will be needed for this option. Upon arrival to the location, I met with homeowner Yvan and his wife who are in town temporarily as they come and go. Yvan had one of the plumbers from the association work on his toilets, they rebuild both tanks but he broke one of the Johnny bolts on one toilet and couldn’t get the flush valve tighten enough on the other. Moreover, It was a bit difficult to communicate with Yvan as they barely speak English, they’re Canadian so they speak French. Furthermore, i asked Yvan if the emergency valves were working, he stated they are, he just had them off. I then asked to check his main valve in case we need to shut it off, and the water heater which he got a few years ago. Toilet Remove and Reset DUE TO MANY REASONS A WAX SEAL CAN FAIL.
