*Service Report: Water Fountain Leak Inspection *Location: Water fountain next to men’s restroom *Issue: Water leak *Findings: Upon inspection, I found that the leak was originating from the internal components of the water fountain. The supply line and the drain were both inspected and confirmed to be in good condition, with no signs of leakage. *Recommendation: Due to the internal nature of the leak, repair is not feasible. I recommended a full replacement of the water fountain unit. *Next Steps: I provided the customer with a replacement estimate. The customer will forward the estimate to the school’s management for approval and will contact our office once a decision has been made.

Inspection Report – Water Heater Installation Performed an inspection on the newly installed water heater located inside the kitchen cabinet. Per the customer's request, the unit was turned on for evaluation. The water heater was found to be operating correctly with no issues observed. The customer inquired about cloudy water when filling a glass. Upon inspection, it was determined that the cloudiness was caused by air introduced through the faucet aerator. This is a normal occurrence, and the water cleared up within approximately one minute.

Upon arrival to the location, I met with Dennis who was waiting on my arrival. I asked if he was ready for me to shut the water off, he gave me the green light and took me to the bathroom and handed me the cartridge. Pfister had sent him a new shower cartridge as his was currently not closing all the way and dripping. Moreover, I removed the cartridge and installed new one. I adjusted the temperature to the same setting as the previous and checked for leaks by turning water back on. Hence, Dennis also observed the new cartridge holding as we watched it for a few minutes. All is operating accordingly at the moment. Tech will install customer supplied cartridge

Second Floor Master Bathroom Renovation Scope The customer has requested the installation of a 60" x 31" white Roman-style drop-in tub with a 16" depth. The existing motor located in the right-side vanity is to be removed. Estimate to supply and install Kohler hot and cold valves, to be paired with customer-supplied chrome trim (Model: T14428-4-6-CP. estimate to supply sooner tub and install or customer supplied tub with install. Customer is not requiring us to pull permit. Per property management.

Upon arrival the homeowner has only one bathroom. The tub and toilet were backed up. I went on the roof and ran 60 feet of cable to clear the stoppage. After the stoppage was cleared I ran all of the fixtures in the bathroom including filling the tub up 3 times. Everything is draining and flushing good now the homeowner was present when I was running the water, and let me know that everything was draining properly before the stoppage. I will be providing an estimate for a descaling and hydro jetting of the main sewer line including the installation of a clean out.

Upon arrival to the location, I met with Dan who opened the door and showed me inside. I asked if he was aware of my visit today. He mentioned yes, I was there to check the water heater. I confirmed and added we also offer a whole home evaluation of the plumbing system, which he declined. Moreover, I checked the water heater which was in great condition, water was hot enough for Dan, no complaints. In addition, he did show me a hose bib that was corroded out back. Furthermore, I told him I’ll get him a couple options which he approved one of the two. I then got what was needed and began making the necessary repairs. Hence, i had to wait for glue to dry afterwards, and i checked for leaks, and no leaks were detected. In conclusion, I showed dan the work, and collected payment, all is well at the moment. Upon arrival I verbally got a commitment to charge the card for the 250 dispatch fee along with the heater diagnostics fee on the recorded line. I provided an estimate to install a ream rtex 18 on existing plumbing and existing electrical as per pictures shown this heater is in a proper working condition and has been tested. The current temperature is at 125 and it is not recommended to go above this for safety reasons and longevity of the heater.

Service Performed: Installed new kitchen faucet in break room. Tested all connections and confirmed proper function with no leaks. Additional Findings & Recommendations: Noticed the refrigerator ice maker line is currently run with ¼" clear plastic tubing, which is known for being prone to leaks over time. Recommend replacing the existing tubing with PEX for improved durability and reliability. Also recommend installing a dual emergency stop valve to allow for quick shut-off of both the faucet and ice maker line in case of future maintenance or emergencies.

Technician was called out to the customers home today because the customer has an issue with the master bathroom toilet draining slowly. Technician ran the water for the tub and faucet to see if the toilet with gurgle. Toilet was not gurgling meaning that the issue can be resolved by auger the toilet or pulling the toilet. The next issue customer had was the guest bathroom faucet. In order to resolve this issue customer will have to order a new faucet. Job details: Technician attempted to Clear Toilet with Closet Auger but was unsuccessful. The next step in this process would be to remove the toilet and check the drain for any obstructions, and because the toilet is already removed. Technician will install a new pressure assist toilet because the current one is not working. If customer moves forward with estimate a partial credit will be applied from stoppage.

Opened the exterior kitchen wall to access damaged plumbing. Removed existing leaking copper drain arm running from the cast iron stack to the area beneath the kitchen sink. Installed a new PVC drain arm, including the addition of an exterior clean-out for improved maintenance access. Installed a new wye fitting under the kitchen sink to improve drainage efficiency. Replaced the existing gate valve on the main water shut-off line with a more reliable ball valve. All installed components were thoroughly tested and found to be functioning correctly. I’m on arrival customer for me that she has a house property manager that was actually the person present when they originally installed the filter. She said they have not been having any issues and no issues with pressure especially. I checked to make sure the timer on the filter was set properly and that the cycle function on the filter was also set proper. I explained to the customer how the bypass work because she had no clue what that was. I advised to her that if the filter ever needed to be worked on or sometimes if the filter got clogged, and there was no pressure, she would be able to bypass and call the plumbing company to come work on the filter while still having water. She began by explaining, there’s been tons of work being done in the neighborhood, and they been getting lots of debris in the lines. The home is a airbnb, when homeowner Valerie isn’t here, It’s used as a rental, and currently rented at the moment until September 14th. I then asked Mindy what’s their time frame on this job, she stated after the renters leave. Mindy mentioned when the renters got situated, they realized there was no water pressure at all in the home. When Mindy called the city, the meter was off, and no one knows who did it. The city mentioned they’re in good standing, so it wasn’t them. Furthermore, the city turned it on but the pressure was low in the home. Upon arrival to the location, I met with front desk who went and found out what the job entailed. She then explained to me that they want to bring a waterline to the water cooler near the front desk. They have a water cooler in the back that already is hooked up with a waterline. More over, the nearest water source to the water cooler location is a vet room with a sink and a faucet. I called Nathan who is the maintenance guy for the Institute, he currently wasn’t on site. In our discussion, we both agreed that the nearest water source, is the veterinarian room with the faucet and sink. Furthermore, I explained to him my idea of tapping into the cold side line, feeding the faucet and running the new pex line through the cabinets up the wall, across the drop ceiling and back down through the wall. Upon arrival I was shown to the gas tankless heater that needed to be flushed. An estimate for that was signed and after I flushed and descaled the heater, I opened the relief to flush the remaining vinegar out of the unit as well to check the hot water. Hot water is present.

Whole House Plumbing Inspection Report A comprehensive inspection of the home’s plumbing system was performed. The following issues and recommendations were noted: Master Bathroom The hot and cold angle stops for the lavatory sink are missing handles and are outdated. The angle stop for the toilet is also old. Internal toilet components are worn and in need of replacement. Recommendation: Replace all existing angle stops and perform a full toilet rebuild. An estimate was provided for this work. Kitchen Water was observed leaking under the cabinets when the sink is drained. The copper drain arm inside the wall is leaking. The hot and cold angle stops are aged and should be upgraded to modern 1/4-turn valves. Recommendation: Replace the copper drain arm with PVC piping, install a new exterior clean-out, and correct the configuration of the under-sink trap connections. An estimate was provided. Upon arrival, a comprehensive inspection of the entire residence was conducted. The following issues and corrective actions were noted: Master Bathroom: Identified a leak in the pop-up drain assembly. Both hot and cold angle stops for the faucet were frozen and non-operational. The angle stop for the water closet was also frozen. Replaced the hot and cold faucet angle stops with new 1/4-turn shut-off valves. Replaced the pop-up assembly with a new chrome unit. Installed a new angle stop and supply tube. Powder Bathroom: Found the existing pop-up assembly seized and the faucet showing signs of deterioration. Removed the existing faucet and pop-up assembly. Supplied and installed a new faucet complete with a matching pop-up assembly. All replaced components were tested, and all plumbing fixtures are now operating correctly.

Job details Technician ran a new 3/4" water line from the back of the house to the new pedestal in the center of the dock. This price includes a 3/4" RPZ backflow mounted on the wall next to the water supply. Then loop PEX tubing thru the concrete to the pedestal and connect pedestal water supply on the final after the pedestal is installed. Price includes meeting the inspector as well.

Upon arrival, customer stated his 14-year-old LP heater was no longer working. I informed him for it since it’s so old it’s recommended to change it out. Customer signed an estimate and JTP provided and installed a new ream 40 gallon LP heater Pictures taken shows pilot light is lit and heater is functional with no leaks.

Excellent service

Upon arrival, customer stated the moisture sensor that we installed on the heater was going off all night. I proceeded to reset the unit and it was working properly, but customer insisted on removing it due to the renter being awake all night from the beeping. Customer stated that he would call the office to see if we are going to replace the unit or just keep it off. He hasn’t decided yet. The existing water heater is pressured up and powered on with good flow.
