Upon arrival, a comprehensive inspection of the entire residence was conducted. The following issues and corrective actions were noted: Master Bathroom: Identified a leak in the pop-up drain assembly. Both hot and cold angle stops for the faucet were frozen and non-operational. The angle stop for the water closet was also frozen. Replaced the hot and cold faucet angle stops with new 1/4-turn shut-off valves. Replaced the pop-up assembly with a new chrome unit. Installed a new angle stop and supply tube. Powder Bathroom: Found the existing pop-up assembly seized and the faucet showing signs of deterioration. Removed the existing faucet and pop-up assembly. Supplied and installed a new faucet complete with a matching pop-up assembly. All replaced components were tested, and all plumbing fixtures are now operating correctly.

Job details Technician ran a new 3/4" water line from the back of the house to the new pedestal in the center of the dock. This price includes a 3/4" RPZ backflow mounted on the wall next to the water supply. Then loop PEX tubing thru the concrete to the pedestal and connect pedestal water supply on the final after the pedestal is installed. Price includes meeting the inspector as well.

Upon arrival, customer stated his 14-year-old LP heater was no longer working. I informed him for it since it’s so old it’s recommended to change it out. Customer signed an estimate and JTP provided and installed a new ream 40 gallon LP heater Pictures taken shows pilot light is lit and heater is functional with no leaks.

Excellent service

Upon arrival, customer stated the moisture sensor that we installed on the heater was going off all night. I proceeded to reset the unit and it was working properly, but customer insisted on removing it due to the renter being awake all night from the beeping. Customer stated that he would call the office to see if we are going to replace the unit or just keep it off. He hasn’t decided yet. The existing water heater is pressured up and powered on with good flow.

Upon arrival, customer informed me that they had a three-quarter inch waterline that was just hanging on the back of the building tied into a hose, which is supplying a waste to water machine. Customer said that it was previously strapped with plastic standoff straps. However, they all broke and the pipe was just hanging. It was about 100 feet of three-quarter waterline. I advised customer that I would need to use unit strut on the outside wall to strap it so it doesn’t move. I did mention to the customer that it would be much easier for them to replace the three-quarter waterline with a new waterline. I explained to them that strapping a live line is extremely difficult, especially with one plumber. It would be much easier to re-pipe the line. Customer told me that they would just rather leave the line and just strap the pipe. After properly strapping the pipe to the unistrut, I turned the water back on and checked for leaks no leaks

I’ve been a craftsman my whole life and have always taken great pride in my work. I was super impressed with your crews work and professionalism. I will definitely spread the word and send work your way. You all should be proud of what you do.

Upon arrival the homeowner had a whole house stoppage. I went on the roof and ran the sewer machine approximately 60 feet. I was able to clear the stoppage. After that I camered the line and everything was cleared with no obstructions. The house is cast iron underneath and pvc to the city. There was no signs of an exterior clean out. The homeowner wanted to install one. After installing the new pvc clean out I ran the tub and everything is draining good. I also showed the homeowner the condition of the pipe when I camered the line.

Upon arrival, I contacted the maintenance man to let me in the unit for the owner so I can install the neo pure filter. Once I gained access to the apartment, I began by picking a suitable spot for the filter to be mounted. After mounting the filter bracket, I began to assemble the water supply for the filter, which came in as a quarter inch water supply. I ran water to the designated faucet and tested to make sure that the filter system was working properly. System was working properly and there were no leaks. I advised customer that we can also provide the replacement filters when she needs to replace them once a year. Customer said she will contact us every time she needs to replace the filter. Customer very satisfied.

Upon arrival we were shown to a water heater leaking from the bottom element. An estimate was signed to replace it and then revised to add a taco auto shutoff Valve so if this were to happen in the future the heater would shutoff automatically. After everything was installed, we checked for leaks and none were present and the customer currently has hot water

Kitchen: Found disposal on single-bowl kitchen sink non-functional. Identified both hot and cold angle stops as outdated. Removed and replaced the existing disposal with a new 1/2 HP unit. Installed new dual-outlet hot water stop and a new single-outlet cold water stop. Tested disposal and water connections; all operating correctly. Hall Bathroom: Discovered toilet base cracked and water supply stop frozen. Removed existing toilet and installed a new Kohler toilet. Replaced old stop with a new angle stop. Verified proper function of toilet and water supply. All work completed and tested—verified proper operation with no leaks.
Had faulty faucet replaced under warranty. Service was very timely and professional.

We returned to the customer's residence to address an issue related to a previously completed service on the deck-mounted bathtub faucet in the main bathroom. The customer reported that the cold-side handle (right side) was not functioning properly and was unable to turn on the water. Upon inspection, it was determined that the internal component (cartridge/stem) for the cold side was defective. We removed the faulty part and visited a local supplier to obtain a suitable replacement. After installing the new component, we thoroughly tested the faucet to ensure proper operation. Both hot and cold handles are now functioning correctly, and the issue has been fully resolved. This service was performed under warranty as a recall. The customer was not charged for labor or materials.

Upon arrival, customer informed me that she was trying to install a host under her sink so she can wash her patio off. Customer lives in the orchid Beach condominiums. Customer lives on the third floor. Her balcony collects seed water and sea salt debris so she frequently needs to hose the balcony off, but has no hose on the balcony. Customer told me that other residence in the building, use a hose connected to a hose bib under the faucet. advise customer I need to take a look at this set up under the faucet and determine the nearest water supply that we can draw water from and connect a hose too. After a diagnostic, I determine the best place for us to draw water from would be from the cold line under the kitchen sink. The distance is approximately 30 feet. Existing waterlines under the sink or CPVC so I advised customer we would need to shut the building down or shut the unit down before we can make any changes. Job summary, Customer had an issue with the toilet located in the men’s bathroom. The toilet was constantly running. Technician gave the customer a few options and they decided to go with the minor rebuild. After toilet, minor rebuild was completed. Technician turned on the water for the toilet. Toilet is now functioning properly with no issues. REBUILD OF FLAPPER AND FILL VALVE HELPS PREVENT LEAKS, MAY IMPROVE FLUSHING, AND WILL LOWER WATER CONSUMPTION IF TOILET IS RUNNING OR TURNING ON AND OFF PERIODICALLY.

Upon arrival customer had a toilet leaking by through flapper. We performed a minor rebuild to toilet by replacing fill valve as well as flapper. We recommended replacing emergency shut off to toilet and replacing toilet due to toilet not being strait and condition of tank to bowl bolts. Customer declined at this time. We met with the homeowner who showed us a leak in his meter box. After assessing the leak, we determined that no repair can be made until the tree in the immediate area is either removed or significantly cut back. A utility locate will need to be performed to mark existing utilities, as there is an electrical box and fiber lines in close proximity to the leak. The repair will be extremely difficult due to the tree roots and stump being so close to the waterline. It may be advisable to remove the tree completely or consider relocating the meter entirely. Once the homeowner contacts us after speaking with the HOA, we will proceed with providing an official quote. The upcoming quote will only apply if the tree is removed prior to the work.

Upon arrival, it was found that the 1” gate valve and ½” hose bib located at the front of the home were not functioning properly. The water supply was shut off at the meter to perform the necessary repairs. Both the gate valve and hose bib were removed and replaced with a new 1” ball valve and a ball valve-style hose bib. Once installation was complete, the water was turned back on and the system was thoroughly tested. All components are now functioning properly.
Shane was able to quickly determine the source of the cold water blockage and fixed it. He was very professional and friendly.

Upon arrival customer had a tub faucet that was not producing cold water. Further inspection revealed the gasket was improperly seated in stem to cold water supply. We pulled it apart and properly set the gasket. We told customer if this happens again we will have to remove and replace faucet due to manufacturer defect. Thank you for calling John The Plumber. Upon arrival to the location, I met with homeowner Dennis who showed me inside. He called us out because he has a leaking bathtub spout. He just recently got the new valve with trim replaced about 3 months ago. He called pfister and they’re going to send him a cartridge. Dennis just wants the cartridge installed. i gave him a price and he thought it was a little high compared to what he already got quoted. I asked him and he said $250, I told him I’ll match it, but he has another visit scheduled for tomorrow. Hence, he stated he would make a decision after hearing the other quote.

I arrive this morning prepared to install the RTEX 13 swap out for the customer. After assessing the situation, I begin removing the defective Titan water heater. I cut the water supply lines and advised customer that I would be re-piping the system. After dismantling the electric box that was provided for the Titan I discovered that there were three wires with no ground wire. Two wires tested at 240 V and one wire tested at 120v. I advised customer that I would need to cap one of the lines and the other two lines to supply power to the switch. After installing the switch with the proper gauge wire by mounted the new RTEX 13 heater and pipe it in the proper way. I provided a half inch ball valve to isolate the heater if need be. I tested the system multiple times after completion of the installation and ran all the fixtures to make sure they were receiving sufficient amount of hot water. Customer reported leak at kitchen sink basket strainer. Removed failed basket strainer and installed new unit with plumber's putty and locknut assembly. Performed fill-and-drain (drop) test to verify seal integrity. No leaks detected—sink operating as intended.

Upon arrival, customer advised me that they were getting no hot water since the morning. I informed customer that I would need to run a couple diagnostics to figure out an isolate the source of the problem. After a brief diagnostic, I determine that the tankless hot water heater has failed And the elements were not heating the coils. The heater is 12 years old and it’s a tight. Either does not engage or turn on when the hot water is running so I advised customer that they would need to replace the unit. Customer has a double pole 60 amp breaker and I recommended an RX 13 as a replacement. I went over the specifications of the RX 13 and customer agreed to swap out. I did advise the customer that I would need to get a permit pulled in the approval from the condo association and we will be able to start the work in the morning.
