The unit needs a drain line for the T&P that runs outside. Unfortunately due to it being an island, there’s no way of running a drain line for the unit. Customer only has two options either install a tankless point of use water heater underneath the kitchen sink or run a new hot line from the water heater in the garage to the kitchen island. After removing p trap an obstruction was observed in the trap and cleared out. Upon arrival, customer informed technician that she previously had a quote to redo her bathroom and unfortunately she was not able to afford the $6000 price tag for the renovation but she found a handyman that did the renovation for $2500. Unfortunately, the job was not done properly as far as all the plumbing work is concerned. And when technician turned on the bathtub, he saw water was actually coming out of the spout. Customer call John the plumber out today because he has a few issues in his home that he recently purchased. The first issue would be leaking hose bib in the back of the house. The second issue would be a leaking PRV valve in the front of the home and the last issue would be low water pressure throughout the home. When technician arrived and did an inspection of the home he saw that there was a lot of lime and scale buildup around all the fixtures and that is the reason why all the fixtures are failing and he has low water pressure. Technician will give the customer a few options to resolve his issues today. Job was sold. Technician will be back on Monday to do the installation of the filtration system inside of the garage.

Upon arrival customer had a leaking hot water heater in garage. This is an estimate to remove and replace tanked electric water heater. We will correct t/p relief line by cutting into wall and lowering pipe. We will also place heater in pan and updating supply valve. Water heater will come with 6 year parts and labor warranty.

Customer call John the plumber out today because she recently purchased a home and she found out the garbage disposal was not working. Upon inspection technician realized at the garbage disposal drain lines were not piped up properly, and in order to put a new garbage disposal in technician will have to open up the wall behind the kitchen sink to bring down the drain lines to an appropriate level, that way he can install a P-trap. Technician also recommended to the customer that he can remove the garbage disposal and just install tubular piping with a sink strainer. Technician will create two options for the customer.

John the plumber was called out today for a toilet constantly running. After doing a brief inspection on the toilet technician figured out that the fill valve was the issue. Based on the technician wrote up a few estimates for the customer. *customers toilet is rocking back-and-forth that indicates that the flange may be broken* Job details: Technician attempted to clean out the sentiment out of the fill valve. But unfortunately, the fill valve still did not work so technician decided to replace it. Toilet is operational. Customer is satisfied.

Upon arrival customer had a garbage disposal locked up due to deterioration. Further inspection showed dual emergency stop supplying both the dishwasher and hot side of faucet is corroded and will need to be replaced. Connections from faucet are also very corroded and the kitchen faucet will need to be replaced. Both sides of sink drainage are back pitched and incorrect, they will also need to be replaced. Customer just wanted garbage disposal replaced today and will be calling us for future repairs. Water heater is from 2015 and any unit over 10 years we will not service. Upon arrival customer had a kitchen faucet with no pressure. We offered to open up sprayer to source blockage for 225, we also presented an estimate to replace with customer supplied fixture. Customer did not want to commit to work at this time. Further inspection water heater is close to being out of warranty, and main water shut off is old style gate valve. Upon arrival we greeted the customer and began our work. We informed the customer of the condition of the old recirculating pump and he went and purchased a new one for us to install. After the new heater and customer supplied recirculating pump was installed we checked our connections for leaks and none were present and ensured they had hot water before we left. 6 year warranty on the water heater. No warranty on the recirculating pump

Upon arrival, customer showed me water heater that failed inspection and needed to change out. TMP job was warranty. Call from other plumber. At this time, TMP has been changed out to three-quarter No other problems at this time

Upon arrival Customer explained to me in his shower. There was a sewer smell upon inspection. Gave them option to perform smoke test on venting system. Also removed drain cover for shower and flushed 5 gallon bucket to flush P-trap of shower upon performing smoke test from roof vent, smoke emitted out out of every stack Indicating there are no cracks or problems with venting system. Also no smoke admitted in the bathroom or fireworks smell at this time no other problems arise.

This invoice was to perform a leak detection service and change to three-quarter inch emergency. Stop valves on the exterior of the three Plex.. During my leak detection service as per video and pictures taken, there is no leak from the meter to the house because the pressure was holding right at 60 pounds for over 15 minutes. When I opened up and pressurize the units, the pressure substantially dropped during my investigation. I came across two toilets one in unit one and one in unit three that were consistently running at full pressure due to the fill valve and toilet flapper needed to be replaced.. I presented estimate to customer to replace these toilets and unit one and unit three and customer declined said he was going to have a handyman do it per recorded conversation. I came across a quarter inch main line coming out of the back of the soffit that was squirting water and during my investigation unit three tenant stated that he had a filtration system and there is no attic acces

Technician was called out to the customers home today because she would like her wall-mounted faucet that she recently purchased installed along with two additional widespread faucets located in the guest house. Customer also purchased a shower cartridge and trim kit for the guest house master bathroom. Unfortunately, the trim kit did not fit. Neither did the cartridge. Technician inform customer that he would have to replace the shower valve system behind the wall. In order to do so technician will have to remove the water heater. Customer will order parts for the shower valve and technician will come back on a later date to do the installation.

Upon arrival customer wanted us to install a main water shut off after meter. We had sold estimate for $700.00 and when we dug into ground around meter box, job had a lot more obstacles and we are unable to do the work for this price. Customer did not want to proceed at this time. Estimate provided for proper repair.
