On arrival, tenant allowed us into home she just moved into. We were contacted to come out by property manager to repair one toilet constantly leaking. Upon evaluating, we noticed multiple toilets were going through same issue. I decided to provide repair for both or just one tailored to the need of homeowner. When we spoke to property manager on phone to discuss options, he immediately stated we were way too expensive and he had other companies on speed dial more affordable. At this time we are still awaiting if he will approve or not.
I came out today for a home evaluation. Everything inside the home looks good. The only 2 things that I found that need replacing were the water heater and main valve. I provided an estimate for these two things. The homeowner is going to think about when they want to move forward with the scope of work, and also needs to speak with the HOA.
Snaked line from roof 90 feet with funnel head and pulled a black sludge out see pics. Advised customer to have a jetting to clear all the tarish sludge out of pvc main. No warranty on stoppages customer needs to have the jetting done or he will backup again.
Arrived to customer, we found that grid floor drain behind front desk had sewer smell. We removed lid and found that there was sewage water inside P-trap. We put down 10 gallons of water to wash away dirty water and ran camera. We found no clogs or back up in floor drain. We could not find where floor drain trap primer lead to to get primed. We informed on site manager that they should contact building contractors to locate trap primer Inlet.
Upon arrival, customer showed me water line that is leaking from loop line maintenance cut open drywall to access waterlines we also found shark bite fittings on waterlines to kitchen faucet that will need to be removed due to code compliance Water line leaks is do to kinked water line that was from original building construction. Will need to perform leak search to determine what manifold line goes to kitchen. Repair will be New water line ran through dry wall and ceiling to supply water back to kitchen. 1 year warranty on all parts and labor.
Upon arrival, customer showed me garbage disposal he installed he needed a P trap with no warranty and also he showed me a Kohler toilet he needed a full rebuild at this time. Everything is installed. Toilet is rebuilt. Customer has one year parts and labor warranty on toilet. Rebuild
Customer had felt water off the shark bite 90 that we installed on a Polly leak . I could not find any indication of water or leak but I still changed out the 90 shark bite to a new shark bite pressurized the line checked for leak and sold customer a membership customer was pleased that were able to come out so fast.
Came out today to diagnose a main line clog customer explained when they ran the laundry it backed up into the shower pan and all the toilets were bubbling but when I was on my way here customer said the shower gurgled loud and all the water dropped I ran water in every fixture and flushed big amounts of toilet paper In each toilet and I watched everything flow right past the cleanout out front. I explained to the customer that flushable wipes can’t be flushed in any circumstances and that the clog cleared itself. I highly recommended having a camera inspection prefomed and we can confirm that the pipes don’t have any underlying issues.
On arrival found three-quarter hot poly pipe in wall behind water heater in garage exposed by other with pinhole shut water off ball valve right side of home removed 1 foot section of poly using Uponor to make repair turned water on tested good Leak on three-quarter poly hot pipe behind water heater
Upon arrival, customer showed me kitchen faucet that did not have hot water upon inspection found you pushed handle away from you. for cold and pulled handle towards you for hot water asked Customer would they like to switch supply lines over to have hot water away from you and cold water towards you. Customer said they liked the way it was installed originally and do not need any work at this time Also, customer is going to be demoing, both bathrooms and single vanity to double sink vanity install will call me after demo is complete for me to give a proper estimate for all work that needs to be done
Access to the wall surrounding the hose bib was obtained due to a crack extending from the hose bib into the wall. The pipe within the wall was replaced and extended to accommodate a new hose bib. A thorough inspection was conducted to ensure there were no leaks, and all debris was cleaned up upon completion. (Responsibility for wall replacement was excluded from the scope of work.)
On arrival customer called under emergency stating water coming from ice maker line was coming out gray color,when I evaluated I noticed it was the lines having old valves and supply lines with rubber seals inside in decay,causing discoloration in the water,provided estimate for replacements along with more work in which customer approved,job has been completed . This option includes the following New owner supplied kitchen faucet install 4 new emergency shutoff valves for under sink Up to code compliance connections Note:no warranty on owner supplied material
Upon arrival customer had a broken clean out cap on sewer main and a backed up sewer. We ran k60 to relieve blockage, and installed a new 4” clean out cap. Drain is open and flowing as it should. Thank you for calling John The Plumber!

Waiting on the city. Curbstop seems to be leaking. Didn’t touch it and won’t touch it so work has to be done later on or tomorrow
Upon arrival we were shown to a toilet only clog and the estimate to clear the clog with the auger was agreed on and after the clog was clear we test flushed the toilet to make sure it was flushing properly.
Provided water heater estimate and plumbing work for bathroom remodel customer will get back to us after making a decision also customer had 2 other plumbing companies on site as I was doing my evaluation for estimate.
On Arivel Installed filter system left side of home, Main valve , 2 hose bibs, and relocate a third hose bib. (customer needs to provide an electrical outlet near filter installation tested good
On arrival,Double bowl kitchen sink backed up. Used drill snake through sink drain to remove alit of rice. Filled sinks and drained tested good.
Upon this visit customer is not getting constant hot water. The flashing light on gas valve is 8-4 flashing pattern. This indicates a faulty gas valve. Water hearter is from 2016 and is out of warranty. Customer wants 2 estimates one for replacing gas valve , and one for replacing water heater. Monday we will have estimates together and they will be emailed, and we will be in contact. In the future customer is interested in a different type of whole home filtration system.
On arrival found Rheem 30 gal low water heater year of 2010. Customer would like new water heater .gave estimate to install new Rheem 30 gal low with ball valve, pan and electric switch. Need to have water heater permitted. Also gave estimate for new ball valve for main. Main shut off for unit is a gate valve will need to perform stack shut down.
On Arrival customer is purchasing new home is interested in having a whole house filter system upgrades in master bath hall bath and kitchen gave estimates for whole house filter, system, and upgrades and all other plumbing in home. If two or more jobs are performed 15% discount will be applied.
Upon arrival customer was backed up in kitchen sink. Ran camera through master toilet to locate the clean out just passed the driveway 5 feet. Excavated the driveway after pulling some pavers. Dug down 3 feet and cut the clean out. Ran Jetter back through kitchen line into the main and pulled back tons of grease, huge chunks. Reassembled clean out and ran water through kitchen sink. Everything‘s draining perfectly water is clear and coming down fast. Reset master bathroom toilet and double checked everything for leaks. Also noticed customers water heater from 2009 and there is a gate valve for the main water shut off. Provided estimates for both replacements.
Upon arrival customer is having a issue with the kitchen not draining. they said this happens every 6 months or so and would like us to take care of this. We offered the best solution to this issue is to jet the line at this point in time. Customer agreed and signed the estimate. Also customer is approved for financing for 12 months differed interest. Customer is ready to get on schedule for the jetting of the kitchen line.
30 gallon low water heater in hall closet under AC unit year of 2011, master bath, Moen single handle lav faucet leaking out of bottom master bath, Kohler, two-piece, white elongated toilet running. Gave estimates on replacing water heater estimates on replacing cartridge or faucet supplying or homeowner supplied for master bath faucet. If two or more jobs are performed 10% discount will be applied.
