Customer call John the plumber out to the home today because he needs to replace is 30 gallon water heater located in his hallway closet. Water heater is from 1992 and the apartment was just sold and it was a requirement for the water heater to get replaced. Technician will come up with a few options for the customer. Technician did notice on the water heater has a 3/8 waterline for the T&P. Because the water heater is a 3800 W heater the T&P should be a 1/2 inch copper line. If customization, for the technician will reconnect the existing 3/8 t&p drain and if the city inspector would like it replaced, then that would be an additional fee. Job detail: Technician removed customers old 30 gallon water heater. Before technician put the new unit in, he had to outline the tile floor with the new pan and used in angle grinder to cut around the new water pan because the old heater had the floor built around it. After the floor was cut, technician then proceeded to install a 28 gallon

Upon arrival customer needed two dual emergency valves changed. Due to the high volume of water, we had to charge an additional $267.30. After emergency stops were installed they were tested for proper functionality. They were operational as they should be. John, the plumber was called out today to the customers apartment due to an issue with his kitchen faucet continuously dripping. After doing a brief inspection, technician saw that the leak was coming from the head of the kitchen faucet not being tightened. Once technician tightened the sprayer the leak stop. Technician does recommend customer get his faucet replaced due to the wear and tear on the sprayer hose on the kitchen faucet. Technician also noticed that the valve underneath the kitchen sink that supplies the cold water should be replaced. In order to replace that valve customer will also have to run a new icemaker line to the refrigerator. Technician will also give customer an estimate on replacing his 10 year old water heater with new valves for the apartment, and the water heater included. Water heater estimate will also include a disconnect for the electrical and permits.

Couldn’t make shower head and handheld work with trim hitting the shower valve

Today, we met with the property manager, who informed us that the entire house was experiencing drain backups. Additionally, he requested a toilet replacement. Scope of Work & Findings: • Drain Backup Issue: We provided a quote for snaking the entire home’s drainage system and conducting a camera inspection after clearing the clog. • Toilet Replacement: We also quoted the installation of the new toilet, which the property manager approved. Work Performed: • After pulling the existing toilet, we discovered that the current valve had a 3/8” outside diameter (OD) instead of the standard 3/8” inside diameter (ID). This prevented us from connecting a new supply line. • Upon further inspection, we determined that the valve was a German-style connector, likely imported during the original toilet installation. We explained the situation to the property manager, who approved replacing the valve. • After installing the new valve and toilet, we thoroughly tested for leaks—none were observ

The toilet in the left-side guest house bathroom was backed up. I used a stool auger through the toilet to clear the stoppage, then flushed and tested to ensure proper function. The customer requested the replacement of this toilet, along with the right-side guest house bathroom toilet and the junior bathroom toilet in the main house. A deposit was taken for the installation of Kohler Santa Rosa one-piece ADA-height elongated toilets (1.6 GPF) in biscuit.

Price is to replace two cooling tower valves. Valves are coroded and contractor wants the, replaced. Doesn’t include hook up to unit and doesn’t include supply line. Tested our work and no leaks were observed. Lines were left off and contractor will call an AC company to replace the supply lines. Also recommend that the building replaces the shark bites on the cooling tower to avoid a flood. Also recommend replacing titan tankless unit since it has been opened and altered.

The customer has a 40-gallon Rheem water heater from 2006 in the hall closet. I provided an estimate to replace it with a new 40-gallon Rheem unit, including a 1/2" T&P valve, pan, and a wired switch, with a permit required. The customer plans to call back when ready to proceed.

On arrival, customer has single bowl kitchen sink draining slow. Gave estimate to run K 50 through drain of kitchen sink. Customer does not want to proceed forward at this time..
Great communication. Excellent work!

Upon arrival, customer advised me that her son told her that she had a leak in the kitchen. Customer is not physically down here in the unit. Her son comes down to stay in it periodically. She wanted a diagnostic of the kitchen to make sure there are no leaks. I ran a diagnostic on her ice line for the freezer. Determined there was no leak. I also ran a diagnostic on the hot and cold angle stops under the sink. I determined that there was a compression tee as the cause of the leak. I recommended that we change both angle stops and compression tees on both the hot and cold line to dual stops. She agreed. After checking for any other issues while I was here, I advised customer that her toilet fill valve was compromised and kept running without stop continuously into the overflow. I facetime customer so she was able to see all of these issues. She agreed to replace the fill valve in the toilet. Perform extensive Leak detection in kitchen. Check 1/4” ice line behind fridge. Check dishwas
