Upon this visit customer shower valve was not at full pressure and not mixing well, also handles on tub spout were so loose they became disconnected. We replaced corroded shower valve and tightened up tub spout handles. Everything is working as it should. Thank you for calling John The Plumber!
Upon arrival we installed new 1 hp insinkerator garbage disposal and tested drain and operation. Working and flowing as it should. We also provided estimate for descaling 2 tankless water heaters. Thank you for calling John the plumber!
Upon todays visit we found 11 year old, 1 hp garbage disposal to be leaking at the base of unit. There is no repair that can be done so we recommend replacement. We will replace mounting collar from sink to garbage disposal as well as garbage disposal itself. Down payment of $400.00 was taken towards replacement. Part will be ordered and when it arrives, we will contact for installation date. Upon inspection procedure, we noticed tankless water heaters are 6 years old and could use a descaling treatment to extend the efficiency and lifespan of units. Replaced all hose bibs on ex of home and balconies also changed out 3 shutoff valves 1 was a 1inch ball valve and the other 2 were half inch ball valves .Some hose bibs needed to be chipped from wall to expose so hose bib can be replaced witch is included in the price Customer is responsible for repairing wall. Replace 2inch ball valve main. And replace 2 1/2 inch ball valves suppling out side shower and bib
Customer wanted estamate on replacement of all hose bib on exterior of house and on balconies.
Readjusted chain on flapper causing toilet to run.

Customer had running toilet from when we installed. Chain was getting stuck under flapper. Adjusted chain and now the leak has stopped.
We performed two minor rebuilds in both bathroom toilets, and also replace both emergency stops for each toilet. We will changed out the fill valve and flapper in both toilets. Customer had a small drip from hot side of laundry box hose. We put in a new washer for free. We ran into an issue sweating off the angle stop to the toilet in the guest bathroom. The torch melted a hole into the copper. We had to pull the toilet to be able to cut the pipe properly to then be able to put on a compression stop 1/4 turn. We reset the toilet with new Johnny bolds and double wax ring. Checked for leaks and there are no leaks.
Perform leak detection inspection on all gas lines inside garage and all perimeters of house. No leaks were found and in good working order.
Emailed customer the estimate for the Kitchen faucet replacement. Due to leaking from the base we cannot access the hoses in this particular build. Customer said they will get their own faucet. Customer was not onsite when I was in the unit. All over the phone.
I came out today to replace the old water heater that stopped working. I replaced it with a new 50 gallon rheem medium water heater, which comes with a 6 year part and labor warranty. I also hardwired it on a switch. After installing the new water heater I filled it up to test for leaks and there are no leaks. Also after wiring the heater I made sure that the water was getting hot.
Customer’s had a leak that was dripping from the bathroom to the unit below after performing a leak detection running all fixtures and toilets then had to open up ceiling to find that it was leaking from the toilet. I reset toilet with new bolts and extra thick wax ring flushed several times while checking the unit below to make sure it stoped leaking . Also changed out the emergency stop because the old one was frozen could not shut it off. Customer is responsible for all dry wall repairs.
Arrived today to swap out the regulators that I had installed previously. All existing regulators were replaced with the correct regulators. Because of the size difference in the regulators I did have to rework some of the galvanized gas lines.
Arrived today to finish gas job. Got started digging up and exposing the gas line underground and then the rain came. We will have to reschedule for a better day. Arrived 6/27/24 to finish job. customer needs to have the gas turned back on so we can find last remaining leak at generator
I came out today to diagnose a 20-year-old tank water heater. The air conditioning unit was replaced two years ago and is in the way of the removal of old heater and I have written up multiple estimates to install a tankless water heater and customer is getting a quote to raise the AC off the ground so the old tank can be removed and a new tank can be installed. I have sent over all quotes for the job.
Arrived today to finish the galvanized pipe replacement but when I went to check the area we were working in I saw that there was still pvc for the pool pump system in the way. I took a picture showing what needs to be removed. We will return when the customer has had the rest of the pvc removed and has rescheduled with the office accordingly so that we can finish the job.
Arrived to do a job that I had sold previously. I started with replacing the exposed galvanized gas lines on the north side of the home where the main water valve is. Then I moved onto the gas line going to the outdoor fireplace, and also the gas line going to the outdoor grill. Finally, we worked on the gas lines going to the pool heater and the indoor fire place. When I started to work on the gas line going to the indoor fireplace I removed some dirt and gravel at the ground level of the pipe to expose it and that’s when I realized that the gas line was very corroded under the gravel and dirt. I informed the customer that a portion of the pool pump system would have to be removed so that I can replace that gas riser. The customer didn’t make a decision on the revised estimate for it yet, but that work will have to be done in order to complete the galvanized piping replacement.
Arrived today to provide estimates for gas piping replacement and gas leak detection. I walked around the home and took pictures of all areas of outside exposed gas piping. I will get with management to provide the customer with an accurate quote for replacing the exposed outdoor gas piping.
I came out today to provide an estimate for replacing the old 20 gallon water heater with a new 20 gallon rheem water heater.
I came out today to provide a couple of estimates for the hallway bathroom for the homeowner. The homeowner is going to talk it over with her son to see about moving forward with the scope of work.
I came out today to evaluate the entire unit plumbing first thing I noticed is all the emergency stop valve under the bathroom Lauv sinks are completely frozen and some are even shut off a little bit under kitchen sink I noticed both valves were also completely frozen and dual stop valves should be installed to replace them when I turned on the water. Slightly to the unit first thing I found was the water filtration system underneath the sink was leaking real bad I immediately shut the water back off and I put a bucket underneath the filter to catch any remaining drips. And in the master and hall bathroom both Moen faucets are leaking from the handle when you turn them on and also I noticed the sink drains are very old and are all chrome was not able to fully test the drains because I had to keep the water off due to the leaking filtration system. When we come back to install the toilet we will remove or replace the filtration system to take care of the leak
I came out today for a laundry stoppage. When the homeowner ran the laundry yesterday it backed up and over flowed. I had to pull the dishwasher out to access the stack. I ran 15 feet of k-50 cable to the stack to clear the stoppage. When I pulled the cable out it was all black and dirty. After putting the drain back together we ran the laundry 4 times and everything is draining good now.
I recently completed a kitchen upgrade for a long-time customer. They wanted to modernize their kitchen with new plumbing and appliances. I came out today for a today for a toilet that was leaking in the guest bathroom on the floor. After flushing the toilet I noticed that it was leaking from the bottom of the tank. Both of the toilets in the condo were older and needed to be replaced. I went over different toilet options with the homeowners. They decided for me to install 2 new toilets. I also advised them that it would be good to replace the old emergency stops as well. I replaced both emergency stops and installed the new toilets. There are no leaks on the emergency stops or the toilets. The toilets are nice and tight to the floor and are flushing good.
