We arrived at the property and met with the homeowner, who requested the installation of a dedicated irrigation meter separate from the existing potable water meter. We discussed the proposed location and scope of work. The homeowner was informed of what the installation would include and any disclaimers involved. No work was performed at this time. No further recommendations. ⸻

Responded to service call for damaged hose bib at rental property. Upon inspection, found a fractured ½” Type L copper supply line feeding the existing hose bib. Isolated water supply and performed precision sweating out of damaged copper section. Fabricated and installed new ½” Type L copper pipe with sweat connections using lead-free solder and flux. Upgraded and installed a new anti-siphon hose bib to meet code compliance and prevent future leaks. Pressurized system and conducted thorough leak check at all solder joints and hose bib connection. Verified full operational function with no signs of leakage or pressure loss. Jobsite cleaned and secured.

Upon arrival customer informed me that he inquiries regarding his hat water heater. Customer was interested in replacing the current heater because he just purchased the unit and wants to bring the heater up to par. Customer has a tankless titan water heater currently. Customer breaker size is only a double pole 30 amp breaker. I originally built an estimate for an RTEX 13 however after verifying with Darrin I had to inform customer that a tankless will not work with the ampage size he is currently provided. Customer lives in a condo and the breaker is maxed. I explained to the customer that he has two options. The first option is to install a 50 gallon tanked heater with a booster, or the second option would be to downgrade in breaker size to a double pole 25 to meet the amperage and code requirements for the install. Customer had an electrician in the unit when I first arrived, however the electrician was gone when I went back to the unit. After making the adjustment to the estimate

Job details: Technician removed old two piece toilet located in customers master bathroom. Technician then proceeded to install a new Toto drake toilet with an TOTO S7A Washlet Elongated Bidet Toilet Seat. Wax ring, toilet bolts, angle, stop, and toilet supply line were also installed. After toilet was installed and up and running customer decided to replace the 1 inch main valve for the entire home for a gate valve. Water was restored to the home after main valve was replaced toilet is operational with no issues.

Tenant called requesting plumber to come out for a leaking toilet and faulty kitchen faucet. When we arrived we were greeted by tenant Janet and she proceeded with walking us through the the unit and pointed out what is needed to get done. After providing estimate to her she called landlord since she wants to know if she will pay her the cost before she pays for the scope of work to be done , but after several attempts we were unable to reach landlord on the phone. Will follow up through the day.

We met with the homeowner today regarding visible water spots throughout the kitchen floor. The homeowner mentioned that the water has been shut off for an extended period due to this issue. After our assessment, we explained that locating the source of the leak would require a comprehensive leak detection search. This process involves selectively opening wall sections and tracing the hot water line underground to identify where it originates and determine its path. Although we discussed the option of rerouting the line overhead through the attic, the homeowner made it clear that he does not want any piping work done in the attic. Instead, he prefers that we dig underground to locate and repair the leak directly beneath the slab. Upon arrival customer showed us to the guest bathroom where the toilet was backed up. Sink and shower are draining fine so we can determine it is isolated to just the toilet. We ran a hand auger down the toilet. We had to extend it another 3 ft to clear the blockage. We flushed the toilet multiple times and now the toilet is operational. Customer satisfied. We provided an estimate to descale the tankless heater.

Upon arrival customer needs 5 roof drains moved 12” from existing hole to have proper spacing for flashing of roof. We gathered pictures and customer wants to provide access for us to install offset. Customer states we can not gain access from underneath roof. We will have estimate provided tomorrow morning. Customer would like pictures of drain we will be installing. Upon arrival customer informed me that she has a shower drain in her guest bathroom that is draining slow. Ross used the the drill auger (k45) to unclear the drain. after drain clear, we tested for slow drain. Shower draining properly. Customer satisfied. Customer not interested in hot water heater estimate at this time.

Customer called John the plumber out today because she would like an estimate on replacing her master bathroom toilet for a smart toilet. Technician will give customer a few options to suit her needs as far as the smart toilet is concerned. we will have to re-pipe the waterlines when removing the toilet, technician recommends customer replaces their main valve in the process. Customer is going to contact her electrician to install an outlet behind the toilet, and before she makes any decisions on the smart toilet that she would like she’s going to take a look at some other toilets and may have us come back to install a customer provided toilet. Technician gave customer a price of $1000-$1800 to install customer provided smart toilet. This price is depending on style and brand of toilet.

We met with the homeowner today and replaced the existing 38-gallon water heater with a new 38-gallon water heater. As part of the installation, we: • Replaced the drain pan • Replaced the water heater valve • Upgraded the electrical connections to code The water heater is functioning properly and is ready for inspection. Please note, an A/C technician previously removed the A/C cooling tower lines. The homeowner will need to contact the technician or company that originally removed the lines to have them reinstalled. We tested our work, and no leaks were observed. The water heater is operating as expected. Warranty: Six-year warranty on the water heater. No other recommendations at this time.

Upon arrival informed me that he received my estimate via email but he maybe had a misunderstanding. Customer did not think the price was real. I previously mentioned it would be round the 1000 mark. Customer tub valve doesn’t match the trim. Trim is a lift lever installed on a chateau valve. Customer bought a delta valve but was appalled at the pricing. I advised him the pricing afforded to him was at a huge discount. I also provided an estimate for just cartridge replacement. He shook my hand and said, “sorry Kim I can’t pay that..” Customer said he will have to shop it around. Customer politely declined for any further estimates.

Upon arrival customer informed me that he had a leaking garbage disposal. There were washer and dryer installers there at the time. Customer supplied his own garbage disposal. I properly removed the disposal and replaced the strainer assembly. Customer disposal was then reinstalled and tested for leaks. Ran 3 drop test and no leaks. Customer also has a master bathroom tub valve that is leaking. The trim was the wrong trim for the valve. I advised customer my best recommendation to him would be to change the tub valve so that the trim matches the valve. Customer said he will go to Lowe’s and pick one out and call for me to install it.

We replaced the homeowner’s existing Insinkerator with a new unit provided by John the Plumber. After installation, we tested the system and no leaks were observed. The reverse osmosis filter needs to be changed, and the homeowner will have Culligan handle the filter replacement. The system was left connected. We did not touch the filters due to the shutoff being controlled by a needle valve. Instead, we shut off the water from the main valve located in the water heater closet. While on site, we inspected the water heater and recommended replacement. The homeowner signed the quote, and we will schedule the replacement once the permit is ready. We also replaced all four faucet cartridges, and the faucets are now functioning properly. The toilet in the hall bathroom was reset under warranty. No further recommendations at this time. We will follow up to schedule the water heater installation once the permit is finalized.

Customer had stoppage on whole apartment pulled toilet and ran snake 2 times and then camera the line and found some tar like substance in the line also snake from the clean in the garage 3 times to better access the tar like substance got a lot of the substance out of the line. To fully remove the tar like substance the line must be jetted. All bathrooms and sinks are running good but i was not able to remove all of the tar like substance with the snake. No warranty on stoppages

Upon arrival customer had a toilet that was constantly running. She mentioned that the toilets were just freshly rebuilt within the past year. Given that information we further inspected all 3 Toto toilets to find all sets of rebuilt parts were recently added and are in working order, just out of adjustment. On the one toilet the chain had to be adjust to have proper seal to flush valve. On the other toilet the fill valve hose had become disconnected. Customer wanted 3 flush valve seals ordered as well as 4 toto toilet handles ordered. When parts come in we will deliver and install one handle for customer as this job was sold on todays visit. Kitchen Sink Leak • Leak was reported under the kitchen sink. • Upon inspection, the leak was found to be coming from the InSinkErator Insta-Hot unit itself. • Homeowner was advised not to use the unit until it is replaced. 2. Upon arrival customer showed us water heater and said she was interested in just an estimate today. After inspecting water heater I noticed it was 10 years of age with a gate valve emergency shutoff. I wrote up an estimate for replacing the water heater, gate valve, and electrical whip with switch. I presented it to the customer made sure I had the correct email to send the estimate to. Upon arrival I was shown to two running toilets. The emergency shutoff valves were also seized and I informed the customer. An estimate to replace both emergency shutoff valves and do two minor rebuilds were agreed on and after the work was done I tested my connections for leaks and none were present and I flushed both toilets multiple times to ensure they were operating properly and no longer running. Highly recommend replacing the water heater due to age and since they are on the 11th floor and this can be a serious problem if the heater rusts out on the bottom and leaks down and creates and flood

Customer agreed to drain and water line install. Upon arrival we started with the cast iron drain tie in. We used a ratchet cutter to sever the 3” pipe enough to fit a 3x2 San tee. Used a transistion band to transfer to 2” PVC. Installed a 2” P trap for drain as well. We also cut in a 3/4x1/2” water line from the shower line in the unit behind the wall. We ran 1/2 line and stubbed out with shark bite. Also supplied support for ptrap in wall. Tested drain multiple times and turned water back on. No leaks. Customer satisfied.

Upon arrival I was shown to the powder bathroom toilet that was running. I removed and replaced the fill valve, flapper and supply tube. I tested and toilet is working properly. I also provided an estimate for a new water heater in power bathroom closet.

They promptly replaced the two leaking water supply valves to our washer, thereby cutting the household water shutoff time to a minimum. This is the 2nd time I have used John the Plumber and will again. They are reliable, prompt and reasonably priced.

Jason was a breath of fresh air, I’m showing my age when I say we’ve had the pleasure of meeting all the brothers that own this company over the years. As they’ve grow we haven’t had to see them much-thankfully we’ve had standard issues of changing out toilets, faucets, hot water tank, etc. They are the only plumber we’ve ever called to our home. We learned early on (and they proved over the years- time and time again) integrity, knowledge and excellent customer service is what they provide. They only hire knowledgeable and courteous employees, ensuring their customers experiences are always exemplary. Jason is no exception, his kind understanding and handling of our “dilemma “ was once again a breath of fresh air in today’s world and the sea of unscrupulous and overpriced contractor's. John the Plumber replaced a broken tankless water heater for us in early January. It turned out that the replacement unit was insufficient to service our entire apartment. We contacted John the Plumber and they came out promptly to inspect and determine whether there was anything to be done to correct the problem. In the end, JTP replaced the new unit with a different brand at no charge to us. The new unit is now reported by our tenant to be working great. This issue was addressed by JTP technicians Mike and Jason - both were extremely communicative and explained proper operation and helped to troubleshoot other problems in our unit. We are very appreciative that JTP was willing to work with us to resolve the issue to our satisfaction.
