Upon arrival customer showed us water heater and said she was interested in just an estimate today. After inspecting water heater I noticed it was 10 years of age with a gate valve emergency shutoff. I wrote up an estimate for replacing the water heater, gate valve, and electrical whip with switch. I presented it to the customer made sure I had the correct email to send the estimate to. Upon arrival I was shown to two running toilets. The emergency shutoff valves were also seized and I informed the customer. An estimate to replace both emergency shutoff valves and do two minor rebuilds were agreed on and after the work was done I tested my connections for leaks and none were present and I flushed both toilets multiple times to ensure they were operating properly and no longer running. Highly recommend replacing the water heater due to age and since they are on the 11th floor and this can be a serious problem if the heater rusts out on the bottom and leaks down and creates and flood

Customer agreed to drain and water line install. Upon arrival we started with the cast iron drain tie in. We used a ratchet cutter to sever the 3” pipe enough to fit a 3x2 San tee. Used a transistion band to transfer to 2” PVC. Installed a 2” P trap for drain as well. We also cut in a 3/4x1/2” water line from the shower line in the unit behind the wall. We ran 1/2 line and stubbed out with shark bite. Also supplied support for ptrap in wall. Tested drain multiple times and turned water back on. No leaks. Customer satisfied.

Upon arrival I was shown to the powder bathroom toilet that was running. I removed and replaced the fill valve, flapper and supply tube. I tested and toilet is working properly. I also provided an estimate for a new water heater in power bathroom closet.

Customer is in North Carolina and has tenant in the unit for three months out of the year. Tenant says hot water heater continues to trip the breaker. Heater installed is an N-120 Titan tankless. Heater has a safety shutoff switch. Customer thinks the issue is in the heater itself. I recommended that we replace the switch and the heater. He told me that he doesn’t need to replace the switch. I gave him a price for the heater alone and the gentlemen told me that he paid 250 to replace the heater two times prior from John the Plumber. I explained to him that prices have changed and he said that he thinks that he won’t be able to do that price. He said a plumber came out last time and only took 20 mins to replace. I explained we do not charge by the hour. We charge for the efficiency, quickness, knowledge, and professionalism you get with John the plumber. customer said he will talk to his partner but he most likely will not do it.

Customer need ice machine installed on third floor of West building. We previously explored options in December however the scope of work was undetermined bc the wall needed to be opened. When we arrived today the wall was open. I advised customer that we would need to cut into 3” main waste stack with a 3x2 sanitary tee and run a waste arm approximately 4’ to the ice machine. We would also need to bring the water line over with a 3/4”x1/2” tee and stub out. 3/8 angle stop will be provided. Customer will provide a pump for ice bin drain to reach height of sanitary line. Condensation line will be a gravity pitch. Complete install approximately 3-4 hours. NO PERMITS INVOLVED PER CUSTOMER REQUEST. customer will be responsible for closing wall.

Upon arrival to the location, I met with homeowner isa who came downstairs to open the front door for us to the building. When we got upstairs she began explaining how they’ve been at the place for some time and they’ve changed all the appliances and noticed lack of water pressure in the kitchen faucet. Moreover, One of the bathroom faucets also is lacking hot water. The bathroom faucet was existing to the unit when they moved in and they’ve replaced the kitchen faucet 3 years ago. They also wanted us to check the emergency shut off valves. I offered to evaluate the entire system, which I did and brought up to her attention what was concerning. Furthermore, The water heater is 12 years old, the majority of the emergency shut offs are frozen and her faucets aren’t working properly. In addition, I asked isa and her husband for a few minutes to build some solutions for all that was discussed. Upon arrival to the location, I met with homeowner Jason who opened the front door and showed me inside the apartment. He explained he had another plumber come out to service the both toilets in the home but they’re now worse than they were originally per Jason. The plumber changed out both flappers on each toilet, and never bothered to advise Jason he could use a tank rebuild which is what I recommended him. He asked if it’s better to just change out the toilets, I told Jason, I’ll show him different options on what he can do moving forward. He moved into the apartment a few years ago, and toilets were already existing. He wouldn’t mind changing them out, I agreed that it may be the best route. Moreover, I asked to see the main valve and water heater, which are located in the outside utility closet. Jason is aware his water heater is old, he mentioned we came out last year for an estimate. Furthermore, I told him I’ll give him an updated estimate and showed him the corrosion on his ma

Upon arrival customer showed me a 1” pvc line that was running through the driveway and pushing the pavers up. Customer was concerned that it was their main line and wanted to check it out. After diagnostic, I determined that the 1” line was an irrigation line running to the front of the driveway. I advised customer that I can reseat the line, however I would need to pull up at least 20+ pavers to access the line and dirt. I would then need to trench a 1’ deep line to house a 3” conduit to act as a sleeve for the pipe. Also allows for future electric to be rang through the same sleeve. Customer advised me that they are planning on tearing up the entire driveway soon anyway and they prefer to do it all at once rather than pay to have it seated now and have to dig it up later again. I advised customer that I can send an estimate for them so it’s at their fingertips when they are ready to pull the trigger. Customer was thankful.

Customer called us back out because her drawer wasn’t sliding back in as it was before we removed it for previous work done. After diagnosis the drawer was off the track. We just slipped it back into place. Customer also asked us to look at his filtration system installed by us 2 years ago. I agreed. After inspection, I advised Customer his filters were overdue to be changed. They were installed in 2023. I recommended that we change both the pre-filter and the post-filter. I called shop to order the proper parts. Will need to make sure we have the filter before scheduling the replacement.

Upon arrival customer advised me that her master bathroom faucet head was loose and spinning. I told her I would do a diagnostic to find out the cause. Customer informed me that she had a handy man come out and try to fix it. Handyman cemented one of the faucets down. He tried to Cement the other however it did not work. The problem was that the cut out for the faucet was slightly too big. Therefore the faucet needed to be directly centered for the locking nut to sit properly and catch the sides of the vanity top. Marquise assisted by holding the faucet center in place and I was able to lock the faucet down properly. I cleaned up the excess cement from the handy guy and cause tear was happy. I asked customer upon completion if she was satisfied with the amount of hot water she receives it the unit. She would like to shorten the time it takes to receive hot water to the fixtures. I told her she has a big unit so we recommend a booster pump to increase the output by almost half.custome

Master bath shower, is not draining properly. Removed strainer from shower drain and emptied the debris. Ran water and tested good.

Upon arrival to the location, I met with the tenant who was renting the Airbnb, who was outside waiting by a parking spot. I greeted him and he explained that Lucia should be arriving shortly. After a few minutes Lucia appeared, and we all went inside to the first floor bathroom, where the shower was not dispensing any water, they mentioned it was like that since they got to the Airbnb. Moreover, I took a look at the water heater which was installed in 2017 and the main valve which Lucia says the HOA is responsible for. I advised her that I can’t put my hand on it in order to do the job and she has to be able to turn the valve on and off. In addition, I showed Lucia some options, which she agreed on, but had to confirm with the tenants and advise them on how long the repair may take. The tenants had no problems and neither did Lucia, so she signed off on the estimate and shut off the main water valve which was holding. Arrive to find water heater leaking from base. We provided an estimate to replace the water heater. We opened drywall to bringWaterlines up to code. Replaced the gate valve with a ball valve. It was agreed on and after installation we ensured the home had hot water and that our connections were leak free

Performed membership visit customer evaluation of all the plumbing in the condo . Condo had two bathrooms and customer resently had the condo renovated with all new plumbing fixtures and new water heater. Recommended a filtration system and Moen flow.

Titan tankless water heater not working. Removed and installed new tankless in common hall closet. Tested good. Hall bath moen Posi temp tub and shower valve handle broken due to cartridge stiff. Removed and replaced cartridge and handle. tested good.

I came out today for some items that needed to be addressed in the condo. I replaced the old kitchen faucet with a new customer supplied kitchen faucet along with 3 new emergency stops. In the hallway bathroom I replaced the old emergency stop for the toilet along with a new toilet supply line, and I also replaced the old moen cartridge with a new moen cartridge. After the work was completed I turned the water back on, and there are no leaks and everything is working properly.

Customer is going to purchase their own Toto bidet seat with control panel for powder bathroom toilet. I provided an estimate for installation. Customer will call us back to schedule install if moving forward.

Upon arrival customer showed me tub that is leaking into kitchen customer is going to discuss job with husband she will be calling to make disposit and schedule for Monday

Upon arrival, the customer directed us to the second room bathroom, where they requested the replacement of the existing toilet due to age and a leak. The customer supplied the new toilet for installation. We carefully removed the old unit, ensuring no damage to the surrounding area, and installed the new toilet using a fresh wax ring and new Johnny bolts to ensure a secure and proper fit. After installation, we applied caulking around the base of the toilet to provide a clean, finished appearance and to prevent moisture intrusion. Additionally, we replaced the leaking angle stop to address the plumbing issue and ensure optimal functionality.

Upon todays visit customer has two toilets he wanted minor rebuilds preformed, a hose bib and 3 toilet angle stops updated to 1/4 turn shut offs. Further inspection water heater is 10 years old and out of warranty. Due to being out of warranty, we will provide an estimate. We also noticed all angle stops in home are old style multi turn valves and will need to be updated to a 1/4 turn shut off. Estimates provided for repair

Upon arrival the tenant showed me the hallway bathroom that was backed up. I had to pull the toilet in order to run my sewer machine to clear the stoppage. I ran approximately 60 feet to clear the stoppage. After running the sewer machine I ran the lavatory and supply line to make sure that the stoppage was cleared before resetting the toilet. After doing that I reset the toilet and flushed it several times everything is flushing good, and the toilet is nice and tight to the floor.

Lin Deveau and his assistant were able to show up earlier than originally planned which certainly made it less stressful. They promptly replaced the two leaking water supply valves to our washer, thereby cutting the household water shutoff time to a minimum. This is the 2nd time I have used John the Plumber and will again. They are reliable, prompt and reasonably priced.

Jason was a breath of fresh air, I’m showing my age when I say we’ve had the pleasure of meeting all the brothers that own this company over the years. As they’ve grow we haven’t had to see them much-thankfully we’ve had standard issues of changing out toilets, faucets, hot water tank, etc. They are the only plumber we’ve ever called to our home. We learned early on (and they proved over the years- time and time again) integrity, knowledge and excellent customer service is what they provide. They only hire knowledgeable and courteous employees, ensuring their customers experiences are always exemplary. John the Plumber replaced a broken tankless water heater for us in early January. It turned out that the replacement unit was insufficient to service our entire apartment. We contacted John the Plumber and they came out promptly to inspect and determine whether there was anything to be done to correct the problem. In the end, JTP replaced the new unit with a different brand at no charge to us. The new unit is now reported by our tenant to be working great. This issue was addressed by JTP technicians Mike and Jason - both were extremely communicative and explained proper operation and helped to troubleshoot other problems in our unit. We are very appreciative that JTP was willing to work with us to resolve the issue to our satisfaction.
