Upon arrival, the customer directed us to the second room bathroom, where they requested the replacement of the existing toilet due to age and a leak. The customer supplied the new toilet for installation. We carefully removed the old unit, ensuring no damage to the surrounding area, and installed the new toilet using a fresh wax ring and new Johnny bolts to ensure a secure and proper fit. After installation, we applied caulking around the base of the toilet to provide a clean, finished appearance and to prevent moisture intrusion. Additionally, we replaced the leaking angle stop to address the plumbing issue and ensure optimal functionality.
Upon todays visit customer has two toilets he wanted minor rebuilds preformed, a hose bib and 3 toilet angle stops updated to 1/4 turn shut offs. Further inspection water heater is 10 years old and out of warranty. Due to being out of warranty, we will provide an estimate. We also noticed all angle stops in home are old style multi turn valves and will need to be updated to a 1/4 turn shut off. Estimates provided for repair
Upon arrival the tenant showed me the hallway bathroom that was backed up. I had to pull the toilet in order to run my sewer machine to clear the stoppage. I ran approximately 60 feet to clear the stoppage. After running the sewer machine I ran the lavatory and supply line to make sure that the stoppage was cleared before resetting the toilet. After doing that I reset the toilet and flushed it several times everything is flushing good, and the toilet is nice and tight to the floor.

Upon arrival, customer informed me he had a leaking P trap in the master bathroom. Customer travels back and forth between Chicago and Florida. After diagnostic, I determined that the cause of the leak was the pop up drain assembly. Pop up drain was leaking from the tailpiece butted up against the overflow. I also showed customer that whoever installed their vanity broke the sink overflow connection and glued it back on with carpenters glue. The only thing holding it on was the tailpiece nut. I recommend that the customer replace both the pop up drain and the p trap. Customer agreed. I used a wolverine brass Crome pop up drain. Also a 1 1/2” P trap
Upon arrival I was shown to two bathrooms. One where the customer would like to relocate the toilet about 5 feet to the wall on the left. And in the master, they’d like the toilet either flush to the wall or a floating toilet. Will go over this with service manager tomorrow morning.
Upon arrival, the customer expressed concerns about a backup that was occurring at the time and showed us to the cleanout, where the water level was 80% up the pipe. We wrote an estimate to run the K60 up to 75 feet to attempt to clear the blockage, which the customer agreed to and signed. We ran roughly 50 feet through the exterior cleanout and successfully cleared the blockage. We went inside, flushed the toilet, and ran the shower, confirming that everything was flowing great. We also provided the customer with an estimate to replace the main valve and water heater due to both being old and corroded. We advised the customer that this is not a permanent fix.
I performed a free home inspection and I came across several items that should be replaced. One was the emergency stops in the kitchen underneath the kitchen sink in total there were2 in the kitchen that should be replaced. In the master bathroom I observed 2 emergency stops that should be replaced also. In the guest bathroom I found that all 3 emergency stops should be replaced. I wrote up an estimate for the work to be done and presented it to the customer, she expressed to me that they would not be in town long and were not able to have any work done at this time.
Spoke with customer and Darrin. We need to provide estimate in the morning. The scope of work and details need to be calculated. Darrin said we will put the estimate together in the morning
Upon arrival customer showed me shower that did not drain At this time stoppage is clear shower drains fast Also customer showed me water heater. Heater is in very bad condition customer did not want to fix at this time will call once it brakes down
Replace both hot and cold gates valves with new quarter turn valves on washer . Checked both bibs for leaks and function
Arrived to customer, found that customer has 40 gallon tank water heater that they want removed when they remodel unit, customer is set on installing tankless water heater with pre-filter. We informed customer of cons of tankless. We presented customer with estimate for installation of stable Eltron 36+ with prefilter with permits. At this time customer is going to get back to us when they are ready to start work.
Came to warranty call,checked all heater and plumbing fixtures and ran hot water on all of them to stress system and see if the noise it makes is of concern,when noise was heard from tenant who only heard it twice,it is a normal noise for heater to do to when element kicks on when water is not in use,so it can keep water heated at desired temperature.
On arrival found meter not moving. Customer suggested maybe a toilet was running. They do have meetings here during week. Checked toilets found no issues checked hose bibs tested good .Remove OR system under kitchen sink. Possible going through discharge cycle contributing to high water bill. customer doesn’t want system if it could be a problem. Removed test all work well.
Upon arrival, customer did not have a cold enough shower. Took apart shower cartridge and there was no issue. It ended up being an extra dial on shower valve that made temperature a lot colder. Upon further inspection customers hot water heater is from 2007 and needs to be updated to a new unit. Estimates provided for new hybrid heater as well as a basic 80 gallon heater.
On arrival customer called for clogged toilet,when we arrived we saw it was all cast iron and this place in sea ranch lakes,the association handles the cast iron replacement,unit is two stories and no way we can provide camera inspection unless pulling toilet in which customer declined due to the area of affect being too small to pull toilet, we then determined that the stoppage was isolated to the toilet, and use the closest auger to clear the stoppage. After the stoppage was cleared we flushed the toilet several times and ran all of the fixtures in the condo. Everything it draining and flushing good.job is completed. Upon arrival we knocked on door 1 multiple times and no answer. Called the customer who is out of town at the moment and she said give it another try. If not she will be back down for Christmas or within that time span. We will have to reschedule.
Upon arrival we were shown to a neorest toilet that hammered when it finished filling. An estimate to install shock arrestors on the toilet and downstairs cold side of the faucet was agreed on in an attempt to suppress the hammering and they did just that. We tested it in front of the customer and he was satisfied

Came out today to diagnose a broken toilet handle in hall bathroom upstairs. The parts inside the toilet were also extremely worn so we preformed a minor toilet rebuild taking care of the fill valve and flapper and included a toilet handle in there. Tested everything extensively ensuring proper flush and no leaks. ( 1 year parts and labor warranty)
Upon arrival we were shown to a garbage disposal that wasn’t working. We did the diagnosis and discovered the disposal was jammed. After we unjamed it, the disposal is now working fine

Upon inspection toilet upstairs in master running …needs a minor rebuild.replaced fill valve, water line and gasket. Neighbor in 4513 let me into 4511 where rebuild is being done. Sent her estimate on 50 gal heater with a new ball valve. For 45111. All work and estimate is for 4511 address
Upon arrival we were shown to a 4 unit stoppage. The estimate to pull the furthest toilet and run the cable through the main line was agreed on and after we cleared the clog we ran water and flushed toilets to ensure it was fully clear. Then we reset the toilet and test flushed it and checked our connections for leaks. No leaks are present and the cause of the clog was wipes
