Upon arrival I found the garbage disposal is making a loud cracking noise due to one of the teeth inside being very loose. I also found that the delta lavatory faucet in the upstairs middle bathroom is leaking from the cold side handle. I replaced the garbage disposal in the kitchen with a new insinkerator disposal. I also be replaced the two delta faucet cartridges in the upstairs middle bathroom. All materials are included. Tested all fixtures for proper function and checked all fittings for any leaks.

Upon arrival we found that the toilet from unit 717 is leaking downstairs into unit 617. We removed the toilet and installed a new wax ring. All materials are included. We tested the toilet for proper flush and checked upstairs and downstairs for any leaks.

Supplied and installed a new 40 gallon tall water heater in the laundry room in a new drip pan. I replaced the old gate valve for the heater with a new ball valve. I used new flex connectors to connect to the heater and I reconnected the existing relief line that is going outside. I tested the new heater for proper function and checked all fittings for any leaks. 6 year warranty on the tank, parts, and labor. JTP membership is included to receive 10 percent discount on all work performed for one full year as well as many other perks.

When we arrived, we tested all of the fixtures for proper drainage. Recommend snaking two lavatory sinks and shower drain. We confirmed pricing with the homeowner via sms and performed the work. Gave her a discount on work due to it being multiple drains. Only other recommendations we have are having the homeowner sign up for the John the plumber membership to receive discounts on future service work and also receive an annual evaluation which also includes testing fixtures for proper drainage. Recommend having a sewer inspection of the drain lines performed as well. Also recommend having both bathrooms faucets replaced due to them being very hard to turn.

I arrived today to find water dripping from a light fixture in a first floor closet. After assessing the home I determined that there was a toilet directly above the closet. I inserted my inspection camera through the light and revealed the toilet leaking. I pulled the toilet to discover a compromised wax ring. After putting a new jumbo wax ring and resetting the toilet I tested it and it was functioning properly with no leaks.

When we arrived, the customer explained he wanted the supply lines connected to the valve in the 1st floor bathroom, second floor bathroom, and third floor bathroom. We did not install the faucets in the bathroom- homeowner only wanted a supply line hook up. We also connected the drain in the master bathroom and attempted to connect the one in the second floor bathroom however it is missing parts(1 1/4 flanged washer) which prevented us from performing the hook up. We had to reinstall the pop up that was already installed in the master bathroom. Also installed a basket strainer, dual angle stop, and faucet customer provided for the bar sink on the third floor. Tested all of our work and no leaks were observed.

Cleaned out the tubular traps under the double vanity upstairs. Removed the p traps and removed any debris to ensure proper drainage. Also tightened the two faucets for that vanity as well. Tested both sinks for proper drainage and checked for any leaks. Also removed the water saver from the shower head to increase the pressure from the shower head.

When we arrived, the kitchen sink in both units were clogged. We attempted to snake the drain through Ron’s unit multiple times however could not get the snake to get into the main line due to the configuration of the drain line. We then snaked the drain again from the unit on the opposing wall which also did not allow us to get into the main line. We attempted to unclog the drain manually and were also unsuccessful. Used 32 oz of sulfuric acid and snaked from Ron’s unit again after isolating the drain line by capping off and inserting a section of copper pipe with a hard cap in order to allow the snake to navigate into the main line. Snaked out the main line by running 30ft, snaked it out twice once in forward speed and once in reverse. After snaking the drain we reassembled both drains in both units and ran the sinks with hot water and drain cleaner to ensure proper drainage. We also used the remaining sulfuric acid to clear out any remains that the snake could’ve broken loose. The d

Upon arrival customer showed me to the master bathroom where he had an old toilet that he wanted removed and new toilet for us to install. I gave the customer some options and he chose the silver option because he wasn’t interested in the JTP membership. Started by removing the old toilet. Then I removed and replaced the old failed emergency anglestop for a new quarter turn wolverine brass emergency stop. After I removed the old toilet and replaced the emergency stop I set the new customer supplied toilet into place. I turned the water on to test everything out and there were no leaks. Finally I caulked in the bottom of the toilet to the floor and wiped it clean.

Upon arrival customer showed us to his kitchen where his moen faucet wasn’t working. I made sure there was water going to it by disconnecting the supply line and turning on the angle stop. There is definitely water going to the faucet. I then tried disconnecting the battery back and waiting a minute to reset the faucet. That didn’t work either. I then told the customer that I could call tech support for moen and try to troubleshoot the issue for our minimum service charge. Customer agreed. I got on the phone with moen and started the troubleshooting process. We still could not get the faucet to work, so moen is sending out a brand new faucet. I provided the customer with an estimate to install the faucet when it arrives. Customer will call us if they decide they’d like us to do the install.

Came out today to finish installing pot filler now that the backsplash has been installed. We also reinstalled two garbage disposals and two kitchen faucets, and I also had to re plumb under main sink to make the drainage work for new sink depth. Tested everything for proper function and no leaks.

When we arrived, we noticed the water heater was tripped. Couldn’t find any issues or causes at the time, however, if problems persist we will replace the upper and lower thermosta.

Came out today to remove pot filler and cap off the line. so the backsplash can be installed. We will be coming back out Friday to remove the capped nipple and reinstall the pot filler.

Came out today to evaluate the kohler toilet in master bathroom. The fill valve was randomly not filling after flush. Preformed a minor toilet rebuild to take care of all issues and tested for proper flush and no leaks.

When we arrived, we discovered the ac was leaking not the heater; however, due to the amount of water that leaked on the heater, it still needed to be replaced. Tested our work and no leaks were observed.6 year warranty.

Upon arrival, the customer showed me her disposal and told that it wasn’t working and it only hummed when turning it on. I then asked if she had the disposal tool and she gave it to me. I was able to fix the problem by manually unjamming the disposal. I also noticed the angle stops were older and could be be replaced so I told the customer and also asked to view the water heater. I gave the customer an estimate to replace her disposal, water heater, and angle stops.

We reached out to the homeowner and recommended for her to call out an electrician .
pablo@johntheplumberfl.com
When we arrived, the homeowner explained the heater was recently repaired and no longer working. We diagnosed the issue as a breaker that popped. We recommend having the AC serviced to ensure no water leaks onto the heater in the future.

Came back to push in washer/dryer that was too far out.

This is an estimate to replace the emergency stop on the hot side underneath laundry room sink. Also this includes replacing the laundry room supply lines for the washing machine. I came out today 6/20 and changed the washing machine lines to braided stainless steel lines, and also replaced the old emergency stop on the hot side of the mop sink with a new quarter turn emergency stop.
