Arrived today to install two Toto flush valves that I had sold previously. The customer also had two other issues that she showed me, one being that the kitchen faucet hose was not pulling out all the way, and the other being that the master bathroom shower drain was draining slowly. I started with installing the two new Toto flush valves. I turned the water on to test for any leaks. No leaks. I then took a look at the kitchen faucet. The weight on the kitchen faucet sprayer hose was tangled up with the other supply lines, so all I had to do was reposition it. Then for the shower drain I took the grid drain off and all there was was hair in there, so I removed the hair in the drain. The shower is draining great now.
Upon inspection heater needs replacing …installed rheem 38 gal 3500 watt heater…installed new electrical switch…tested for leaks and raised temp ro 125 degrees…water was hot when teasted

Came out today to diagnose a leak under kitchen sink I found the trap adapter was never glued on it was only dry fitted. We cleaned and primed the fitting and pipe and glued it in. Waitied for glue to dry and tested extensively to ensure no leaks or issues.
Upon inspection disposal leaking from bottom…needs replacing. Gave customer $25 discount to do today,.he advised getting other estimates
Came out today to give estimate on. New heater…emailed estimate… Will get back with us today.. Unit below has same set up…will be needing same heater …electrical work done.
Upon arrival the customer had a list of things for me to do including installing two customer supplied fill valves, two customer supplied everpure filters, a customer supplied kitchen faucet, a customer supplied insta hot, and a soap dispenser. I quoted the customer on all of the work. The customer agreed. I replaced all parts and tested for leaks. No leaks. Although, one of the toilets is still running so the customer would like us to order new flush valves for both toilets.
And out today to give estimate on 38 gal heater…heater is over 19 yrs old…needs replacing….customer stated he got another estimate…requested need in writing…advised customer I can do job for $2300. Includes heater 38 gal…new pan…and electric work and permit. Customer refused to sign acknowledgment …
Upon arrival the homeowner showed me both sinks in the kitchen. One of the sinks is an island sink and the other one is a regular sink. Both sinks have studor vents. The homeowner put a combination of wet and dry dog food down the regular sink. After that both sinks started to back up. I ran the drill snake approximately 20 feet from the island sink to clear the stoppage. After clearing the stoppage I ran both sinks with hot water for about 5 minutes. There is a pvc clean out located outside the front door. I was able to see the water flowing good through the clean out, and the homeowner saw it as well. I advised her to be careful what she puts down the drain.
Upon arrival customer showed me to multiple things in the house. Was able to identify the proper valve and breakers to turn off when they leave out of town. Providing estimate to replace main cpvc valve and a new brushed nickel shower arm

30 gallon heater replacement. In order for heater to be removed the main water to the 18 stack will need to be shut down to relocate the main valve from in front of the heater.
Upon arrival found 9 hear old heater. Water in tub would turn slightly yellow after running for a few minutes. Main water to th stack will need to shut down and notice given by the building for the 18 stack from 9 to 12
I arrived today because my customer has a leak under their kitchen sink. After assessing the sink I found the water coming from between the countertop and the under mounted sink. I referred them to a countertop guy to have the sink remounted
Came out today to diagnose a 30 gallon tall that we installed that is no longer getting hot. Customer explained that when he pressed the reset button and flipped the breaker back on that the whole house tripped and heater smoked from the top panel. Upon inspection I found a black wire that comes off the thermostat and down to the Bottom of the heater it had a lot of tension and was pulling against the screw on the element. That’s when I noticed the wire was split and was making contact with the screw and it also misfomred the screw on the element. I repaired the wire so it was no longer split and no longer had tension pulling on it. I also noticed the ground was not connected on the top of the heater which was probably the reason the whole home breaker tripped as it was not getting a ground connection at the heater. We also replaced the upper and lower elements and thermostats to ensure all parts are working and no other issues occur. Tested to ensure water heater is getting warm and p
Upon arrival I was greeted by the homeowner at the front desk and led up to the unit, I showed him which valves to shut off when he leaves town and then explained the benefits of the JTP membership.
Garbage disposal leaking. Customer provided new disposal, I was able to install the disposal but due to power source available he will have to have an electrician come out to wire in a outlet for the disposal.
I came out today to replace the rheem R-Tex 13 back to a titan tankless heater. After installing the new titan tankless heater I ran the master shower and the lavatory. The tenant needs to know that you can’t use just hot water. There needs to be a proper mix of hot and cold water so the master bathroom water can stay hot.
Upon arrival found water leaking under dishwasher. After investigation I could hear water leaking in the wall from a pressurized line. If main valve is shut off pipe stops leaking once pressure dies. Water is leaking underneath the kitchen cabinets and filling that area. Quoting to chip open wall and an option for going from under vanity.
Came back out today to diagnose why kohler toilet in master bathroom was leaking again. After inspecting the leak I found the universal tank to bowl gasket I used had failed and was leaking. Had to go and purchase kohler tank to bowl gasket and installed new parts and tested extensively ensuring no leaks and no issues.
Led shower valve leaking. Removed and replaced with a new Moen posi temp valve with repair plate.
Supplied and installed a new Kohler cartridge for the downstairs shower. The old cartridge wasn't letting any hot water through so we need to replace it with a new one. All materials and labor included. After the part is replaced we will test the shower for proper function and ensure there are no leaks.
Customer stated that the master bathroom wasn’t retaining hot water. I found that the problem was the flow rate, the heater can’t keep up with the amount of water flowing through the tankless unit when demanding to much hot water. My suggestion is to change the shower head to see if that helps. If that doesn’t help then get an electrician to see if there is enough amps available to install a bigger tankless heater.
Came out today and preformed a whole home evaluation customer is out of town for half the year and wanted us to look at all the toilets and drains. I flushed every toilet and ran water in every sink no leaks or slow drains found. All valves have been replaced to quarter turns and the main valve is a ball valve. The only recommendation I can suggest is a new garbage disposal as the old one is original and very loud when turned on but it’s not leaking and customer is going to wait for it to leak before replacing.
