Initial Call & Inspection The homeowner contacted us to report a leak occurring at the base of the toilet in the upstairs master bathroom. Upon arrival, I was shown a Kohler two-piece toilet where visible signs of water seepage were observed around the base of the toilet. The homeowner stated the leak only occurs when the toilet is flushed or in use, indicating a likely failure of the wax seal beneath the toilet. During the inspection, the following additional issues were noted: The toilet’s emergency shut-off valve (multi-turn type) was not operating correctly and could not fully shut off the water supply. The main water shut-off valve for the home was an outdated gate valve, which showed signs of corrosion, wear, and deterioration, suggesting the potential for failure in the near future. Proposed Scope of Work An estimate was provided and approved by the homeowner for the following scope of work: Pull and reset the toilet to address the leak at the base. Replace the wax ring seal to

Returned to the property to replace the existing 3/4-inch Temperature & Pressure (T&P) relief valve with a 1/2-inch T&P relief valve in order to meet inspection requirements. The change was necessary because the relief discharge line is 1/2 inch, and code compliance requires that the valve size match the discharge piping to ensure safe and proper operation.

Customer reported a leak coming from under the kitchen sink. Upon inspection and running water, it was observed that water was coming out from the baseboard, indicating a bad waist arm or stack. An estimate was provided to open the wall and replace the waste arm. However, the customer was unable to pay out-of-pocket for the necessary repairs. A financing application was provided to the customer, but the application was not approved. I contacted the financing company for further clarification and was informed that the customer would need a co-signer in order to qualify for approval. At this time, no repair work was performed due to lack of financing and payment options.

Initial Call & Toilet Assessment Upon arrival, the homeowner directed me to the master bathroom, where I inspected a two-piece American Standard toilet. The unit was not flushing or filling correctly and had visible cracks that had previously been repaired. These repairs were beginning to fail, and the overall condition of the toilet indicated that further repairs would not be cost-effective or reliable. I contacted Brian, the homeowners’ son, who has been coordinating maintenance and repairs for his parents. After reviewing the toilet's condition and discussing options, we agreed that a full replacement was the best long-term solution. Upon arrival customer had a garbage disposal with wear on exterior and it was not operating with switch. We presented options to unjam disposal with a reset, as well as replace with new disposal. Customer did not want a quick fix, instead wanted it replaced. We went ahead and replaced both fern co connecting p trap to waste arm and garbage disposal. When technician arrive to the customers home, the customer informed him that he recently replace a garbage disposal yesterday and it’s still giving him an issue. Issue with the garbage disposal is that it’s constantly running. Technician informed the customer that this is not a plumbing issue. It’s an electrical issue. Technician gave the customer the phone number for an electrician to resolve his issues. Technician did notice that customer has an old style gate valve on his main water feed coming into the home. Technician recommends a customer gets that replaced.

Service Description: Kitchen/Laundry Drain Stoppage *Responded to kitchen drain stoppage; attempted to clear line through kitchen stack using cable. *Unable to fully cable kitchen stack — cable would not pass beyond the base of the stack. *Upon retrieving the cable, the end was polished, indicating a likely break or obstruction at the base of the stack. *Proceeded to run cable through the laundry stack and was able to get approximately 75 feet of cable through. *Successfully cleared the blockage; kitchen sink now draining properly. *Provided estimate to perform a camera inspection of the kitchen line to locate and confirm the break for permanent repair. *Advised customer that due to the suspected break, future backups are likely until repairs are completed. No warranty on drain stoppages.

Upon arrival customer had us provide an estimate to replace water heater. Water heater is up on a 5’ shelf that may need to be reenforced. T/p relief line will have to be corrected due to it being higher than heater and customer stated he will have electrical whip as well as new electrical plug installed for us to tie unit in. There are many obstacles and customer said all obstacles will be moved out of the way. Main water shut off is old style gate valve and will need to be updated to a 1/4 turn ball valve. Replaced defective flapper on powder bath toilet. Tested good

Guest bathroom toilet was running after rebuild was completed. Returned to replace defective flapper. Tested work good.

Upon arrival, the customer reported that the toilets in the master bathroom and guest bedroom on the second floor were continuously running. Additionally, I observed the same issue with the toilet in the powder bathroom. All angle stops were found to be non-functional and not shutting off properly. Work Performed: Replaced all three angle stops with new 1/4-turn shut-off valves, chrome escutcheons, and supply lines. Performed minor tank rebuilds on all three toilets, including replacing necessary internal components to restore proper function. Tested all repairs and confirmed that all toilets are now operating correctly without leaks or continuous running.

Service Estimate Summary – Shower Pan Replacement Customer requested a new shower pan installation due to the existing curb being too high and difficult to step over. An estimate was provided for the following scope of work: *Demolition of existing shower base and curb up to the first row of tile *Installation of a new shower pan and a lower curb *All necessary permits included The customer was informed that they would be responsible for supplying and coordinating the installation of tile and shower doors.

Due to the existing 3/4” copper line broken and spraying water into unit John the Plumber will replace broken piping and replace hose bib. John the Plumber may have to remove portions of exterior block and is not responsible for replacement of concrete.

Upon arrival I was shown to a clogged garbage disposal with a bad motor. I informed the customer that in this case we would have to replace it. Customer Concern: Customer reported a leak under the kitchen sink. Upon arrival, I spoke with the homeowner, who also mentioned that the dishwasher was not operating correctly and might be contributing to the issue. Diagnostic Procedure: I provided an estimate to perform a minor leak investigation, which included: Uninstalling the dishwasher to access and inspect plumbing connections Testing the dishwasher operation Reinstalling the dishwasher after inspection Testing the kitchen faucet and supply valves Findings: After completing the inspection and testing, I determined that the leak was not coming from the dishwasher. The source of the leak was a failed seal on the top-mount kitchen sink. Water was leaking through the compromised seal and collecting inside the cabinet beneath the sink. This ongoing leak had begun to cause water damage to the apartment unit located below. Recommendation: I informed the customer that the best long-term solution would be to replace the kitchen sink and

Responded to customer report of a stoppage on the kitchen line. Accessed and snaked the kitchen drain line through the cleanout located on the exterior wall of the kitchen sink. Water was run continuously throughout the snaking process to ensure the line was fully cleared and flowing properly. Verified that the blockage was resolved and that the drain was functioning correctly. Recommendation: Advised customer to consider replacing the existing water heater due to its age and potential risk of failure. See attached estimate for replacement details and pricing.

Customer called regarding a potential toilet stoppage caused by a small plastic measuring spoon being flushed. Upon arrival, I spoke with the homeowner, who mentioned that the toilet had been flushing poorly even before the incident. I provided an estimate to use a toilet auger to attempt to clear any possible obstruction. During inspection, I also discovered that the existing multi-turn emergency shut-off valve was leaking when operated. I provided an additional estimate to replace it with a new quarter-turn valve, which was approved. The emergency shut-off valve was successfully replaced with no issues or leaks. I then used a toilet auger to check for blockages; no obstructions were found. However, the toilet continued to flush slowly, consistent with the homeowner’s earlier description of the issue. I advised that the toilet is old and past its life expectancy, and recommended replacement for improved performance.

Upon arrival customer had a scheduled appointment to remove and replace kitchen sink. We presented estimate to remove and replace kitchen sink with new faucet, reconnect garbage disposal, and update emergency stops under sink. We would also have to cap off left side of sink. Removed old water heater in garage and install new 40gal mid 3500w elements rheem heater with pan and ball valve. Removed and replace cracked female adapter on filter system right side of home. Tested all work properly 6year warranty

Upon arrival, customer informed me that this is an owner tenant situation and that the tenant is currently having issues with her kitchen sink. Tenant told me that the sink was backing up and leaking into the cabinet. After a quick diagnostic, I determine that the the sick waste needed to be re-piped as it was legally done in the first place. Customer had an illegal S-trap because that drain was too far away from the sink drain. I advised customer that I would need to 45 the waist arm closer to the sink drain so that the P-trap will work. Advised customer it had to be a 4 inch clearance so the pipe needed to be rerouted. I also advised customer I was going to eliminate the dishwasher hose because there is no dishwasher in the unit any longer. After rerouting the pipe and installing a new P-trap, I tested to make sure there were no leaks and there were no leaks. Customer very satisfied.

We were dispatched to assess the existing water heater, which is over 25 years old. After evaluation, we provided the customer with an estimate for a new 38-gallon, 3500-watt Rheem Professional Series water heater. Site Conditions: The home is equipped with a 20-amp breaker. Existing gate valve needs to be replaced with ball valve Scope of Work (upon approval): Install new 38-gallon Rheem Professional Series water heater. Provide and install a new drain pan. Replace existing ball valve at the water heater with a new one. Customer Notes: Customer has been advised to have the leaking A/C unit inspected and repaired or replaced as it is currently leaking onto the heater.
