Customer reported reduced water pressure at the shower fixture. Upon diagnostic inspection, technician identified the existing shower valve as an outdated, partially restricted unit. No evidence of blockage at shower head or riser. We replaced existing valve with a new Moen Posi-Temp pressure-balancing shower valve to improve flow and maintain consistent pressure and temperature during usage. Water supply was shut off at main. Shower wall was opened and access panel created as needed. Old valve was removed and properly disposed of. New Moen rough-in valve installed using Type L copper with pro-press fittings and high-temp rated solder at joints where appropriate. Valve was pressure-tested and flushed to remove any sediment or debris. Trim kit and escutcheon installed (customer-supplied or Moen standard, as applicable). Upon entry into the customer’s garage, customer stated that his insurance companies making him change the heater. I submitted an estimate to replace this heater and I gave him five dollars less than another plumbing company in order to sell this heater. I installed a Rheem 50 gallon 4500w heater. Customer verified that everything is in proper working condition and with no leaks. Upon customer request, this is NOT a permitted job.

Upon arrival to the house, the housemate brought me into the garage and showed me the existing heater that the customer wanted to change out due to insurance policy. I provided two separate estimates to change out this existing heater. I emailed the customer both estimates. The homeowner is not on site.

Upon customer request This invoice is to provide an install a new main water service line from the meter to the exterior of the house. The service is to include a new quarter turn emergency stop ball valve add no extra cost to customer. John, the plumber will trench minimum 12 inches deep as per Florida plumbing code, starting from the meter to the existing exposed copper located on the left-hand side of the house. John, the plumber will provide a new brass check valve along with 1” schedule 40 pressurized waterline. John the plumber will then transition into copper located at the inlet of the house and install a new 1 inch wolverine brass quarter turn emergency stop ball valve. Customer understands that John the plumber will do. It’s best to compact the dirt, but is not responsible for replacement of sod. Upon arrival to the house, customer stated that he had a water main leak. This leak was verified from the city of Parkland. The city of Parkland stated after their pressure test this leak was located between the meter in the house. With no visible standing water or discoloration in grass, I explained to customer it would be best if we just went ahead and replace the existing line with a new line to avoid tearing his yard up to try to locate the leak. Customer also stated that he wanted a pressurized highline toilet installed. Customer paid $500 deposit for start date tomorrow morning early start.

Upon arrival, customer reported a recurring "banging" noise from the tankless water heater. We performed diagnostic testing by running hot water from multiple fixtures throughout the home. After opening the unit for inspection, we identified possible sediment buildup and scale accumulation affecting the heat exchanger, which can cause noise and reduced efficiency. We recommended a full descaling and servicing of the unit to restore proper function. As an alternative, we also provided the option to replace the unit with a newer, more efficient model. Customer was informed of both options and given an estimate for each. Customer has another company coming to provide an estimate for servicing the unit.

Upon arrival to the location, I met with Miguel who opened the front door and garage to show me the water heater. He cleared a nice path and went to turn the main water off. Moreover, I began draining the old unit, and got my things ready to connect new water heater. Furthermore, I needed parts which I got delivered and made the transition on the pipes. I got the new unit in place, connected everything and turned the water back on to test for leaks. No leaks were detected, Miguel also watched the job from start to finish. Hence, we waited 10 minutes after I did electrical to assure hot water in the home. In conclusion, all is operating accordingly at the moment. This option includes the installation of a Rheem Marathon 50-gallon electric water heater, a premium-grade, non-metallic tank with a lifetime warranty against corrosion and tank failure. Job details Technician arrived to the customers home today to perform a root drain cleaning in their main sewer line. Technician stuck the drain camera upstream through the clean out in the front of the home to locate the root infested area of the drain line. After area was located technician, then put the K 60 machine in with the route cutters and then proceeded to remove the roots from the drain. After routes were cleared out, technician proceeded to run the water in the entire home while observing the flow of the water through the camera in the drain line. Everything was flowing properly. Technician did not see any cracks in the drain line so technician believes that the roots are entering from where the PVC pipe meets the fitting underground. Technician recommend that customer gets route killer to pour down the drain once a month. If problem comes back, technician recommends that customer either replace the section of the pipe underground or get the drain line coated with epox

Upon arrival, customer informed me that she was finding water on the ground around her toilet and did not know where it was coming from. Customer stated that there are no backups in the bathroom and there are no other plumbing issues in the bathroom. I asked customer a couple of diagnostic questions Such as is there any odor coming from the water and anything else draining slow in the bathroom. Customer said that there is no smell coming from the water and every time she cleans it up it is clear. After a short diagnostic of toilet, I determine that the tank bolts were not tight at all, which compromise the seal on the tank to bowl gasket. The tank was wobbling back-and-forth a lot, and after checking the bolts, I showed the customer that they needed to be tightened to create the seal after tightening the tank bolts down. I tested multiple times for a leak using a die. There were no leaks, customer satisfied.

We met with the homeowner today who expressed interest in replacing his water heater. He specifically requested a Rheem Marathon water heater. After further discussion, we provided him with three water heater options: 1. Rheem Marathon 50-gallon electric 2. Rheem standard 50-gallon electric 3. Rheem 80-gallon hybrid electric We explained the features and benefits of each unit and encouraged him to research them further to determine which best suits his needs. The homeowner is interested in moving forward but wants time to review the options and decide between the Marathon and the hybrid unit. We also noted that the installation could not have been performed today regardless of decision, as there are numerous items and shelving obstructing access to the water heater area. This will need to be cleared prior to scheduling the installation.

Upon entry into the home, customer stated that he does not have good water pressure on the hot side going into his master bathroom. Customer also stated that the hot water runs out drastically when using the dishwasher and or washing machine and trying to take a shower at the same time. during my initial investigation, I came to the conclusion that the 15 year-old exterior tankless heater is not working sufficiently for proper flow rate and needs to be changed out. I provided an estimate to change out this exterior heater. At this time, both of customers drains were draining properly, so no sneaking services needed.

We met with the homeowner today to address concerns regarding the water quality at the residence, specifically related to discoloration noticed at the outdoor hose spigot. The homeowner and his wife expressed concern that the visible residue may be rust. After inspecting the spigot and explaining that the staining is most likely a result of mineral deposits and minor surface oxidation from the plumbing or hose, we proceeded to perform a water test. Upon testing, we did not observe any measurable levels of chlorine in the water. The iron content was extremely low, and the pH levels were within acceptable standards. However, the water was tested and found to have a hardness level of at least 25 grains per gallon, which is significantly above the recommended range for residential use. We recommended the installation of a soft water conditioner to reduce water hardness through ion exchange. We arrived and met with the homeowner, who reported active water leaking from underneath the vanity in the cabana bathroom. After removing the vanity, we confirmed that water was still actively seeping from the slab. We proposed performing a leak search, which the homeowner approved. After conducting the diagnostic, we identified the issue as a slab leak on the cold water line. We located both ends of the leaking line and capped them off to stop the leak and isolate the damaged section. To restore cold water service to the cabana bathroom, we recommended running a new 3/4” Uponor PEX line from the cold side of the water heater. The new line will be routed through the attic and brought down into the cabana bathroom, where it will be tied into the existing 3/4” copper line. Access for this work will be made through the attic and from inside the cabana bathroom. No permits are required for the proposed work. No other recommendations at this time.

Installed an appropriately sized gas pressure regulator at termination point for safe appliance operation and pressure control. All fittings and connections were assembled using approved gas-rated thread sealant and verified for integrity using a commercial-grade leak detection solution — no leaks observed upon pressure test. During my free membership home inspection, there are 12 vanity emergency stops that need to be addressed immediately due to age and possible leaks. Several of the emergency stops are either seized up and or have heavy, calcification and rust. One exterior hose bib is recommended to be changed out as well due to age of gate valve with heavy calcification and rust located in the front of the property. There are two accordion traps that are highly recommended to be changed out to regular tubular P traps as well. This will update you to current plumbing code, and also prevent future leaks due to deterioration and brittleness. This estimate is to provide and install 12 emergency stops, two tubular P traps and one exterior hose bib located in the front of the house. On arrival the customer showed us the master bathroom tub with the side removed to expose the under side of the faucet that is taken apart and not working. I wrote an estimate to remove and replace the faucet with a new customer supplied faucet. Summary of Visit: We met with the tenant, who reported water observed on the hardwood floor in the master bedroom. Upon inspection, water appeared to be seeping from the wall, initially suggesting a potential slab leak. Findings: After contacting the homeowner and receiving approval to proceed with a leak search, we determined that the source of the leak was related to the air conditioning system and not the plumbing. • The AC condensate drain line was clogged, causing water to overflow into the home. • The AC float safety switch was not properly installed and failed to activate when needed, which allowed the system to continue running and leak indoors. Actions Taken: • We vacuumed out the AC drain line as a temporary measure to stop the leak and prevent further damage. Recommendations: • A licensed HVAC company should be contacted to properly clean and service the AC drain line and reconfigure or replace the float switch to ensure it functions correctly in the future. Upon arrival to the location, I met with home owner Rob who showed me inside and mentioned he thought it was electrical but he believes it’s gas now because none of the appliances are working. He just moved into the home not too long ago, and the home was built about 6/7 years ago. I asked to see the water heater, he mentioned it was outside. Before we got outside, he showed me the electrical panel in the garage. The water heater control was on but I told him let’s see the gas meter. When we got outside, teco had the meter locked off. He mentioned he doesn’t understand because he paid his bill, I advised him to get on the phone with them asap.

Upon arrival customer was outside and informed me that the front hose bib was leaking. Customer informed me that he is the home owner and the tenant said it has been leaking for a while. Customer had no access to the inside of the house. I was able to turn the water off and cut 1/2” defective hose bibb out. I pro pressed a 1/2” female adapter on the stub out and threaded a 1/2” ball valve on after that. Once complete, I turned water back on and texted for leaks. No leaks. Customer was very busy and in a rush. Customer satisfied!!

This was a big ripe off. This company came to my house and look at my water heater. With the knowledge of it being over ten years and made me sign a diagnostic consent for $225 knowing that they don’t work on equipment that is over 10 years old. After signing that then they told me that they don’t work on equipment that is over 10 years old instead of telling me that they cannot repair or fix my water heater because 10 years old. The error code that was on my water heater. I told the tech what it meant and they still made me paid $225. This is very dishonest and is a rip off.
