Performed comprehensive leak detection due to reported water damage in the kitchen area. Initial pressure test of the domestic water system indicated a minor pressure drop after 15 minutes. Upon systematic inspection, a slow drip was identified at the laundry sink. I shut off supply to the laundry sink and re-pressurized the system, which then maintained pressure with no further drop, confirming no additional leaks in the domestic supply lines. Further investigation into kitchen water damage revealed pooling water within the wall cavity behind the dishwasher. Water exhibited a foul odor consistent with graywater or sanitary waste, prompting interior wall and slab exposure. Opened drywall and chipped concrete to expose the 1½” copper waste arm. Located an 8” section of original copper drain line exhibiting severe channel rot along the bottom. This deterioration was actively leaking during sink operation. Upon arrival customer had a leaking trap under lavatory sink. We had to remove and replace Ptrap under sink. After installation we tested for leaks, drain is flowing as it should. Trap on other side of duel vanity has discoloration and we recommended replacing with new tubular trap. Customer declined at this time Thank you for calling John The Plumber -Shane

Upon arrival, customer informed me that she had a handyman come and do some work for her in her master bathroom and all of the things that he serviced were wrong. Customer stated that the neighbor receded her toilet and in doing so now the toilet continues to rock back-and-forth. I advised customer that I would need to do a small diagnostic to determine what was causing the toilet to sit so high. I advised the customer that most likely it was the flange and needed to be either lowered or the toilet needed to be shipped. After removing the toilet, I determined that the flange was too high However, in order to lower, the flange would’ve meant we needed to chip a lot of the floor in the customer did not want to do that so I advised customer I would need to shim the toilet up and customer agree. I pulled the toilet replaced the wax ring and the Johnny bolts and then shim the toilet up to level and apply caulking. Toilet was not moving and flushing and draining well. Customer also said that

Site Conditions & Observations: Upon arrival, the client reported recent water intrusion localized near the kitchen sink and dishwasher area. Client had previously removed the dishwasher unit, revealing visible moisture beneath the laminate floating flooring. A visual inspection through an existing floor penetration confirmed the presence of residual water beneath the subfloor, consistent with an active leak event. A preliminary pressure line assessment was conducted using pressure gauge diagnostics. Results indicated a minor, leak consistent with a pressurized water line failure. Leak was not visibly accessible; water migration appears to have originated from a concealed section of piping within the kitchen cabinetry or wall cavity. Additionally, the client disclosed a recent kitchen remodel due to prior water damage. A previously compromised waste arm assembly had been replaced during that renovation. Upon arrival, the customer directed us to the guest bathroom, where the toilet was continuously running. After a thorough inspection, we determined that the flapper was warped, preventing the toilet from properly filling. The fill valve was found to be in excellent condition and did not require replacement. We provided the customer with an estimate for replacing the flapper, as this was the primary issue. Following approval, we proceeded to replace the old, warped flapper with a new Korky universal flapper. After installation, we tested the toilet by filling it multiple times to ensure proper function and resolve the running issue. The toilet was fully operational, with no further issues detected.

Customer called us out due to suspecting a gas leak. Performed gas leak inspection. Checked all fittings with combustible leak detector for all 3 dryers. Used Spray leak detector on every fitting for leaks. Found one gas flex on the single dryer was loose. Tightened it. No visible sign of any leak. Customer will leave gas on over night. If any further issue detected, we will return. No signs of any visible leaks.

Upon inspection opened both clean outs on left side of house…both filled with water. Ran k60 40 ft to clear clog…tested all flowing…customer also having septic tank pumped

Upon arrival the homeowner showed me the water heater that they would like to get replaced with a new heater. We discussed a hybrid option but we found that there isn’t enough space for it. I provided the homeowners with two other options for water heaters as well as an option for a main valve replacement. The homeowners will discuss the options and decide what works best for them. I emailed the options and they will notify us when they would like to move forward.

Performed leak detection and found main leak from water service to behind heater. We core drilled thru the solid concrete wall next to the garage door to provide access to reroute 1” main line in copper behind the water heater to eliminate leaking loop. Patched and painted concrete as a courtesy.

Remove all accessible poly water supply pipes from the home. Will repipe hot/cold water supply for water heater, laundry, main cold line, bib in rear of home, half bath, two full baths, and kitchen. Will need to make various wall and ceiling cuts to run new uponor line within walls and attic. Will install new emergency stops and connect to existing fixtures. When we arrived, we spoke with the homeowner who had other contractors at the property providing estimates. We are providing an estimate to repipe the whole apartment with permits as well as replace the heater.

Upon arrival I found two 120 gallon lp water heaters that are not working. I am going to need to discuss this job with the manager and owners to find the best option. Homeowner stated he would like a tankless heating system with storage tanks. No charge today to provide the estimate.
