Service Report: Cold Water Issue – Men’s and Girls’ Bathrooms Upon inspection of the building, I found that both the men’s and girls’ bathrooms had no cold water. During my assessment, I discovered the following: *The property has a total of six meters and six backflows. *One of the backflows was not receiving any water. *Additionally, two of the meter boxes were filled with water. It was unclear whether the water was due to rain or a possible leak. *Based on these findings, I recommended a leak detection service and provided an estimate to the customer after speaking with the owner over the phone. *However, the customer declined the estimate due to the cost of the leak search. I reached out to Darin to explore the possibility of offering a more competitive price, but we were unable to provide a rate the customer was comfortable with. *The estimate was emailed to the customer should they decide to move forward at a later time.

Upon arrival to the location, I met with Evan who showed me inside the home. He stated his kitchen faucet has been slowly giving up on him. He purchased a new one and was going to install it himself when he realized his emergency valves were broken. Moreover, he has a working ball valve as a main valve. I asked Evan for a few minutes while I got him some options based off what we discussed. He thought prices were a bit high, I told him we still have a summer discount until the end of the month. Evan appreciated that and approved the work. I shut the main valve off and drained the lines. I began by removing the existing faucet and getting new faucet in place. I then removed old emergency shut off valves, and got new ones in place. I turned the water back on to the apartment to test for leaks and no leaks were detected. Upon arrival at the property, I spoke directly with the homeowner, who explained that the shower was not producing hot water. They mentioned a suspicion that the issue might be related to the cartridge inside the shower valve. I provided an estimate for a diagnostic inspection to identify the root cause of the issue. The estimate was approved, and I proceeded with the diagnostic. Upon further inspection, I confirmed that the shower cartridge had failed, preventing proper temperature control and resulting in no hot water. After identifying the issue, I located a suitable replacement cartridge that matches the existing shower valve. I then presented the homeowner with a second estimate covering the cost of the replacement part, labor, and additional work required. The homeowner approved this estimate. As part of the replacement process, a small section of tile will need to be cut to access the valve. I informed the homeowner that this cut will be minimal and fully concealed by the shower

Upon arrival, I found the InSinkErator Insta-Hot tank in the kitchen leaking. I removed the defective tank and installed a new Insta-Hot unit. Additionally, the Kohler toilet in the guest bathroom was continuously running. I performed a minor repair within the tank to resolve the issue. All work was completed and thoroughly tested. Both systems are now functioning properly. Will remove fill valve ,flapper and supply tube. Will install new fill valve, flapper and supply tube.

Upon arrival at a large commercial building, I was directed to two restrooms experiencing significant backups. Each bathroom contained 5 American Standard commercial power flush toilets, with visible signs of water and waste backup on the floors. I conducted an assessment and identified multiple accessible cleanouts on the bathroom walls. After consulting with the on-site manager, I provided an estimate to clear the stoppage using a K60 sewer machine with a 75-foot snake cable. The estimate was approved, and I proceeded with the work. The blockage was successfully cleared and all fixtures were tested to ensure proper drainage and function. As a courtesy, I also performed a complimentary sewer camera inspection of the main drain line. The inspection revealed no structural issues such as root intrusion or pipe damage. At this time, the stoppage has been fully cleared and the system is functioning properly.

Upon arrival to the location, I met with homeowner Pd who opened the garage and met me there. She began by explaining that the unit is old and they know they got to get it replaced. They been at the home for about 10 years, the water heater itself is from 2009. The water heater is currently working, I asked if she was shopping around or trying to get it done asap, she said she is just looking for numbers and within a month they’ll be ready for decision. I asked to see the main valve, which is an old gate valve and brought it to Pd’s attention that those will usually fail when attempted to close and she should consider updating that. She mentioned that it’s on her list of things to get done. She also asked if we have to pull a permit. I told her if she doesn’t want us too, we don’t have to. She prefers if we did not pull a permit for the work. Furthermore, I asked Pd for a few minutes while I got her some options. When I got back, I showed her the options, and she liked the warranty we

Installed a new ball valve and drain pan as part of the replacement. Checked all plumbing connections for leaks—none found. Verified unit functionality and confirmed water temperature met customer's preferences. Job completed successfully.

Upon arrival I was shown the area’s where the work needed to be done. One of the area’s was by the women’s bathroom in the warehouse where they wanted to add a quarter turn ball valve. The other area was in the back of the warehouse by the loading dock is. In that area the hose bib was leaking and there was an old gate valve. I installed a new quarter turn ball valve, and also relocated the new hose bib. Everything was strapped down properly. After the work was completed I turned the water back on to test for leaks. There are no leaks, and everything is working properly.

We arrived on the property and contacted Brian. He explained that water was leaking into his kitchen and he could not determine the source. After obtaining his agreement to a diagnostic fee, we inspected the kitchen and found no active leaks. We then inspected the bathroom located behind the kitchen and again found no signs of leakage. Upon inspecting the HOA shared common space of the laundry, we discovered three separate leaks. Two were from hose bibs that were improperly capped off, causing a continuous drip into the space. The third was from a gate valve that had not been properly replaced with a ball valve on the water heater. We also observed a small drip beginning to form on two additional hose bibs within that same area. In addition, the washer supply lines were found to be outdated rubber hoses, which should be upgraded to stainless steel braided supply lines to prevent future issues. We met with the homeowner to evaluate the existing electric water heater. Due to a language barrier, detailed symptom history was limited. The homeowner indicated the unit is not working. Findings • Existing unit appears aged and at/near end of service life. • Reported inoperative status. • Communication constraints prevented full consent to proceed. Recommendation We recommended a full replacement of the water heater based on age and the reported failure. Customer Communication & Decision • The homeowner stated he needed to discuss with his wife before approving work. • When asked about a live phone confirmation, he declined because she was at work. • We offered a same-day discounted rate since we were already on site, which would have allowed us to complete the electrical hard-wire today and avoid a return-visit charge. • Since we did not proceed today, an updated quote that includes the electrical hard-wire to the heater is being prepared and will be sent via email to h

Upon arrival, customer stated that his washing machine drain line was clogged so I provided an estimate to unclog the machine using the auger and customer agreed. As per video taken, I went 50 feet into the main drain line and did a water drain test to verify everything was in proper working condition. If this stoppage continues, I am recommending that the main stack for the building be snaked out from the roof due to existing sludge and calcification buildup

Upon arrival the toilet in the master bathroom was constantly running. After evaluating the toilet I recommended to the homeowner that it would be best to do a major toilet rebuild do to the worn out internal components. The homeowner agreed to the major rebuild. After doing the rebuild, I turned the water back on to the toilet, and flushed it several times to make sure that the toilet was flushing and filling properly with no leaks.

The customer contacted our company after discovering a significant presence of cockroaches throughout the home. Upon investigation by a pest control company, it was suggested that the infestation may be related to a plumbing issue, specifically a breach in the drain or vent system allowing pests to enter the home. The pest control professionals recommended that the customer contact a licensed plumbing company to further evaluate the situation. Upon arrival, I met with the customer and conducted a thorough assessment of the property. Based on the customer’s concerns and the findings from the pest control team, I recommended performing a leak search on the home’s sewer and vent lines. This included a full smoke test of the drain system. I provided an estimate for this work, which the customer approved. I returned back to the job do to water discoloration coming out of the hot side after I installed the water heater today. The homeowner was about to call the office to let us know that the water cleared up. I ran the water to confirm that it was all cleared up, and also filled up a cup of water. As of now everything is good.

Upon arrival today this was a pre-sold job. It required a multi unit shut down to replace the old gate valve for the main with a new quarter turn ball valve. Also to install a new water heater, along with replacing the old leaking kitchen faucet. I replaced the old faucet with a new wolverine brass brushed nickel faucet. I also replaced the old seized up emergency stops with new quarter turn emergency stops. After the work was completed I turned the water, and power back on. Everything is working properly with no leaks, and the water heater is nice and hot.

On arrival I submitted an estimate to re-pipe the existing vertical cast-iron pipe that is leaking from 2nd floor to first floor. customer stated they have to get approval from management prior to accepting.

We met with the homeowner and his wife to discuss the replacement of the water heater. A quote for the water heater replacement was provided, and the homeowner agreed to proceed with the work. The homeowner also inquired about additional work in the kitchen. We explained that we would be better able to provide an accurate quote once the countertops have been replaced. At that time, we can reassess and adjust the quote if necessary.

When we arrived, spoke with homeowner who showed me that the front of the toilet rocks when pressed hard. We shimmed the toilet and recaulked it. Tested our work and no leaks were observed.

460 unit #1 : technician was called out to this unit because they heard gurgling coming from the bathroom toilet. Will technician he ran the tub and flush the toilet a few times nothing was backing up and the toilet was not gurgling. That could be an indication that the clog cleared itself. Technician will still give the customer an estimate on pulling the toilet and snaking the line. 480 unit # 2: the issue with this unit is that the cast iron vent stack has a crack in the line, causing water to leak into unit #2. In order to remedy this issue technician will have to replace at least 10 feet of sewer pipe. (Maintenance worker went to the top floor above unit two and did not see any water damage or cracks in the pipe. But technician may still have to get access to the unit above.

The customer contacted us regarding a significant cockroach infestation inside the home. A pest control company had advised the customer to have the sewer lines evaluated by a plumbing professional to check for possible breaks or issues that could be contributing to the problem. Upon arrival, I spoke with the customer about the concerns and recommended a diagnostic leak search, which included a smoke test and sewer camera inspection. During the smoke test, conducted by pumping smoke through the roof vent stack, smoke was observed escaping from the wall in the laundry room. I then used a sewer camera to inspect the line and identified a break in the cast iron vertical stack. The break was substantial enough to allow pests to enter the home through the sewer system. An estimate for the necessary repairs was provided, approved by the customer, and a deposit was collected. The repair is scheduled to be completed the following day.

The installation of our new water heater could not have gone any better. It was done quickly and you folks handled all the details. My only disappointment was the fact that the techs put a huge scratch on the hallway door. All of these were recently painted so it really looks awful.

Upon arrival customers NG water heater had a pilot light that was out. We charged a diagnostic fee of $225.00. Further diagnostic we found there was a lot of debris in base of tank giving her options of cleaning, replacing gas valve and burn assembly, as well as replacing water heater. Water heater is almost 10 years old and while we were going over options of inside components, t/p relief relieved itself and will be an additional issue. Customer decided to just replace unit. I asked for a quote to put in a new bathroom faucet and replace a couple of outside faucets. Simple jobs. Shane provided estimates but repeatedly tried to upsell a new water heater, emergency stops for the water intake, the main emergency valve (which he said he could not touch unless it was replaced), and supply lines. Everything was working fine but the attempts to upsell continued even when I asked him to stop. A $400 job became a $2,000 one. John the Plumber does good work and stands behind their work but their prices are high and the pressure to replace components which are working fine is concerning.
Gary Brown did an amazing job getting my gutted kitchen ready for new cabinets. He had to totally upgrade an old, 6-7 foot floppy copper water line and secure the new one in the plaster wall and he did a stellar, perfect job of it! Also very professionally capped off water pipes to sink. Thoroughly cleaned up afterwards, and did a great job keeping the dust to a minimum. I highly recommend him for any plumbing job you have!

Notified by a neighbor on a Friday morning that an outside spigot was spraying water so he shut off my water at the meter. I was leaving to fly down to Pompano that afternoon knowing there would be no water running in the house.
