Customer is selling house for his mother and needs to fix a few things for the sale . After inspection of all plumbing gave customer an estimate on all repairs needed for the sale of the apartment. Customer will go over the estimate with his brother and contact office to schedule the repairs.
Upon arrival customer had water damage in garage due to drain for washing machine not being connected. Various items were saturated, and we have entrusted coming out between 1-3 pm today. We are sorry for any inconvenience!

Came out today to provide a few estimates starting with hall bathroom toilet one fill valve is failing and taking over 5 minutes to fill and the other hall bathroom toilet is making a noise when filling coming from the fill valve and also flush valve button occasionally gets stuck down. I explained to customer with this style toilet you can not access the valve without pulling the toilet completely off the ground I explained we would need to pull and reset the toilet just to access and replace the basic parts. Customer is more interested in replacing the toilet as they are not that old and both are already failing and doesn’t want this issue happening again. I have sent over all quotes for customer to review.

We will remove and replace 40 gallon water heater with new 40 gallon Rheem water heater backed with 6 year parts and labor warranty we will place new heater in pan and repipe to existing copper, both t/p and water supply lines. Installed the heater and tested our work, no leaks were observed.
Upon arrival customer wants water heater replaced. Customer signed estimate for new heater with pan, paid in full.
I dropped the ball in this case and replaced the wrong valves in the guest bathroom instead of master. The master bathroom valves were replaced and the water heater temperature was turned up per customers request
Upon arrival we started the pre sold job of the water heater and emergency shutoff valve replacement. After the work was complete we checked connections for leaks, made sure the valves were working properly and that hot was is present. No leaks, the valves are functioning and the customer has hot water.

On arrival, customer is having some issues with kitchen sink line and laundry backing up. Customer is not backed up upon arrival. Informed customer that a jetting job is the best possible option to take care of the issue for a long term resolution. We Provided the customer with an estimate for jetting. He’s going to talk to his wife and make a decision. Also noticed customers emergency stop to the house is an old gate valve. Highly recommend to change that to a brass ball valve due to it being old and on the verge of leaking. Also advised that you might not be able to shut the water off and its condition in case of an emergency. We provided an estimate for the main emergency shut off to the house also.
Upon arrival customer wanted 2 single vanities installed with new trap assemblies and new 1/4 turn emergency stops. We installed vanities and caulked them to have a waterproof seal around perimeter of backsplash to wall, replace traps and valves. Upon inspection hot water heater is out of code and will need to be updated. Also main shut off to condo is old style gate valve and needs to be updated to 1/4 turn ball valve. It was stated to me there was moisture and mold growing in surrounding area found in 410 had washing machine installed, but hose was leaking that was corrected prior to me coming to this unit Found washing machine box old and needed be replaced hall bath toilet was leaking from tank bowl bolts TMP valve on water heater was installed incorrectly shut water off at main valve in hall closet with water heater removed washing machine box installing new washing machine box with quarter stops and hammer rest reconnected washing machine removed hall bath toilet installing new Kohler two piece white long gated Wellworth toilet installing t&p valve on top of 30 gallon rheem water heater and hall closet connected to discharge performed lift and reset on master bath toilet turn water on it. All work good Performed whole house visual inspect
When we arrive on sight client brought us over to the smoothie kitchen sink, showed us that the middle sink had a drip. After confirming the basket strainer was indeed leaking provided the client with a option to remove and replace basket strainer.
Arrived to customer, we presented estimates to perform leak search due to neighbor having water damage issues, customer approved. Also found a old traditional style gate valve on hot water heater supply. After performing leak search, we found that there is no leaks nor moisture in kitchen or in dividing wall of unit with concern. Found no leaks at this time.
Noticed a 16 year old water heater and two old multi turn shutoff valves in the master bathroom under the sink. I informed the customer of the risks associated with these not being updated and an estimate to replace these things was agreed on and signed. Unfortunately, we need the association’s approval before we can start this work so it will be done at a later date when we get approval from them
Came out today to diagnose a kitchen sink clog. When I arrived customer was explaining it was getting a little slow but never backed up and he told Me he poored dawn dish soap down the drain to try and break anything up and than filled the sinks with hot water from a pot and drop tested both sides of the sink and plunged at the same time and it seamed to clear the issue. I filled the sink to the brim and drop tested it with the sink still on full blast and everything drained perfectly. I explained we can still snake it to try and clear any left over debris but he would prefer to wait until it becomes an issue again.
Upon arrival I informed the customer of the membership visit and what it entailed. During the heater flush I noticed the heater hoses needed replacing and his main valve was a gate valve. I informed his of the risks these caused and presented an estimate to replace them both which was accepted and I started the work. After the work was completed I checked my connections for leaks and none were present and showed the customer the function of his new valve.
Came out today to upgrade a few things around the home. Starting with installing a customer supplied kitchen faucet and soap dispenser. And we also removed old corroded emergency valves that fed the sink and dishwasher and replaced them with brand new quarter turn valves. Tested everything for proper function and no leaks. And in the hall bathroom we preformed a minor toilet rebuild taking care of the failed fill valve and worn flapper and tested that toilet extensively to ensure no leaks and proper flush was achieved.

Came out today to look at leaking kitchen faucet. Upon inspection water was coming from pullout that was loose causing leak. Tightened handle to pull out line. Tested no leaks. Looked at water heater in attic that just turned 10 yrs old. Will provide estimate for new heater. Laundry lines are original and need replacing. Will provide estimate also. Upon inspection kitchen faucet was leaking from loose handheld sprayer. Tighten and tested, no leaks. *********Customer has no email would like invoice mailed*************
